I have a few comments .yes, land is better investment than flat i to agree. But if u purchase land at high price like in amaravathi,now the prices have fallen drastically because of political factors. So there are many risks involved in buying land. Also one more thing is the cost of construction increasing YOY,thts the one of reason why apartments value is also increasing. Its very simple to say land is better investment than apartment,but there are many factors that has to be considered while buying land whereas buying apartment is easier than that.

Plus you have not considered inflation. 5 or 10% increase is under normal scenario. But with inflation the rent baseline are increased in one shot. Plus one doesn’t consider selling the house only when the building is dead. one could sell after 5 to 10 years with good returns. Over 10 years I have calculated and its just a loss of 1 to 3 % over keeping your money in 15 % return mutual funds
Sir if you buy a flat cost of 1 crore worth how much rental you get for a month sir. I think which is below 1% returns on your entire cost of flat sir. Ex : 1% or returns means 1 lakh per month sir. Are you get 1 lakh rent for your 1 crore worth flat Just think twice sir. Inflation rate is around 10 to 15% now you are in track sir. Then your 1 crore flat worth also increase more than inflation rate sir. Means by next year it should be minimum 1,25,00,000/-. How many years that flat rate increases sir when compared with outskirts. You said upto 10 years no worry about returns. What about after 10 years sir. When you sale your flat after 20years how they decide price for your flat sir. Just depends on your UDS ( undivided share of land) . That only I said in video sir.
