Do you think it'll keep climbing and get out of control? Are snakes a big problem in regards to getting inside houses? I have bunnies. I think you will love it here.. We have a very diverse population. The further away from the beach you move, the more affordable the rent. Snakes can be an issue if you are surrounded by a lot of green space or water/retention areas. Rents have stabilized over the last 12 months and we have more apartments being built. This will help create more competition for the rental market and bring prices down a little more.

Jax Native here: I left Jax in 2007 then moved to Orlando and then up to Seattle. Can’t speak for everyone, but I left Jax for several reasons.
    1. The heat. Hated it since birth. There’s a saying, you can always bundle up to get warm, but you can be butt naked and still be burning hot. The humidity makes it worse too. On the West Coast, the heat just doesn’t get that humid, and in WA it barely gets above 80 degrees in the summer except for like a “3 day dry heat Heatwave” in August. Seasons aren’t bad either. That 1st color change in leaves or that 1st snowflake of winter is something special and bummed I didn’t experience that growing up in FL.
    2. The jobs. Jax pay is so low and the diversity of jobs is meh. Logistics, Banking, Navy, Healthcare…that’s it. If you’re not in one of these industries you’re SOL. And if you’re in retail or hospitality? You better have at least 2 jobs to just be able to rent. Mortgage? Forget about it.
    3. Lack of Things to do. If you’re coming from a place like upstate NY or Michigan or rural GA or Kansas and you want beach culture then you’ll find Jax to be great. But if you’re coming one of the big Northeast cities or from the outdoorsy/urban Westcoast cities where mountains and ocean and city are within an hour or two from each other, Jax can seem dull. Unless you live at the beach, you’re not going to the beach every day. Jags games are cool, and so are the Jumbo Shrimp & Giants games but it’s not a true major sports town like Atlanta or NYC or Seattle or LA etc. There’s monthly events & Riverside has the Arts Market but overall I suggest Orlando, Tampa or Miami for endless things to do in FL.
    4. Violent Crime. Jax is the Murder Capital of FL. Turn on the local news and you’ll see who gets shot every night. Property Theft ain’t low either. There’s not a single major city on the Westcoast that has violent crime as high as Jax. Something to think about if you’re moving to avoid higher cost of living. Yes, a good suburb or gated community can shield you from the realities of trigger happy Duval, but it still sucks how you can’t access every area of the city you live in.
    5. Southern Fakeness. The “Southern Hospitality charm” seems friendly & welcoming on the surface but it’s really superficial if you take it a step further. It’s just an excuse for locals to be in your business & be nosy, not an actual attempt at wanting to be your real friend. And that southern hospitality is only extended to people who are perceived to be friendly looking. Definitely expect behind your back words once you leave an area if you don’t pass the “vibe check”. That’s why I like the bluntness of the Northeast: tell me straight up how you feel or keep it moving. Or just do as they do on the Westcoast & say nothing at all unless you really need something. No one got time for small talk.
    6. Jacksonville is in the Bible Belt. So that means liquor stores and churches on every corner. But if you want a mosque or synagogue or Temple outside of Mandarin then good luck. And don't mention you're agnostic or atheist people outside of Riverside will look at you weird. Oh & weed is illegal in FL & pretty much most of the South minus Virginia. So find your open minded purple neighborhoods in a sea of red.
    7. Public Transit. Unless you live in Downtown Miami…that don’t exist in FL.
    8. In WA you may encounter some fruit flies or spiders in the summer…but thats it. FL has every bug on the planet that bites, sucks & scratches you year round.
Overall, move to Jacksonville at your own risk. I got out, liked my decision, but I'm biased. Who knows you might like it, try it in the summer if you do take that plunge.

I do not know why someone would take time to make a negative video about Jacksonville, Florida. People have reasons to move somewhere, job related or they do not like the snow or something. I just want to give someone the pros and cons so they know what to expect.. Not sure if you finished the video, but the main reason why people leave is not because they want to, but they are getting relocated for work. The ones that leave Jax for non work related issues, normally stay in the area and move south to St Johns county..

