Well, sometimes an HOA is good because of protective covenants. We have a lake home now in an HOA. I’m 75% in favor only because we have a nice well kept and quiet home and Ernest T. Bass is not living next door with a 1960 boat laying on the front lawn or what should be a lawn. When we were buying we looked at the neighbors as much as the house. One locations neighbor had spent shotgun shells all over his yard. Hundred & hundreds all over. Do you really want to deal with a person like that??? So some HOA’s do have positive’s as well as negative’s. Read the Bylaws with a fine toothed comb first before you sign on the dotted line. Nobody has a gun to your head.

I’ve experienced 2 people that thought they were the power. Nothing is said why they were asked to stepped down. It’s just kept quiet.
We purchased a nice 3 bed, 1.5 bath riverfront home 2 years ago for $90,000 near Harrison, Michigan. Beautiful area, low crime. In Michigan you are always within 5 miles of a body of water.

Sorry dude ! Huntington Beach , Ca. was in the 60’s & 70’s I had 2 lakes to fish on with home built rafts you could claim if you got there first . Horses stables all around , ride our bikes all over, mini bikes, motorcycles. My best friend growing up was from Stuttgart Arkansas. He moved back after High School . Of course we had the beach also.
I bought a house on Sugar lake in Rushville, MO. I had my own fishing dock, deck on the lake and the purchase price was $54,000. It is a 20 minute drive to St. Joseph, MO and 6 miles from Atchison, Kansas.
I'm in Erie, PA and it's close to perfect. In the summer it's a beach town, in the winter it's 8+ feet of snow almost every year, so if you like sking, ice fishing or just sitting by a window watching snow fall drinking cocoa while kids build snowmen, it's here. My 4 bedroom house 2 miles from the lake was 70k, remodeled and ready to live in. We have everything from multi-million dollar mansions to houses that need some work for 28k.

Been here for for 40+ years. Heavy snow is part of the "charm." We just got almost two feet over the last couple days, and we just roll with it. Taking the kids sledding today. Besides, the snow usually doesn't last, what we just got will be gone in about a week.

The people are so nice and welcoming. So much to do, great schools, and decently priced cost of living, is what looks good on paper. I live in Jamestown, NY, and the cost of living really is pretty low. I have a nice one bedroom apartment just outside town...$560 a month, and reasonable utility (electric) bill that hasn't been above $150 a month in winter since I've lived here. Yeah, we get some rough winters here, but this past summer was great as far as weather.
I work in NYC. Live on Long Island. I understand expensive. Those prices rival Long Island. (None have NYC, or, are an island.) So, yea, I'm not getting why these locales are so expensive. NO OFFENSE.

Floroda Man here. If you leave the big cities in Florida (Orlando, Tampa, Miami, etc...) there are many small towns with tons of lakes in our state. Example is nice small town Inverness with lake houses below $200K

I was at Lake of the Ozarks about a week and a half ago, and I do agree that you could get lost in it. There’s a lot of waterfront restaurants and places to explore. I’d recommend it as a Missourian myself. All these lakes also look interesting so nice video.
From Arkansas and grew up on Bullshoals lake.....I LOVE moonshine! The only issue in that area is getting a good job. Generally if you want a good job you have to own the business or have a VERY in demand job skill. Which is generally geriatric medical. Other than that it's a pretty awesome area. Two lakes and a couple of rivers makes it a great place to swim or fish.
Golly. You found something about Missouri to like! We have great places to live once you get out of St. Louis and Kansas City. Lake of the Ozark has a quiet side where it's much less expensive than the Osage Beach side.
Depending on the city ( because I do love florida ) I would rather live in a lake town than a ocean town strictly because less worries about big hurricanes and also more land around you
One area that you should consider is in the Eastern Upper Peninsula of Michigan right on Lake Huron is the Les Cheneaux Islands. They are 36 Islands and Channels with two small towns that make up the area. One is Cedarville, and the other is Hessel. Great waterfront homes, many with boat houses. No crime, and great summer months boating, water skiing, and great fishing. Also good hunting, especially for dear, and ducks. Check the area out.

