I am doing my homework before we buy and I really loved the questions to ask the Lender. Every one of them because the more you ask the less you will be able to be taken advantage of as a first-time buyer.
The most impactful thing about this video was you helping us know where to start when looking to buy a home. I will be a first-time home buyer and the questions you have given us to ask mortgage lenders are extremely helpful! I have written down every question and I am prepared for when I do speak to a lender. Thank you, sir!
SEMPR FI! You left out the most important question( probably on purpose). How much are YOU MAKING on my loan!! Very important. Some brokers steer you towards loans that pay a higher Commish that may not benefit you but makes them more money.. They MUST disclose this info! Conveniently, he left that one out?? Do not trust any brokers!! I'm a broker!

Being a local lender is much more advantageous since they know, or should know, the local market; employment, income, demographics, loan limits, FTHB guidelines, etc... love the video, the only part I would scrutinize a little more is the selling of the loan. It happens all he time and makes for much more aggressive rates and product diversity. When the loan is sold, the terms and the rate stays the same, so why not sell it. In the grand scheme of things, they’re all packaged and sold on Wall Street anyway, just in a larger scale. Love the video, but a selling of a Lon versus servicing is most common and no one should ever worry about it being sold.
Hey Andrew. Almost had a heartbreaking situation happen. My lender dropped the ball. The builder gave us a list of things to have done before closing. Well it got to that date. And my lender didnt have their stuff together. which cause delays in closing. which cause some friction between the lender and the builder. the builder ultimately decided to cancel my transaction. Leaving me without the home i watched be built for 4 month. Luckily for me the builder was open to me using their preferred lender to continue my transaction. And hopefully I'll be in my home in 2 weeks.
I am a home mortgage consultant and every loan I do is via phone. In today’s technological age while face to face interactions are more tangible, I find that my clients really enjoy the flexibility and ability to do their mortgage start to finish with me over the phone and then close in person with their title company ect. There were some great points in this video if anyone has any questions feel free to let me know I am happy to help however possible. Thanks for sharing!

First time home buyer here and I was referred to an agency that specializes in "stacking" down payment assistance programs by a Community Development Corporation that offered a free Homebuyers Education Workshop. I'm wondering what some potential major differences may be between them and a major bank like Chase because that's where my checking account is, if any at all
I’m here as a new loan officer just to make sure I’m able to service my borrowers to the best of my abilities! The experience thing killed me because I’m told I inform people much better then some MLOs that have been doing it for years because some things we are learning are just second nature to them!
With mortgage lenders as with real estate agents, I think experience is everything. I can't fathom why anyone would go to a boutique mortgage lender when the source of money is ultimately the bank, which has in house underwriters right there!! Better than going to a flashy brokerage house with lots of brokers who want a cut of your $$$. I went straight to a few banks. Legit service cutting out all the middle men who want a handout.

I took away that local lender may be better. I always assumed that a big lender would be best in terms of resources and rates. I liked the explanation of points, never understood the lingo but heard it often. Thanks.
Such an important takeaway! Getting the best mortgage is more than just the best rates. The lowest rate could still cost you money in the long run if it is not the best product for you :)
This was very enlightening. I'm not a new home buyer, I've purchased a home and refinanced it previously... and you cleared up some things for me that other people never did. I know the right questions to ask now. The last go-around I chose my bank because I knew they weren't going to sell my mortgage. I have had several home loans over my life and they all have been sold to another company. Many of them before I even make the first payment. Never had a problem with them selling my loans.
Terrific question May DD! In short, that's one variable that caused issues in with the collapse across multiple markets in 2008. It reached a point that homeowners didn't know who their service providers were, where to make their mortgage payments, and ballooning costs they the homeowner didn't agree to. Even though, under President Obama, that Dodd Frank act was passed to tighten/ regulate the process, in my humble opinion, a lending company that services their own loans is a better bet than those that sale the mortgage note. Wikipedia: Dodd-Frank Wall Street Reform and Consumer Protection Act en.wikipedia.org/wiki/Dodd%E2%80%93Frank_Wall_Street_Reform_and_Consumer_Protection_Act Either way, it's something to consider. Some may care and some may not. You now which camp I'm in on the matter. What would you like to watch next?
The last 1 was the biggest im thinking unless im mistaken. If my mortgage is sold or traded while im paying off my home, id imagine the new lenders would increase the interest rate🤔? Very sneaky business😞
Dear Andrew, Thank you for posting this video. As everyone knows how challenging the home buying process and all steps involved in it, but with guidance and tips it relieves lot of pressure that I can see as a first time home buyers. We will be buying our first home, so your tips and advice is very helpful to me. I am gonna ask all these questions to lenders to shop loans. I liked all your questions. All I would say keep up the good work to educate people like us. Have a great day. Nipul

