It's a highly desirable place to live but this means it is also more costly than most of Nicaragua. It is a popular location for English speaking enclaves and developments. What are your realistic options on a tight budget of just $1,000 USD per month?

    Hello Scott, I really enjoy the Nicaraguan experience in Matagalpa. Awesome food,great people and incredible weather. Inexpensive to live. Just my opinion. All the best

    SJDS UPDATE: They just opened a Colonia Supermarket, as well as a new gas station with a pronto convivence store. It sells great slushy ice coffee.

    So a few points; there is now a Ahorra Más in SJDS which is like a mini Colonia and it is well stocked. There are plenty of places in SJDS to eat, one of the best pizza places in Nicaragua, Vecchia Señora, is about $10 for a pizza. Plenty of restaurants have offers like 2X1 on certain days. I usually eat at a comedor that costs 100 cordobas and that includes rice, potatoes, meat, tortilla and some tea. There are places that do wings on Wednesdays for $6, tacos only Tuesdays for 50 cordobas, fritanga is about 140 cordobas, etc. I spent about $1000 a month, I live in town.

      @@Macsimus75 I rent from someone I know, I pay $400 for rent in town. I know people that spend about the same but usually that’s just outside of town but about a 10 or 15 minute walk from town. I do have a vehicle but I barely use it, I walk everywhere unless I’m going to the nearby beaches which are about a 15-20 minute drive from town.

      @@MrFrodo1111 Yes, but I should note that I live behind a hostel in a private apartment. There is parking here away from the street, however SJDS is very safe as far as parking your vehicle on the street is fine as long as you don’t leave anything in there.

    There are lots of food shopping markets in San Juan del Sur, not just Pali. There’s the new Colonia, the 3 Miscelania Sanchez stores have been there for years. They are fully stocked with all Pricesmart items. There’s also the new Ocean Market which sells many Pricesmart items and local as well. You can order from Pricesmart through them if you want. There is a great vegetable/fruit market in town called Mercadito, the quality is amazing, all the fish markets down by the water with fresh fish and several butcher shops, an AM/PM variety store… etc…there’s no need to go to Managua.

    Thank you Scott for answering my question! Lots of valuable info in this video. I would not have the rent cost because I'm planning on buying a property. Then I'd buy a car, so won't have transportation costs but I should factor the gas and insurance costs. And not being a resident, I need to find someone who can register the car in their name. Let's see if I move to SJDS or elsewhere, it may be Leon too, for sure I am attracted to a location where there is a strong expat community. Thanks again, bought you a coffee 😊

    I live 45 minutes from San Juan Del Sur for $200 a month total

      Sure, but 45 minutes away is a wholly different place. That can be an entirely different region. The far east side of Managua to the far west side of Leon is only 75 minutes if you drive fast (like the UCA bus) without traffic. That's not just out of town, it's four cities away .... all of Managua, Leon, La Paz Centro, Nagarote, Ciudad Sandino, and Mateare and all that open space in between. In the case of SJDS, 45 minutes is enough time to be far past Rivas in the north, or literally in Costa Rica to the south, a completely different country. So I'd expect with that distance that renting new construction for $150 or so would be very doable as that gives you many different regions to pick from and gets far outside the village zone.

    Hola! Do you guys go to Managua for monthly shopping or weekly shopping? How often is the fresh food markets open in Leon?

      The markets are basically always open here in Leon. We are a major city. We've got markets, minimats, supermarkets. It's easy to shop.
      We likely go to Managua 2-3 times a month at most. Sometimes it is monthly.

    If I bought a place in las Penitas could my wife and myself for $2500 a month? How much are property taxes?

      $2500/mo is more than enough for two people to pay rent and live just fine. If you own the place and don't need to pay rent, you are golden.

      Unless advertised, none of those things are standard in Nicaragua. Internet is often provided by the renter because they need to choose what they need and lots of people don't use it. That's a lot for a studio without anything. That's a full house without those things elsewhere in the country. Was that advertised as furnished short term rental?