I grew up in western Minnesota. Dead lake gets its name from an Indian battle. The lake itself is alive and well! Yes Minnesota has lots of lakes but it also has taxes, mosquitos, and cold winters. On the other hand it has good governance, good public schools and health care facilities topped off by the world famous Mayo Clinic.
Try the NY shores of Lake Champlain. Properties incredibly cheap considering their proximity to such a large lake. Less than an hour from dining in Montreal if you want a taste of the big city on the weekend. Easy access to NY and VT ski mountains. The Amtrak runs right up the lakeshore so easy commute to and from Albany and NYC.
Lake of Egypt in Southern Illinois: Lots start at $17,000, houses are reasonable, 50,000-700,000. So close to breathtaking hikes and waterfalls in stunning Shawnee National Forest, rappel down sheer cliffs in cool summertime woods, moderate climate all year round, Mississippi river close by, Southern/Country food and a safe, cheap place to visit or live.

i have a lot on bull shoals. this is a great fishing lake and is not so crowded. it is a Core of Engineer lake thus most places you cannot build right on the lake and frankly i like that. there are also some real nice lake view properties if you can't something right on the water. the water here is very clear (most incoming water is from spring sourced rivers/streams) and scuba diving is somewhat popular here because of that.
The Glenwood, MN is pretty nice. It is 15 minutes south of I-94. Lake Minnewaska is the closest and largest lake in Pope county. The other town on the lake is Starbuck, where there is a lake-beach and an old-style Dairy Queen with the older logo across the street. It may not be the least expensive for lakefront property, but it certainly is a good value while keeping prices under $200K. Homes close to the lake can go for less than that.

I'm from the Jamestown area. Jamestown is not "business friendly" and neither is New York State. They will sucker you in with 10 year tax exemptions for your business, then get every dime back doubly in taxes on you and your employees. However, the area does have some beautiful motorcycle riding during the summer. Winters are brutal with Lake Effect blizzards normal every winter. I still have family there. Infrastructure is poor, but they are on a four lane highway if you do a lot of truck shipping. And the area desperately needs jobs as once again they are losing a manufacturer in September. I started two businesses there, and was a member of the Chamber of Commerce there until 2007 when I got fed up and left the area. Could be a nice place if they got rid of the politicians in New York State and replaced them with pro-business ones.

85912 White Mountain Lake (just 5 miles from Showlow Arizona about 6000' elevation). Private Lake (s), Stream, Golf Course and Paved Runway with FBO. Lake is large enough to ski, sail, fish, etc. Lots start at about $3000.
I moved to Missouri this past December. Thus far, I’ve been to Warsaw multiple times (~30 minutes of driving there) for car repairs and groceries, and can confirm it’s a nice small town. Truman lake is sprawling, and boating and fishing around this area is a big deal. Plenty of places to dock around here, and at least a few nature trails around the lakes. Can confirm there are some nice neighborhoods in Warsaw. Hit me up Briggs if you ever think about going to Warsaw!

So many awesome small towns along trails like the Appalachian Trail that provide shuttles, hostels, restaurants, post offices and stores to resupply that make long distance hiking possible...Damascus, VA is an example. Wife didn’t think our last home was her forever home so in June of 2019 I told her let’s sell and buy some land and build a home. First day looking at MLS for waterfront properties seriously like the forth or fifth property I turned to was 3.39 acres on a private 30 acre lake with 150 foot of lakefront and we can also build a dock. The lot is actually an acre of high and dry land in central Florida for 89k we got it for 84,500 and are now almost done building our custom dream home. Blown away at the deal we got. In 2019 this little 30 home out in the country development was a undiscovered gem but not any longer, there was like 5 open lake lots when I bought but now they all have a home or are under construction. Strangely all of the not on the lake homes in the community already had a home built but only four homes were built on the lake so it was most likely out of town investors who bought the lots and just held them for investments. The prices stayed stagnant for a long time but that all changed as soon as we bought. The property in this area of Florida is now booming to the point that a nice house three houses down not on the lake that is 2500 sq foot just sold for 550,000 cash, insane. I highly recommend the lake front life for those that can make it happen. I can’t tell you how many times we went out fishing already with the kids and the family, the time spent out on the lake it’s just absolutely beautiful. The lake breeze and the sound of nature all around you. So much of the beauty you just can’t put a price tag on. The other day while fishing a bald eagle swooped down maybe 30 yards from our boat hovered and then dropped down and grabbed a fish off the top of the water right by us it was absolutely majestic. What about Sturgeon Bay, Wisconsin? I know it’s not technically a lake, but Sturgeon Bay connects Green Bay to Lake Michigan. I believe there are a lot of small homes in the $100-250k price range, cheaper than those in the other towns up in the peninsula. Door County is a touristy area surrounded by water sports, yet I suspect an affordable cost of living.
I wouldn't mind living closer to the ocean at some point in my life. Thing is I have no idea what nearby oceanside towns have good paying jobs and still be affordable. A video on that maybe?
ive been looking at Virginia Beach, VA. 250-400k new houses while being 15min-30 mins away from the beach. I live in California so those prices are stupid cheap for being that close to the ocean. only thing keeping me at bay is the politics. Looks like it might turn into another California if they don't get rid of their law makers and governor.

