      @G A taxed on value of property. Often Times people will remodel the interior so when the assessor drives by, the outside still looks the same, with him spending 60-70k + doing most of the work himself I'd say he easily added 100k value to a 370k property. I wouldn't be surprised at all with a $10,000 exterior paint job, this property is now worth well over 500k. Tax man loves remodels!

    I appreciate you totaling up how much the sponsored products came to. So many times content creators gloss over the fact that they get products free (or in exchange for exposure and ads).
    Honestly I expected your costs to be higher as you totaled everything. You did a lot for less than I thought you would.

      I'm sure if he had paid for install services (electrical, for instance) instead of doing it himself, that cost would've jumped another 25-30% at least. It pays to learn how to do things yourself if you can!

      Not only exposure and ads. Also realistical testing under actual working conditions... ;)
      Perkings Builder Brothers has had a good number of such offers where htey got products MONTHS before they'd be on the market, so that independent workers can give honest opinions about how well it is to work with it and how it behaves when installed in a real house and not just some testlab under assumed conditions.
      Even if the test ends up badly, as in there are still flaws... wouldn't it be better to hear about it BEFORE you start selling it and have no control about the reviews and mouth to mouth talk of professionals amongst each other? A new product that immedieately gets a bad rep can be catastrophically if you're only one of dozens of brands on the market and need to rely on good reputation of your products to sell. And a lot of people following such channels ARE professionals too that want to look out for things like tool tips or what material is best for such applications...

    im going to assume the labor cost from the perkins brother was at a discount and not their actual rates, that seems rather cheap for a crew to come out even for a couple days. Thanks for the break down either way, I love these videos.

      It probably helped them too as going by Erik's video commentary on their YT channel they had a lot of pauses where they could not work on various projects for many different reasons (delay in material [especially the cursed windows] or inspections, awful weather, whatever) and working here for one or two days meant the difference between not working/earning anything and having at least some income.

    Due to the high cost of building out an empty space into a wood shop, I’ll never have a space of my own. I don’t have the finances, nor do I have the time. I’ll be 71 in a few months & I’m already having difficulty doing the few things I can do/repair/ fix. Enjoy the shop, it looks awesome.

    I am really impressed with how your workshop turned out. In the beginning, I will admit, I had my doubts, but they were quickly washed away. GREAT JOB!!!!!!! Where can I find the "half ass" poster you have on your office wall??? I don't own any commercial property, and I am still living in my first home, but when the contract was being drawn, I had my attorney include any pre move in cleaning expenses, to be paid by the seller. It worked, because they left nothing behind, the walls and floors were all cleaned before closing day. There is absolutely no excuse what-so-ever that you should have to clean up someone else's garbage, especially when it comes to buying property. I'm not talking about the old insulation, and unwanted, unnecessary "structural elements" like the bracing for the wall that was caving in, just the general unwanted junk the previous owner decided to leave for you to throw away, that is light years beyond ignorant.

    Not that I don’t believe you, but $900 for a structural engineer!? Where I am, an engineer barely gets out of bed for less than $1k, and your stuff was a bit more complicated than just a basic beam or something. You got it for a steal!

      I was thinking the same thing for all the labor costs as well. Super affordable to have people come out to do a project for $1k.

      Nah, sounds about right.
      Structural engineers in my area are about 300 for first visit to inspect the area and about 600-700 to make a plan and stamp it.

    Great breakdown of the costs. Shop looks great! You saved quite a bit of money and have a nice investment on your hands. Now that the interior is done, I assume you'll move to pretty up the exterior?

      Wait a moment... "the Interior" is NOT done. He only did the ground floor, the whole upper floor and especially the "living area" as intended office space/studio and maybe future course location will need a LOT more work to become presentable and look professional. I dread any video of that kitchen corner in close up... *shudder*
      And then some of the Exterior still could do with some repairs too.

    7:20 I think I mentioned that you should have installed a subpanel on the other side of your building, running AL wire to a subpanel is cheaper than running CU, plus allows for future expandability. Would have saved both on appliance runs and outlets.

    First: congrats on your tantalizingly close to 1M subs! You deserve it (that and more). You made a KILLING in comps as a very successful RUclipsr, and I think that's awesome! This sad, old building was sinking further into decrepit territory when you found it (the landscape, ALONE, was degrading the building further every time it rained). Major save, there. And the interior was arguably even worse. What a hodge-podge of insane wiring! And the ceilings/overheads (whatever term closely applies to that crap), was atrocious. Just cleaning all that crap up was surely a mini-nightmare, at least. You've transformed a slum into a usable, actual shop! Now... When the H*ll are you going to paint the exterior of the place? Even with that sweet, sweet awning over the front, the place kinda looks dumpy. Got a time-line? LOL.. not pickin', just curious!

      actually poured concrete or just cinderblocks like his walls here were too? Thought the majority of commercial buildings in the US were rather simple constructions, steelbeams and corrugated sheathing and such... didn't know there were any areas that build more permanently too. (even here i think the retaining wall wa sonly that solid due to the half buried status, if it were not meant to hold back half a hillside, it would have looked like the upper floor walls or front?)

    I really liked all the repurposing of materials and an older building. If I was doing something similar. Post frame buildings seem awesome for shops like that, or even a house for that matter. I bet property in Western NC is expensive. I was born in Blowing Rock which is north of Ashville and land is expensive there too. I liked watching the progress of your shop.

    i'm building a workspace barn, 2400 sqft on the ground and 1800sqft on a mezzanine, so far its blown out my budget of 160k and i'm well over 200k and climbing fast lol. but i'm building it right no matter the cost or time involved. i got once chance to get it right might as well not hold back

    Johnny, even though the shop has cost you a rather not so small fortune within a short amount of time, as you said at this moment, you could sell it and walk away with a little profit but it's clear to see that you have a plan going forward. Again, you still have plenty of room to do something else with the loft area if you want to. The amount of space up there you could even turn it into a rented home or two and have the entrance via a outdoor staircase if you want situated around the back or side of the property. The potential is unbelievable at this moment as you're aware. Overall I can definitely see what and why you decided to purchase this building, congrats buddy the shop area's improvements are impressive and the shop looks great. I can't wait to see what comes out of the shop door in the near future!!! As always buddy 💯% 👍 🇬🇧.

I just wanna say that I have been an avid subscriber and up to date viewer of yours for probably four years now. I always love your content as well as your editing style/ presentation technique. But there has always been an itch I have been unable to scratch whilst watching your videos. A familiarity, that feeling you get when you see someone you know but you can’t remember how… and today is the day I have finally put my finger on it. Please take this as a complete compliment, but you deliver lines like the one and only chandler bing. The way you both do a soft pause mid sentence unexpectedly, and then continue with a light chuckle. I had to get that out there as it’s been bugging me for years… hopefully you find this an amusing observation, don’t be offended, chandler is one hell of a legend to be compared to. Keep up the good work… see you on the next one ☝️

    Good luck with the new shop, so with material cost about $65000 would it be fair to say to get some motor do it for you in total would cost you about $160000 material plus labour.
