Hi Jurgen - Yes, I added this option in v2.0 of the model. Within the Investment Cash Flow section, click the 'Perm. Debt' button to activate the Permanent Debt module
Hello Spencer, 2 questions about the model: - why don’t you model taxes once you start renting the property? Is it because of the accumulated loss you would have gotten during development? If so, you should still pay taxes when you sell - linked to that question, why don’t you model depreciation?

Hi James - yes, you can incorporate permanent debt (even if you built the project all Equity). To do so, click the 'Perm. Debt' button (I74 of the Underwriting tab) to turn on the Permanent Debt module, and then enter the loan amount (cell I77) for the Permanent debt.