The whole of Door County, Wisconsin is dotted with towns and tourist destinations and there's land to be had on both the Green Bay side as well as on the Lake Michigan side. You have to put up with harsh winters but it's worth looking into if you're willing to live in remote small town America.
Saranac Lake, NY is just outside of Lake Placid, NY (Home of the 1980 Winter Olympics where we beat Russia) its an absolutely gorgeous place. Even in the winter. The locals carve big ice blocks out of the lake to make a big Ice Castle in February and hold a parade. It’ was a great little town when I grew up there. I’m not sure what the stats are on it now

@d. nuzzio I ride up and down 6 and 38 all the time. Some of the best motorcycle roads around here. One really needs to love nature up here. Less people means more fish! First time I was up at voyage park I was 19. Now have a lifetime of lumps and bruises!

@MJ NYC yes it is far from affordable, as for the crowded part someone else mentioned here, it is more crowded on the California side, a lot less on the NV side. However, tourism, a lot of tourism! And they're all over the lake. A lot of Californians that are living on the California side, come to the NV side to get away from the tourists.
Fish Creek Wisconsin is great too. It is in Door County. They have an outdoor theatre where they have plays. Harvey Korman is on the board of directors. They have so many quaint shops, a super big Marina, Para sailing, art shops, lighthouses, and great prices on Condos, and cottages, and homes. . You can also take a Ferry to Washington Island. Lots of hiking too. Beautiful place,
I am surprised that none of the places listed are in the west or northwest of the country. Spokane WA is the 2nd largest city in Washington stated and it has the Spokane River plus 76 lakes around it. Many of them have affordable land too.
We like to keep it quiet and it seems like you almost need to know somebody to find a small lakefront cabin in MN for a reasonable price. I'm packed and will be heading up to the lake tomorrow to get the cabin opened up in time for the start of walleye season.

I stayed in Flathead lake on a roadtrip back in the 90's. I loved it soooo much. We stayed on this little property made up of a few single cabins right on the water, I think a woman was the main owner, she had a home on the property. Such a beautiful place, it was:) Glad to hear it is still pleasant.

Lake Guntersville, Alabama, since the lake is fed by the Tennessee River, there are vast ranges for prices of land that is either right on the the lake or is part of the watershed. Pretty nice area, beautiful with a state park and several more nearby, and between Huntsville and Gadsden on the Florida Short Route.
I'm from Alabama originally (though I live out of state now) and am about to start looking for something near lake guntersville (so my mom will have somewhere to live when she retires)... not super relevant just a random coincidence that I ran across your comment. Roll Tide.
This is another one of your list that I am saving to explore: Minus Missouri, since I lived in Clinton, MO. Warsaw and the other areas crime rate came from the tourists + alcohol which is a problem which lasts about 4 months. I have family there so it's a little too close for me. However everywhere else you mentioned seems like interesting places to visit in an effort to find my personal homestead. Once again, Briggs, nice job!!!
lakes are not really a great place to try to homestead, unless you're just rich and can afford acres of lakefront land. lots on or near a lake cost way more than acreage with no water, or acreage with a year round creek and or with ponds for livestock.
That's a GREAT idea. In fact, get yourself a slightly used one and do that. Better: buy 4, flash together and you got the foundation and studs of a water mansion.
I live just south of Bull Shoals on Greers Ferry Lake, Heber Springs. It's a resort town that has it's expensive homes but also has inexpensive homes and land on the lake. Kinda weird how that happens. Check it out. Also the Little Red River is a flyfishing mecca.
Central Florida anywhere south of Disney has hundreds of lakes that have plenty of homes on them for the cheap. Less than many of the prices you were quoting.

