- This is a video of a tile roof leak repair we were doing in Rancho Santa Margarita, Ca. There is a couple important repair details we show in this video such as:
1. How the tiles are carefully removed and safely stacked aside for later reuse
2. The entire leak area exposed and finding the actual leak source.
3. What the flashing should look like after they are cleaned off of the old sealant before you put a polyether based on them and new storm collars where applicable.

Hey buddy you need to take the repair all the way up to the ridge!!! The underlayment lifespan for 2ply can last 25-35 years. Over this time period the underlayment will dry out and it becomes more vulnerable to cracking. In a leak zone, on a tile roof, it is ideal and best to install new underlayment from the ridge to the bottom of the eve. If a repair only targets the leak zone then you will be tying in new underlayment to old. What happens when the old underlayment fails above the repaired area? You will leak again. We have gotten called by customers to fix this type of issue many times and a lot of the time it is the valley area. I hope you consider this as I truly just want to be helpful.

Hey Pal. You're wrong about the felt lifespan. If done properly it's more like 50 to 60 years. By your logic what happens when you tie into the side laps, and it fails? I'll quote you "You will leak again". Does that mean you tell your customers to go top to bottom and not side to side. I hope not. If it isn't broken, then don't fix it. I am not saying you don't need to do as much of an area as you need to. It is situational.
How old is the house in the video? 30-35 years old? I bet it is not 50-60 years old.

Agreed…it’s best not to tie-into the existing underlayment.
I too have seen where the underlayment above fails and causes the targeted leak area to once again fail.
It’s best to go to the ridge with the nes underlayment 🤠

in my house, I widened the valley gap, and mortared the open space under the tiles so debris can't build up under the tiles.

Good thorough job, build up of dirt and leaves is usually the culprit damming up the valleys sending water of the metal onto the paper where it burns holes and rots paper.

Should I replace 34 years old roofing papers on my roof eventhough visibly we did not find any leak yet? Home was build in 1988.
I wouldn't. Think of it like a perfect running older car.

Thanks so much I already replaced the right side of my roof section with new papers. I think I’ll hold off on left side sections. just have the roofer replace some broken tiles for a few dollars.
What does a repair like that cost ? Work around the OC area by Fullerton? We got a valley leak in the garage .

Why on these flat tile roofs do they not use 3 or 5 ribbed valleys with open hems to keep the tiles off the valley floor?

Will you do a complete repapering and sealing of all vents for the whole roof? Mine is leaking everywhere.
If your roof is leaking "everywhere" you probably need a new roof. I do fix roofs in your area but, we are a smaller roof repair only company.

We are to small of a shop to do that. Try BP Roofing out of Aliso Viejo. he's backed up about 2 to 3 months. get with him asap.
Questions - what caused the leak? Looks to me like build up of dirt/debris caused by a closed valley, considered a bad idea by some, like the Tile Roof Institute. Do you ever get the chance to re-cut (open) the valley? I'm thinking most customers would refuse the suggestion.
A completely opened valley will be more likely to catch larger leaves. I have seen this first hand and leads to basically the same problem which is the diversion of water under the roof.

@@gpdewitt Annual roof inspection from trained individual. But, even maintenance can not stop wear and tear which is basically what that is.
You can open the valleys up, but you need to replace the valley metal with a custom flashing that I have made for open valleys
Yes tight valleys on tile roofs are problematic and owners of tile roofs should strongly consider cutting back their valleys if they are to tight.

Why do I guys mark your cut tiles? Just stack them in order with the first cut tile being on the top of the stack .. than when you’re installing the tile u just grab them .. u don’t waste time marking them
You need to bust the head lugs out over the valley

You can see all the wet marks on the roofing paper .because what you are doing is trapping the water open valleys are the right way .because all the debris washes down the valley its common sense. And fixing the tiles directly to the roofing felt is also a no no . That's what you have been shown and it might be the USA standard but it's wrong . And your video proves it .
Yes, you are correct. USA standards with tile roofing is "only" going to last 30+ years, and then you will be forced to maintain it. Question: What else around your own house lasts 30+ years while being used every single day without spending a dime on it to maintain it? Nothing...

Try removing the head lug so water can actually get down the flashing, you have no idea how to repair tile.
