this is a bible for the home owner - well done. here's a tricky scenario i'm dealing with and your thoughts are appreciated: the 1967/68 concrete tiled roof leaks currently in a few places (recent purchase) and i'm needing to resolve the leaks until i can replace it with a steel roof - a few months away at earliest. the pitch ranges between 11-13 degrees so it's up against it from the start. the longitudinal overlaps (watercourses?) have been siliconed over a few m2 to deal with leakage but unsurprisingly haven't resolved it as the job was done poorly and now the watercourses are partially obscured and the silicon just traps dirt/moss. i've cleared moss/debris from all joints where possible but with such a low pitch i'm inclined to spend a few hours adding more silicon to get it to survive the next few months as opposed to clearing the silicon out and hoping for the best. would you recommend another course of action?

Please can you tell me how much of the tile needs to be chipped before they replace it? The guy who did my roof said he was going to replace all broken tiles - to me it was like a patch and paint job. Check & replace the broken tiles! I had a bloke quote me on a colorbond roof he didn’t bother telling me he broke two tiles while he was up there! Seriously talk about stupidity! I ended up replacing broken tiles myself & I pressure washed the whole roof, it looks like new glad I never bothered with the colorbond. I had rain in from the two broken tiles luckily they weren’t left too long before being replaced.
So , so many tile roof hib tiles don't have a metal slip-retainer at the gutter . This is the reason the bottom one often comes adrift and pulls a few others . You can buy these and install yourself when rebedding and pointing those three . I've seen many jobs that don't use enough bedding mix , and several contact points are not supported .
Should rain ingress through a crack or lost seal , it can run out rather than sit in there to evaporate . Often , it's not done , especially with bedding and colour epoxy coating two layer jobs .