@@ddillard143 most of the big lakes are dam controlled. The smaller lakes are spring fed sinkholes with steep sides. Those lakes may fluctuate by 20-30 feet per year but houses are built above the flood levels.
How about Paris, Tn. on Kentucky Lake. It has been written up as one of the 10 best retirement places. It is also home of the World's Biggest Fish Fry.
So many places in the state of Kentucky to live the lake life. Lake Cumberland, Dale Hollow Lake, Kentucky Lake, Lake Barkley, Green River Lake, Nolin Lake, Rough River Lake, Barren River Lake, Taylorsville Lake, Laurel Lake, the Ohio River and almost all of the places are extremely affordable.
I live in a beach town (Bluffton) nestled between Lake Michigan and Muskegon Lake and while they’ve risen over the last few years, prices are much lower than many mentioned here. We bought here (small cottage for just over $100k) because it was sort of the last affordable places on Lake Michigan.

Huntington Beach , Ca. was in the 60’s & 70’s I had 2 lakes to fish on with home built rafts you could claim if you got there first . Horses stables all around , ride our bikes all over, mini bikes, motorcycles. My best friend growing up was from Stuttgart Arkansas. He moved back after High School . Of course we had the beach also.

I bought a house on Sugar lake in Rushville, MO. I had my own fishing dock, deck on the lake and the purchase price was $54,000. It is a 20 minute drive to St. Joseph, MO and 6 miles from Atchison, Kansas.
The Northwest Arkansas, Southwestern Missouri, Northeastern Oklahoma area has so many great lakes.
I'm in Erie, PA and it's close to perfect. In the summer it's a beach town, in the winter it's 8+ feet of snow almost every year, so if you like sking, ice fishing or just sitting by a window watching snow fall drinking cocoa while kids build snowmen, it's here. My 4 bedroom house 2 miles from the lake was 70k, remodeled and ready to live in. We have everything from multi-million dollar mansions to houses that need some work for 28k.

Been here for for 40+ years. Heavy snow is part of the "charm." We just got almost two feet over the last couple days, and we just roll with it. Taking the kids sledding today. Besides, the snow usually doesn't last, what we just got will be gone in about a week.

This is my favorite list yet! So many in my neck of the woods!! I have lived and explored The Ozarks for the past 20 years and it's breath taking in every season!! The people are so nice and welcoming. So much to do, great schools, and decently priced cost of living, is what looks good on paper. But it's the beautiful views and the possibility to live the all American dream. Just the right blend Southern/and everywhere else 😂
I live in Jamestown, NY, and the cost of living really is pretty low. I have a nice one bedroom apartment just outside town...$560 a month, and reasonable utility (electric) bill that hasn't been above $150 a month in winter since I've lived here. Yeah, we get some rough winters here, but this past summer was great as far as weather.

Floroda Man here. If you leave the big cities in Florida (Orlando, Tampa, Miami, etc...) there are many small towns with tons of lakes in our state. Example is nice small town Inverness with lake houses below $200K

I was at Lake of the Ozarks about a week and a half ago, and I do agree that you could get lost in it. There’s a lot of waterfront restaurants and places to explore. I’d recommend it as a Missourian myself. All these lakes also look interesting so nice video.
From Arkansas and grew up on Bullshoals lake.....I LOVE moonshine! The only issue in that area is getting a good job. Generally if you want a good job you have to own the business or have a VERY in demand job skill. Which is generally geriatric medical. Other than that it's a pretty awesome area. Two lakes and a couple of rivers makes it a great place to swim or fish.
Golly. You found something about Missouri to like! We have great places to live once you get out of St. Louis and Kansas City. Lake of the Ozark has a quiet side where it's much less expensive than the Osage Beach side.
Depending on the city ( because I do love florida ) I would rather live in a lake town than a ocean town strictly because less worries about big hurricanes and also more land around you
One area that you should consider is in the Eastern Upper Peninsula of Michigan right on Lake Huron is the Les Cheneaux Islands. They are 36 Islands and Channels with two small towns that make up the area. One is Cedarville, and the other is Hessel. Great waterfront homes, many with boat houses. No crime, and great summer months boating, water skiing, and great fishing. Also good hunting, especially for dear, and ducks. Check the area out.

I grew up in western Minnesota. Dead lake gets its name from an Indian battle. The lake itself is alive and well! Yes Minnesota has lots of lakes but it also has taxes, mosquitos, and cold winters. On the other hand it has good governance, good public schools and health care facilities topped off by the world famous Mayo Clinic.
Try the NY shores of Lake Champlain. Properties incredibly cheap considering their proximity to such a large lake. Less than an hour from dining in Montreal if you want a taste of the big city on the weekend. Easy access to NY and VT ski mountains. The Amtrak runs right up the lakeshore so easy commute to and from Albany and NYC.
Lake of Egypt in Southern Illinois: Lots start at $17,000, houses are reasonable, 50,000-700,000. So close to breathtaking hikes and waterfalls in stunning Shawnee National Forest, rappel down sheer cliffs in cool summertime woods, moderate climate all year round, Mississippi river close by, Southern/Country food and a safe, cheap place to visit or live.
Really surprised that an area near Lake Barkley or Kentucky Lake wasn't on this list. Low cost of living, low crime rate, and mild winters.