    I have found your videos very helpful, A question I have in renting a house or apartment for the long tem (going to get my retirado resident visa) is do the places have secure parking or gated yards or not? I will be driving down and would like a secure yard for my van...Also I am fluent in spanish (argentine) so the language is fine but how easy is it to do the resident visa papers as a ley person? I've translated all my papers for the USSA before so pretty familiar with the actual translations

      It's probably pretty easy. But this is Nicaragua, so much is accomplished by having someone that knows the system and the players. I've lived here quite a while and definitely am not going to file residency on my own. But if you really want to, I assume it's not that bad. Especially for retirement.
      Lots of places are gated. That's common. At least the community, if not the yard. Normally it's the community, we aren't that big on car ownerhsip here.

      In SJDS it's pushing it. In Nicaragua in general, it isn't. It's 500% of minimum wage, which still isn't much, but it's more than enough. I have viewers who live long term on far less, as expats. Much of Asia would allow you to stretch your dollars farther, that's definitely true. But in Nicaragua, $1K is viable. And we have benefits like time zone, language, and super cheap travel back to the US when you need those things (IF you need those things)

      Way more than enough in Nicaragua. In San Juan del Sur you can do it, but the level of comfort will drop significantly. In the rest of Nicaragua that's a massive budget.

We are open to anywhere in the country just would like to be next to some body of water, place where we can get around without car, and adventures and that has natural sights. Any information/areas recommended would be greatly appreciated!

      You can always check online an ocean view house goes for around 200 a night check on real state nicaragua.... Let me know if you go out there so I can charge my commission 😂😅

      No real short cuts. For short term, hotels and AirBnB are the best choice and the options are super limited. For longer, find the place you want to be and walk/drive around and scope it out.

    No way you are getting a small one bedroom apartment for $250 US let alone a single family house for $250.

      It's funny that half the people say this is impossible, and half say that they live there and can easily do it all for less than my examples :)
      But $260 was our price for a three bedroom. So $250 for one is definitely doable. Nicaragua is far cheaper than the majority of people who live in the enclaves believe because there is so much scam pricing going on around them that they don't believe the real prices of the market.

      I’ve been here for three years and have lived in 8 homes to get a good feel for where we wanted to buy property, no way any home in SJDS is $250. And $20 for a taxi to go across town???? 😂

    Hello Scott. / car wizard look alike check you tube what's your take on Granada real estate do you think it's going down in value?? Local real estate people have different opinions. I've been in Nicaragua about 10 times really high and booming in Grenada I've seen it go half off ? I believe if any place is an indication what's happening it would be Granada. Thanks

      They don't have different opinions. They are just lying to you as I also say that they will. That's their job, their ONLY job is to trick you into paying more than the market would bear. I don't shop in Granada, but there's nothing driving them for special growth. They have loads of empty stuff like the rest of the country. Why would you feel it was an indicator? It's a tourist city mostly.
      Remember the first rule of real estate in Nicaragua: never speak to a real estate agent. It's not a real, regulated job in NIcaragua and they don't have an MLS so they know literally nothing that everyone else doesn' tknow. But unlike everyone else, they are exclusively paid to fleece you. They offer you no value, but come with a lot of risk. They will always, no matter what, try to convince you that prices are going up and that properties are moving fast. They say that everywhere. It's not true, in the slightest. They were saying the same thing in SJDS years ago... claiming $1m properties were up to $2m and buyers everywhere. Showed up in person and the same properties were begging us to buy at a tiny fraction of that price. It's all smoke and mirrors.

      16:32 Let me make it simple I'm Nicaragüan the reason why prices have gone down is because lots of people have left the country so they are selling to use the money to travel but of course people from all over the world go to San Juan del Sur so prices will never go down outthere, a beautiful house in SJ ocean view goes for around 300-600 depends on what you want

      $3K ourside of SJDS does very well. Even if you are paying rent out of that, that's a lot.
