This is a great home. It's pretty much a mansion. But when you're paying $12mil+ for a mansion, why are you so close to your neighbors? You both can see into each other's homes.
The outside looks like the middle school I went to on the east side of Vegas back in the 90’s. It’s not giving home vibes, but a high end faculty break room or urgent care. That’s honestly why it hasn’t sold. Interior is beautiful. It’s just the outside 🤮 The house I love because I’ve been there is near that house, 685 Dragon Peak Drive. Enes did a great job capturing it.
I don’t know, it has a very haphazard look overall outside, like someone kept throwing up a pile of random buildings at different angles and elevations with no thought. When was it built? In the 2010s? All I see is 16,000 sq ft of dated materials (like the speckled countertops, that stone choice used throughout the house) and design language (the curves and bows in the walls/roofs that were popular in LV about 10 years ago) that would need to be updated at an extraordinary cost. I think that’s why was on the market for so long. It’s like having 16,000 sq ft of a Tuscan-style house. No one wants those style cues anymore.
This home will look out dated with all that rock veneer and the other thing it's Vegas it's extremely hot to have all those open space on the second floor. Also who ever designed this should go back to school and really learn how to design the word architecture does not exist in this home. The colors of the home are to brown and flat and its facing the afternoon sun on the backyard extremely hot. This is also the worst home to buy because it is not sustainable made out of wood and stucco cheap materials that are the main components to a home.
The architect has done very good job in this mansion , it's huge and stunning .
