    Hi would it possible to have cam as much at 50% of the rent. They told me rent 1,850 SF and it’s $14 PSF NNN or $2,158 per month plus CAMS and utilities. Cams are $1,233 so total rent and cams would be $3,391 per month plus gas and electric

    We received a cam expense for hvac replacement. Our lease says hvac is landlords responsobility however will be added to CAM. Are we liable for furnace replacement of a unit more than 20 years old when we have been renting only for last 3 years?

    I have a question. So I’m in a lease for industrial.i share a bathroom with my landlord. I pay a good amount of cam. Who is responsible to clean the bathroom? Also the outside rain gutter drains is an issue. Any info would be greatly appreciated. Thanks!!!

    I've got someone that wants to do a land contract for my commercial property. They want me to add a CAM charges, does that even make sense? Since I'm basically just the bank.

    Is there a window for notifying tenants of CAM charges? 30 day, 60 day, etc?

    Does cam cost include paying the buildings property taxes

      Although it shouldn't, some landlords do put it in there. I always ask the landlord to define every expense before the tenant signs a lease.

    If i sign a triple net lease, am i still responsible for paying CAM charges for my popcorn shop? I was told my charge will be $5.47 per square feet (1200sq) for my unit

      Yes - as the shop owner you will be responsible for CAM, insurance, and tax which you must reimburse to your landlord

      A real estate lawyer would know how to answer this better. But I encourage suspicious tenants to ask their landlord for a breakdown of the cams. If they refuse, you know something is amiss and could pursue legal recourse.
