    I am glad you are getting out of the D and F tenants. They are the worst and cause so much damage. Raise your rents, and forget about them.

    Brandon, im sure you know but make sure that soot is cleaned with a degreaser or dry chem sponge before primed with an oil based paint and painted.

    Hi, new subscriber, love your videos, I'd personally knock that $1200 unit and sell as a new plot to build on. Not sure how your planning laws are in your state as I live in the UK.

    As I watch these videos, I just wish landlords do better....Do not put up "bandaids" to fix a problem, but ACTUALLY fixing up the place to look presentable and do it RIGHT. Do not hire people whom you THINK will fix the problem, and all they did was collect your money. This is a problem that I am going through right now.

    Looks like both houses are not in good neighborhoods. If they are looking like this at the end. 7-8 evictions, scamming. Flip it and sell

    I didn’t watch yet but I would probably remodel throw a tenant in there and if it’s worth it take a equity loan out so u got something in your pocket but if the ARP is like 20k it’s probably not really worth taking out an equity loan unless it’s 100k or more that’s just me but it also depends on what stage you are at in real estate if your still starting/ building a portfolio then it’s worth taking the equity even if it’s only say 25-50k

    So many people who get housing credit (section 8) don’t deserve it.. and then normal people who just want to live in and take care of a house can’t even get on the waitlist because of shitty undeserving people taking up space. It’s just not fair :/