Your videos are very helpful! I like the way you explained the points buying system. So if we go through the builder's lender, and not shop around for other lenders, is that still something you recommend? Thank you so much.
Enjoyed the video. I'm curious how can we trust the answer to closing percentage? Are there public records or do we have to just take their word for it. Great video. I like that you tell us to understand all of the potential fees that may be hidden. Also I like the first question where you ask, based on our goals, what do you recommend. I need to sit down and flesh out my goals. Thanks!
Hi Brandi, Thank you for watching. Great questions! To be honest, in part it will be what they share with you directly in concert with reviewing, specifically, the loan officers ratings and reviews from past client's that are likely on Google, Zillow, Yelp, etc... Every top performing loan officer and real estate agent I know of ask their past client's to review them honestly. That's how we, as professionals, know how to continue improving our services and ourselves personally and professionally. =) Yes Ma'am, please do sit down and get in touch with the reasons why you're buying your new home and why it's important to you along with your overall goals. Doing so will provide you with immense clarity and focus moving forward. I'm super excited for you my friend! Yay! Please circle back with us and let us know what you decide to do and how everything is progressing for you. Thanks again for watching! Wishing you and yours all the best with perfect health and safety! See you soon. =)

#5!!! I want to know every cost pertaining to the closing of the home. I have heard of buyers not being an,e to close due to “pop-up” costs. You’d think 🤔 the damn Realtor or loan officer would advise beforehand. I don’t buy houses every day and I wouldn’t expect someone like me to know everything needed to complete a business transaction such as this! That in and of itself would be enough for me to just get up and walk the hell out.
Hi Harry! You're so right and I couldn't agree with you more! Transparency is the key (at least imho) as is open, honest, conversations. Here's one of a few videos I created a while back about buyer closing costs: ruclips.net/video/viofaNXQFiw/видео.html What would you like to watch next?

Andrew I have a question in your experience would you happen to know 2 questions? 1st who is the best and honest lender in Jefferson county Missouri. And 2nd who is the best honest reality in Jefferson county Missouri. Only reason I ask is you really can't trust the internet anymore with the internet neutrality with Agencies basically making their customers write a good review and the same with loan agents. It's hard today with all the False information out there. I'm looking to buy a house but with the market being crazy pricing houses that I know are valued at 140,000 being priced at 220,000 you just don't want to buy. It's extremely easy to find the value of a home but extremely hard to find an honest loan company or real estate agent or company to give a honest price or rate they end up making the purchase to where you end up paying every person involved in the transaction basically paying all their mortgages it's getting out of hand.
Thank you for this. We have been facilitating reverse mortgages for over 10 years and are adding forward options to what we do and I found this helpful as I sort out how to approach the new loan products.
why is it a bad thing if the lender sells the loan after closing? also, could u pls share tips and tricks for securing a good loan rate for new custom builds, C2P loans and any applicable loans for that scenario?
Thanks your video was very helpful. Question I was to purchase a hoiuse in Jamaica (my first and as an investment and later live in after retirement in 10 yrs) are there any mortgage company in the US who offer loans for this?

Hi Preston! Thank you for watching! What's most important in choosing a lender is your comfort level with the loan officer, their communication abilities, and their closing rate. Whenever possible, as a professional, I prefer working with a solid local loan officer for due to great response and ease of reaching them. Having worked with clients selecting a larger financial institution I've found it is generally much difficult to reach them and that they don't seem to care much about any one buyer since they are often tasked with working multiple files. When they aren't in the same time zone it adds another layer so needless difficulty on getting things done. These are just my observations from my own experiences helping 170 families buy/ sell their homes. That said I'm sure, like any profession, that there are some great loan officers in that and other organizations. Hopefully this helps you?
When I talk to an lender they give me a quote with the estimated monthly mortage payment ( including pmi, insurance , etc) And the hazard insurance is a different price at ever lender I’ve been to & I’ve seen that it really affects the total mortage payment. My question is do you pick your home insurance or does your lender ? ( I live in Florida )
Hi Amber Rose! Thank you for watching. It's great to hear from you! Super happy you enjoyed this video. Yay! Great question! My grandmother passed away in October her house has had a loan took out on it.how many payments can u miss before the bank takes the house and. How do I take over the payments
Hi Christopher Bailey, I'm very sorry to hear about your Grandmother's passing. I'm sending you and your family positive mojo and healing vibes as you remember the wonderful times and rejoice in celebrating her life, just as she probably would want ya'll to do. That said, one can only miss 3 mortgage payments before a notice of default is filed against the property. That's the beginning of the foreclosure process. Call the bank to see how you can assume the mortgage payments, it may require you to take out a loan in your name. If you're not getting anywhere with them, it may be wise to contact a real estate attorney in your area to help you. Wishing ya'll all the best for a favorable outcome moving forward! =)