i have a lot on bull shoals. this is a great fishing lake and is not so crowded. it is a Core of Engineer lake thus most places you cannot build right on the lake and frankly i like that. there are also some real nice lake view properties if you can't something right on the water. the water here is very clear (most incoming water is from spring sourced rivers/streams) and scuba diving is somewhat popular here because of that.
The Glenwood, MN is pretty nice. It is 15 minutes south of I-94. Lake Minnewaska is the closest and largest lake in Pope county. The other town on the lake is Starbuck, where there is a lake-beach and an old-style Dairy Queen with the older logo across the street. It may not be the least expensive for lakefront property, but it certainly is a good value while keeping prices under $200K. Homes close to the lake can go for less than that.

I'm from the Jamestown area. Jamestown is not "business friendly" and neither is New York State. They will sucker you in with 10 year tax exemptions for your business, then get every dime back doubly in taxes on you and your employees. However, the area does have some beautiful motorcycle riding during the summer. Winters are brutal with Lake Effect blizzards normal every winter. I still have family there. Infrastructure is poor, but they are on a four lane highway if you do a lot of truck shipping. And the area desperately needs jobs as once again they are losing a manufacturer in September. I started two businesses there, and was a member of the Chamber of Commerce there until 2007 when I got fed up and left the area. Could be a nice place if they got rid of the politicians in New York State and replaced them with pro-business ones.

I moved to Missouri this past December. Thus far, I’ve been to Warsaw multiple times (~30 minutes of driving there) for car repairs and groceries, and can confirm it’s a nice small town. Truman lake is sprawling, and boating and fishing around this area is a big deal. Plenty of places to dock around here, and at least a few nature trails around the lakes. Can confirm there are some nice neighborhoods in Warsaw. Hit me up Briggs if you ever think about going to Warsaw!

Wife didn’t think our last home was her forever home so in June of 2019 I told her let’s sell and buy some land and build a home. First day looking at MLS for waterfront properties seriously like the forth or fifth property I turned to was 3.39 acres on a private 30 acre lake with 150 foot of lakefront and we can also build a dock. The lot is actually an acre of high and dry land in central Florida for 89k we got it for 84,500 and are now almost done building our custom dream home. Blown away at the deal we got. In 2019 this little 30 home out in the country development was a undiscovered gem but not any longer, there was like 5 open lake lots when I bought but now they all have a home or are under construction. Strangely all of the not on the lake homes in the community already had a home built but only four homes were built on the lake so it was most likely out of town investors who bought the lots and just held them for investments. The prices stayed stagnant for a long time but that all changed as soon as we bought. The property in this area of Florida is now booming to the point that a nice house three houses down not on the lake that is 2500 sq foot just sold for 550,000 cash, insane. I highly recommend the lake front life for those that can make it happen. I can’t tell you how many times we went out fishing already with the kids and the family, the time spent out on the lake it’s just absolutely beautiful. The lake breeze and the sound of nature all around you. So much of the beauty you just can’t put a price tag on. The other day while fishing a bald eagle swooped down maybe 30 yards from our boat hovered and then dropped down and grabbed a fish off the top of the water right by us it was absolutely majestic. What about Sturgeon Bay, Wisconsin? I know it’s not technically a lake, but Sturgeon Bay connects Green Bay to Lake Michigan. I believe there are a lot of small homes in the $100-250k price range, cheaper than those in the other towns up in the peninsula. Door County is a touristy area surrounded by water sports, yet I suspect an affordable cost of living.
I wouldn't mind living closer to the ocean at some point in my life. Thing is I have no idea what nearby oceanside towns have good paying jobs and still be affordable. A video on that maybe?

The whole of Door County, Wisconsin is dotted with towns and tourist destinations and there's land to be had on both the Green Bay side as well as on the Lake Michigan side. You have to put up with harsh winters but it's worth looking into if you're willing to live in remote small town America.
Saranac Lake, NY is just outside of Lake Placid, NY (Home of the 1980 Winter Olympics where we beat Russia) its an absolutely gorgeous place. Even in the winter. The locals carve big ice blocks out of the lake to make a big Ice Castle in February and hold a parade. It’ was a great little town when I grew up there. I’m not sure what the stats are on it now

@MJ NYC yes it is far from affordable, as for the crowded part someone else mentioned here, it is more crowded on the California side, a lot less on the NV side. However, tourism, a lot of tourism! And they're all over the lake. A lot of Californians that are living on the California side, come to the NV side to get away from the tourists.