Hubby and I visited Jax back in February and loved it! We live in Albuquerque, NM and can't wait to move. We are considering Jax because of the people and beaches. It was beautiful and the people were so super nice everywhere we went. We hate NM! Both of us have lived here our entire lives basically and for us, we sadly have experienced so much racism and horrible jobs. Its a beautiful state to visit or live if you are rich and dont need to make a living wage. Also if you are employed with the labs, you'll get good pay but basically its just poverty level. Bad schools. High crime per capita and the homelessness is starting to boom! When we say we've experienced racism, we are not native, Hispanic or Mexican. So, we get treated with disrespect for simply being "white". No matter how hard you ignore it, it gets frustrating to just 'fit in' no matter what. I know others may say its all perspective but our perspective has been bad experience after bad experience. Nepotism is huge in the employment here too. So yeah, visit NM but dont move here. Prices have gotten so out of control. Rent, Groceries, Auto Insurance, Auto Care, JEA bills are all insanely overpriced here for it to be Florida. The average person has no money left over for quality of life activities, or savings after paying those mandatory bills every month. No one's doing anything to help bring costs down for the residents, it's very sad. There's also a lot more fraud against residents going on here that there didn't use to be. The culture has changed alot. Do your research, create a cost analysis budget with what you're paying in your current city before you decide to move here to make sure it's going to be a good move for you. @@floridacoastalteam-lptrealty Anywhere on east coast is humid although I lived in Tampa too and I could swear that although Jax is not as hot, it’s more humid. Only thing I like about humidity is my skin doesn’t get too dry (at least it didn’t till I hit my 50’s.) To me it’s the combo of the heat and humidity and how long it goes on. You couldn’t pay me to live in central FL, no water to moderate the heat.

@@midlife_minimalist If you are going to live in Florida, coastal is the way to go. I have looked at moving from the Jacksonville area at different times, but I just love it here. Every location has it pros and cons. For me, the pros just far outweigh the cons in Northeast Florida..

Yes, water is very expensive here. Getting worse. Everyone is paying the higher prices for the hurricanes since Irma or before. Taxes are going up. Sales tax is very high. Homelessness is a thing now. Affordable housing used to exist for seniors. Not really anymore. I came back after several years. Florida is a land of water, building homes is poorly managed. Flooding has become way more extreme. I never used to see floods years ago. Lighting can be frightening. Florida is the lighting and tornado capitol of US. I have to teach this in science as I am a teacher. Sometimes you read of people struck dead in broad daylight from lightning. Weather can be dangerous.

What you said about California is just wrong. We have low property tax rates on avg.
Our rates are half what you mentioned for Jacksonville and much of Florida (over 2%). Ours is just around 1%.
The reason we pay a lot is because of higher property values. The actual percent is low.

    • @floridacoastalteam-lptrealty

Thanks for the comment and helping clarify. When we ask people about why they are moving to our area and they mention high property taxes, we don't normally see how expensive the home they are leaving is. What really helps our property taxes here is our homestead exemptions. This lowers the tax base by $50k or more. The other thing is that our taxes are normally based off the sales price x 85%. This gives the first "just valuation" that future taxes are based on vs just the straight purchase price.

The main reason why people are leaving is because of the high crime rates. The people have lost in the honesty of JSO. Depending on which poll you choose between 48% to 54% of the residents of Duvall County don't trust the police. I have been calling Jacksonville as my home post since the early 50s. Leaving occasionally due to military orders. I can remember " Rex Sweat" and the Duvall County Road Patrol. In the early 70s there was an improvement, that has deteriorated. People are afraid to confide in the police because of the mistreatment that they have been subjected to!

My concern with Orlando is that its job market is mostly hospitals, schools and hospitality industry, which highly depend on tourists. I work in finance, so I was thinking of Tampa or Jacksonville, as businesses have been moving to these 2 cities recently.

Thanks so much for the comment. We try to be transparent about the good and the bad of living here. Many people start their search in Jacksonville and end up in the surrounding areas like St Augustine, Orange Park/Fleming Island, or a little further south like Palm Coast. The greater Jacksonville area does have a great big/small town feel. We are not congested like the Tampa Area.. If you need some more guidance, give us a Call/Text: 904.637.7537.

We moved from Rochester NY mainly due to crime and bail reform. There's multiple other reasons like housing and corrupt landlords but unfortunately a lot of the same down here. I can definitely say Jacksonville is a much better community then Rochester I'd also rather have a republican conservative governor who also focuses governing on protecting our youth. Governor Desantis isn't perfect nobody is but he's done a fine job governing for the people of Florida.
