  • I have always been a fan of airbnb arbitrage. (I still am) BUT I found another deal that allows you to get started with $0 and zero experience. I still highly recommend starting with arbitrage but I think IF you can find this deal, you should take it. This is technically a cohosting type situation so if you want to be an airbnb cohost, or already are, you'll love this video. Aside from rental arbitrage, this is another way to start an airbnb co hosing business for beginners without owning a house and without money.

It's hard to know who to trust online. Everyone is selling something. Even I one day hope to mentor some of you. There are fake gurus out there that claim to know how to teach airbnb, business, and real estate. Phonies like Chi Ta trying to sell his course BNB university or Brian Page trying to sell BNB formula. Inexperienced hosts like Stayly with only a few properties and a year of airbnb experience, they claim to make millions on airbnb bust don't reveal those million are all course sales that come from ad campaign and a free webinar that they misrepresent as a paid webinar that is free just for you. Coaches with No airbnb arbitrage or business leaderhip experience like Robuilt. There are no-name hosts with barely any properties trying to claim they're successful, such as vacation rental machine or bnb riches, or the 10xbnb system. None of these "gurus" have a decade and a half of sales experience or business leadership under their belt in addition to having over 100 properties. Only Sean Rakidzich, who has created almost all of the other airbnb coaches you see today on the internet. DM @AirbnbAutomated on instagram that you're shopping for an airbnb coach and i will send you your choice of THREE free Ebooks ive made on this industry custom for wherever you are on your journey.

I'm about to finally Airbnb my house in Guyana, South America that has been locked up for the past 10 years (but well maintained) while I'm working abroad. I kept the house unoccupied only for my convenience when I visit for about 2 weeks per year. So I've been 'swallowing' the upkeep cost😢. This no longer makes sense. I've binged watched some of your videos and picked up great tips. Clearly I am working with a co-host back home. My question is, what percentage of the rental should the co-host earn?

As a Host who lives on property, you are hitting on a lot of great points of consideration unique to a SRT that is also a home for the owner. I do have large live plants and recieve positive comments from guests all the time on them. Never considered co-hosting for another home owner, my branch out.

A little unrelated, but what do you think about having security systems in a larger house property, something like Simplisafe? Is it worth it?

    Hey Sean , great video.
How much do you charge to co-host and do you charge a premium if it's short term.
    Thanks in advance!

For short term I charge 25% and other listings, depending on the nature of it, I go as low as 18%

Do you do co-hosting or know anybody that can my 2800 sqr ft, 4 bed, 2.5 bath 2 car garage property in Chesterfield, MO, a nice suburb of St. louis. Close to highways, airport restaurants, outlet malls, lifetime fitness club, YMCA, Top-Golf, and such. The HOA does not permit STR but allows min 6 months rental. Thanks in advance.