Fish Creek Wisconsin is great too. It is in Door County. They have an outdoor theatre where they have plays. Harvey Korman is on the board of directors. They have so many quaint shops, a super big Marina, Para sailing, art shops, lighthouses, and great prices on Condos, and cottages, and homes. . You can also take a Ferry to Washington Island. Lots of hiking too. Beautiful place,
You could have mentioned a ton of small towns in Oklahoma, numerous large lakes with cheap homes and/or land.

I am surprised that none of the places listed are in the west or northwest of the country. Spokane WA is the 2nd largest city in Washington stated and it has the Spokane River plus 76 lakes around it. Many of them have affordable land too.
With Minnesota being the "land of 10,000 lakes", I'm surprised there was only one town on this list (maybe that's the only affordable one up there?).
We like to keep it quiet and it seems like you almost need to know somebody to find a small lakefront cabin in MN for a reasonable price. I'm packed and will be heading up to the lake tomorrow to get the cabin opened up in time for the start of walleye season.

I stayed in Flathead lake on a roadtrip back in the 90's. I loved it soooo much. We stayed on this little property made up of a few single cabins right on the water, I think a woman was the main owner, she had a home on the property. Such a beautiful place, it was:) Glad to hear it is still pleasant.

Pretty tough to find inexpensive in the West, where people want to live.
A lot of lakes west of Missouri are resort type lakes and wealthy get aways. A lot of the rest are isolated with little in the way of jobs.
You missed one lake Eufaula, Ok it's beautiful, fishing is good. No crime to speak of and you can get a lot for 40k with smaller older house 50k
With really big nice house and garage for 250 to 350k

Lake Guntersville, Alabama, since the lake is fed by the Tennessee River, there are vast ranges for prices of land that is either right on the the lake or is part of the watershed.
Pretty nice area, beautiful with a state park and several more nearby, and between Huntsville and Gadsden on the Florida Short Route.
I'm from Alabama originally (though I live out of state now) and am about to start looking for something near lake guntersville (so my mom will have somewhere to live when she retires)... not super relevant just a random coincidence that I ran across your comment. Roll Tide.

This is another one of your list that I am saving to explore: Minus Missouri, since I lived in Clinton, MO. Warsaw and the other areas crime rate came from the tourists + alcohol which is a problem which lasts about 4 months. I have family there so it's a little too close for me. However everywhere else you mentioned seems like interesting places to visit in an effort to find my personal homestead.

lakes are not really a great place to try to homestead, unless you're just rich and can afford acres of lakefront land.
lots on or near a lake cost way more than acreage with no water, or acreage with a year round creek and or with ponds for livestock.

I live just south of Bull Shoals on Greers Ferry Lake, Heber Springs. It's a resort town that has it's expensive homes but also has inexpensive homes and land on the lake. Kinda weird how that happens. Check it out. Also the Little Red River is a flyfishing mecca.
Central Florida anywhere south of Disney has hundreds of lakes that have plenty of homes on them for the cheap. Less than many of the prices you were quoting.

Is there a issue with the rising of the Lakes during rainy season? I would assume so since Florida is a swamp
@@ddillard143 most of the big lakes are dam controlled. The smaller lakes are spring fed sinkholes with steep sides. Those lakes may fluctuate by 20-30 feet per year but houses are built above the flood levels.
How about Paris, Tn. on Kentucky Lake. It has been written up as one of the 10 best retirement places. It is also home of the World's Biggest Fish Fry.
There are some great lake communities in North Carolina. Lake Norman and Lake Waccamaw. Cheap not so much.

So many places in the state of Kentucky to live the lake life. Lake Cumberland, Dale Hollow Lake, Kentucky Lake, Lake Barkley, Green River Lake, Nolin Lake, Rough River Lake, Barren River Lake, Taylorsville Lake, Laurel Lake, the Ohio River and almost all of the places are extremely affordable.

I live in a beach town (Bluffton) nestled between Lake Michigan and Muskegon Lake and while they’ve risen over the last few years, prices are much lower than many mentioned here. We bought here (small cottage for just over $100k) because it was sort of the last affordable places on Lake Michigan.