Awesome video and how generous of you to offer to answer questions. The knowledge and list of questions lets me know I have a lot to learn in a few short months. Thanks for the red alert.
Great video. I'm dealing with a pretty good lender but their communication skills are a bit lacking, at least the LO i'm dealing with seems to be lacking. I always get the sense that she's really busy, which is understandable, but I feel a bit neglected because of it. I can usually prod the info out of them with an email or phone call, but I really wish they'd call me or email me as soon as they get an update on something, even if it's not a major event. They've been great with asking for whatever they need for underwriting, signing papers etc, but like with right now we're waiting for the USDA RD approval and they haven't really said anything to me for a week. So I call them yesterday and they say 'oh yeah we called them this morning to see their turnaround time and they said they should have it done tomorrow". I wish they would've let me know that. Right now we're 2 days out of closing and still haven't gotten the USDA approval, so I'm slightly panicking and just trusting that the lender/usda/title company communication is wide open and coordinated behind the scenes. I'm sure they got it all figured out, it's a very reputable company and in the top 5 of USDA approved lenders. I just wish they'd keep me more updated on what's going on.
Hi PeabodysParadise, Thank you for watching and for sharing your situation with us. That makes a lot of sense. You've hit the nail on the head in so many ways with this comment. Hi King Mars! Thank you for watching! Excellent question! In short, it really depends on how long you intend to keep your new rental property. If your gameplan is 10+ years for the property... Then yes it is smart to buy the point to lower the rate. Ask your loan officer what your break even point is for the cost of the point to lower the rate and how it will save you on your monthly mortgage. If your plan for the new rental property is less than 7 years, it likely won't make much sense. Just food for thought. Let us know how it plays out for you. We're all #StrongerAndBetterTogether Sending you positive vibes everything goes you way! What would you like to watch next?

I have had several home loans over my life and they all have been sold to another company. Many of them before I even make the first payment. Never had a problem with them selling my loans.
All good but why would I care if they sell the loan once it is closed?
Terrific question May DD!
In short, that's one variable that caused issues in with the collapse across multiple markets in 2008. It reached a point that homeowners didn't know who their service providers were, where to make their mortgage payments, and ballooning costs they the homeowner didn't agree to.
Even though, under President Obama, that Dodd Frank act was passed to tighten/ regulate the process, in my humble opinion, a lending company that services their own loans is a better bet than those that sale the mortgage note.
Wikipedia: Dodd-Frank Wall Street Reform and Consumer Protection Act en.wikipedia.org/wiki/Dodd%E2%80%93Frank_Wall_Street_Reform_and_Consumer_Protection_Act
Either way, it's something to consider. Some may care and some may not. You now which camp I'm in on the matter.

The last 1 was the biggest im thinking unless im mistaken. If my mortgage is sold or traded while im paying off my home, id imagine the new lenders would increase the interest rate🤔? Very sneaky business😞
Dear Andrew,
Thank you for posting this video.

As the loanee, what do I gain from confirming my home loan is not sold to another brokerage? You said that the selling process is what lead to the 08 financial collapse but as a single home buyer, are there financial benefits or disadvantages to a broker keeping or selling my loan?
basically everything was impactful becuase this is the first into video I have watched! Thank you!

Thanks!
Hi Brandi,
Thank you for watching.
Yes Ma'am, please do sit down and get in touch with the reasons why you're buying your new home and why it's important to you along with your overall goals.

great video! .. i have a question on an experience i had..I got a CTC on a loan while insurance was re-rating , 2 months later insurance comes back and states insurance is $500 a month ?!? when the borrower closed with $35/month.. is this legal even though they closed their contract with a much lower rate ? lender does not want to assume responsibility??
Can you do a video about questions to ask for refi a home?

Glad it was helpful and thank you for reaching out to me the other day. I sent you a personalized video message earlier this afternoon. Looking forward to helping out however I can. =)
Great video. Very clear and profesional.

I was told I couldn't lock a rate until I put in an offer on a home. Is that normal?
What is the difference between points and closing cost?
why is it a bad thing if the lender sells the loan after closing? also, could u pls share tips and tricks for securing a good loan rate for new custom builds, C2P loans and any applicable loans for that scenario?
Are these fees included in closing cost?
Thanks your video was very helpful.

So Its not a good idea to go with the bigger company like Veterans United vs. just a local lender?
When I talk to an lender they give me a quote with the estimated monthly mortage payment ( including pmi, insurance , etc)
And the hazard insurance is a different price at ever lender I’ve been to & I’ve seen that it really affects the total mortage payment. My question is do you pick your home insurance or does your lender ?

Who would you recommend in the Kingwood Texas area?
I live in Maryland, I pick.
Is it true that in New York, the mortgage company is required to issue a disclosure of all terms of the loan?
🖤Thanks I asked my lender these questions!!!
My grandmother passed away in October her house has had a loan took out on it.how many payments can u miss before the bank takes the house and. How do I take over the payments
Hi Christopher Bailey,
I'm very sorry to hear about your Grandmother's passing.

NOOB QUESTION. WOULD IT MAKE SENSE TO BUY POINTS FOR A RENTAL PROPERTY IF I ONLY PLANNED TO LIVE THERE FOR A YEAR?
sorry for the caps, it was a copy and paste.

Is point calculated on the loan or the purchase price? I thought it was the loan
They are calculated on the loan, not the purchase price.
Thank you for sharing these great tips Andrew! I just have one question, is there a way to verify their successful closing rate? They could just give me a high number and I wouldn’t know if it’s true or not
