- Today AD takes you to the Russian Hill neighborhood of San Francisco, where adjacent to the iconic twists of Lombard Street lies a super luxurious estate like none other. Residence 950 encompasses a full city block, the equivalent of six regular-sized lots. Across more than 9,500 sq. ft. sits the 5 bedroom/6.5 bath main residence, joined by a lush garden to the personal wellness cottage - complete with sauna, steam room, massage area, and spa. Beneath the garden hides a personal art gallery, given natural illumination through built in skylights. A cantilevered, 4-sided infinity edge pool extends out towards the property line, offering a 270° view of San Francisco and the Bay (including the infamous Alcatraz island.) When it’s time to head out, residents can rotate one of their cars on the garage turntable before driving down the “Batcave” tunnel and emerging into the California night.

I can't believe I'm saying this, but considering where it is located and the many features of this large house and property, $40 million is a pretty reasonable price, all things considered.
Expert that I am on Top End Real Estate from watching all these videos I agree entirely. This one actually seems worth the money & you can see where the money was spent.
On top of that, it’s got a pretty much nonexistent feature of any other house in sf: an outside pool.

Value is very hard to explain. It's worth what someone is willing to pay. It's not worth 8 or 10 million. Maybe the construction and the lots cost that much, but now with the location and the houses prestige, it's worth much more. That's called a great investment.

@@michaelali4488 it could probably be built for less than a mil anywhere else but a major city. We have bigger properties with similar quality houses here that only go for around 5mil, or less, depending on specific neighbourhood. Building a house is peanuts compared to the land. FYI I'm in construction.
First off: It's beautiful and I love that it's LEED platinum. Buuuut, I see a lot of points of potential failure. If you have $40M to drop on the house, they'll have to hire a facilities manager to make sure all the systems are up and working constantly. Reclaimed water systems, DMX theatrical lighting, a cantilevered infinity edge pool fed with treated water, the car 'Lazy Susan'... maintenance yikes.

I like that just above this house, on the actual top of the hill, is an even bigger house, with an even bigger lot, that lookes straight into this house from above. You pay 40 mil, and still get neighbors looking into your window. nice.
