    I lived out there off grid for 3 yrs, this was back in the late 90’s. Unless you have a lot of $$, it’s not worth it. The creek didn’t go year round when I lived there, our property was 40 acres for $40k. It’s dry hot and miserable in summer, cold in winter. Had a dusting of snow once, we were at 1500ft as well. Never saw any bigfoots, lots of coyotes. People out there are very scary, some say dig a few feet you might find a body. No law is coming out there, firearm is mandatory. There are bears as well, not much deer. It’s an experience I’ll never forget, neither will my 3 kids.

    Sheesh…tough crowd. I really enjoy your videos. I used to have 12 acres in Round Mountain and am looking to buy something again in the next year or two. Until then, watching your vids is a relaxing way to spend some time dreaming.

    Oaks are somewhat fire resistant. Thats how you get these sort of oak savanna areas -- fire takes out the competing young conifers.

    If have any kind of dwelling there you'd probably want to build it like that shed, cement walls and metal roof. Or maybe something like dig a dwelling into a grade of the property somewhere kind of dig into the side of a hill so you dwelling is part of, or into the hill or whatever mostly earthen.. so fire would just burn over it not into it, something like that anyways.

    I like this property and I love these videos. I usually watch on you tube so I can’t comment but today I am. I sent you an email. May come up after the 4th fish and look and two of these. I wish other realtors did this for rural properties. It’s a damm good idea. As far as all the anti Ca stuff, government leanings change, If you hate it so much I don’t know why you take the time to comment. We don’t want your brokers ass here anyways. 😊

    What kind of zoning is needed to build multiple structures on a large acreage undeveloped property? I'm thinking something like a few zomes (geo domes) or cabins, an outdoor lounge space/kitchen underneath a roof supported by two shipping containers, an outdoor ampitheatre style performance stage, a few sheds, small office (like 100-200 sq feet each), etc. I'm thinking something that could function like a summer camp without actually being a summer camp. Not sure what type of zoning is required for that.
    Many of the properties I've seen say they only allow a single structure, or even none, despite 30+ acres.

      You will need solar since power is many miles away. For cable one would use satellite for internet, Starlink or the like. You will have to drill a well for water and also needs a septic system.

    If builded a man made beaver dam, you can expand the creek bigg3r and potentially raise some fish. Would Love place but dealing with the 2k paper is a hassle since it is not a guaranteed and you might have to file mutiple attempt costing 2k each. This depends on the county.

      I would think messing with creek would be a no, no unless you go approval from fish and game and the county, but I also don't think that would be allowed normally anyway.

    I saw a huge pipe pointed into that stream. What is that? Is that what the stream is made up from? Is it contaminated? Who put the pipe there?

      Those are unused culverts that are just sitting on the side of the trail/road I was walking on. It looks like someone was going to put them somewhere so water can run through them as they build a road on top of them but it looks like that never happened.

      Being close to Redding means 100+ is very common during the summer

      I lived there. It's 120+ in the summer. If fact so hot it's difficult to grow a garden. It snows with freezing temps in the winter. I wouldn't ever go back.

      If you are talking about right now, yet, just about like Redding but it is not 120 plus in the summer. I have lived here for over 45 years and 120+ is super rare but it is hot either way.

      @Mountain valley real estate: I live and worked there for 20 years. Summers are regularly 110°+. Even at midnight the temps are above 90°. The community is clan driven. If you're not from there you will be treated as an outsider. There are places in Shasta county that are great but Ono, Happy Valley, Shasta Lake City and south Redding are places you want to avoid. Meth and thefts are rampant in those areas. Just for references, Redding CA has a higher crime rate per Capita than Los Angeles CA. I appreciate you trying to make a sale but be honest about the area. Good luck!

      Just typed "Redding CA weather" and next week is above 110° plus, and closer to 115°. That's air temps, the ground burns your feet through your shoes. Ono is dry dirt covered hills with no trees and very little water.

      Unimproved raw land doesn't typically have an address around here.
      There are directions on my website, MountainValleyLand.com as well as the parcel number which you will need to run a preliminary title report.

      CA and one other state still recognizes Riparian Water Rights. Google it or check out the CA Water Resources website.

      ​​​​@@MountainValleyRealEstate- Any idea about mineral rights? ... it's a little bit interesting that there's quartz vein float in that drainage (although that particular sample didn't appear especially mineralized). Chances are, I suppose, that the exposure is not on the property, though. Or, more likely maybe, it bumped down that drainage from some old tailings.

      only east coast deeds come with mineral rights, you will most likely need to file a mineral claim as well. water rights are owned by the state.

      You can't touch any waters ways in that area. You can drill a very expensive well though.

      It's california. Everything under the soil is yours unless otherwise stipulated.

      Generally, in this area 50% are reserved from the past but maybe not on this property because it was a Shasta Acres lot. But won't know for sure until we get a preliminary title report.

      Yup. Then you apply for a simple pot growing license that allows for 99 plants and you make your money back in damn near 1 season.

    Buyer beware, if the current owner does not have a Certificate of Compliance chances you can't get one without going to court and then it's a crap shoot.

      That is totally false. A property owner can file for a C.C. with the county building department. You may have conditions to meet like a perc test etc to get one but it has nothing to do with the court system.

    There's nothing wrong with a silly joke "now and then", but the constant Bigfoot references, followed by your giggles, has become monotonous and played out.       I can't please all of the people all of the time unfortunately. This video is a bit special because it is located on Bigfoot Rd and if you have been watching my videos you will know it is a "thing." So, this video has a bit extra in it.
      I do you give you both, humor which as you can tell is who I am and I give you a lot of details on the property. I will consider my humor to fact ratio. Thank you for your comment, I appreciate it.
      It seems that time stamp is past where the Quail and rabbit were in the video. They both came out of the same area I walked by when they got startled. You can see the rabbit hopping at 21:20 and then I circled him in red on the screen just a bit after that. Not a big deal either way but jack rabbits can fly, but just for a second during mid jump. LOL Sorry, there is that humor again.

      Seriously! The Bigfoot references are great and helps break up the monotony of some serious hiking. Besides, the legend of Bigfoot in the northern California mountains are definitely a thing as Mountain Valley John stated. Makes for a great trademark!
