How I Lost the New Shop

- In this video I detail the circumstances under which I have lost my prospects for a new shop location. To be honest I’m somewhat relieved that the issue has been resolved, even though things didn’t work out the way I had originally planned. That’s the way life works sometimes. Who am I kidding, that’s pretty much how life works all the time.
I’ll be fine. I’ll figure this out. It’s just another bump in the road.

My experience is that when people get mad and offended and try to convince you they're a man of their word, they're anything but.

I've had the same experience. And it's not a just recent thing. "The lady doth protest too much, methinks", Shakespeare's Hamlet, Act 3, Scene 2.. (of course i looked it up, wikipedia is our friend lol) Shakespeare's Queen Gertrude is playing off insincere overreacting, which is exactly what that "man of his word" was doing.
So sorry this is happening to you Eric, been watching since your early days and back when i did my own work i learned a great deal from you. Thank you for everything you've done for the car community..

You did the right thing.I bought property built a home and a big shop on 2/12 acres and ran my auto shop from there for 30 years before I retired. Best move I ever made.

Half living, half rally car fab shop. I learned my lesson with rent, land lords years ago... Some people don't learn..
I would like to point out that the inaccessability of the breaker box is both a fire code and electrical code violation which makes the space impossible to insure. I hope you can find a new location soon. Always enjoyed your videos.

As a antique retired diesel mechanic. I can understand all the headaches. And staying in the school system for your daughter is a good thing. After she graduates find a old farm and build what you want.
That's what I did. In fact two years ago I sold the farm and shop I built for about eight times my initial investment. When you buy farm land the codes are more relaxed.

Glad you followed your gut, letting go of a bad opportunity will leave you open for better ones in the future. Don't stop building your dream even if you do not have a certain piece of it, like the shop part. of it.

You'll never have that, as the gov't can force you off your land for any time for no reason (ask me how I know). But yeah renting has a lot of drawbacks.
@@PlatypusVomit For sure. Eminent domain really sucks when it happens to you. About 15 years ago the city I live in tore down about a dozen houses to make a new highway on-ramp. The homeowners were furious, but there was nothing they could do to stop it.

@@michaelf.2449 Except then the railroad will want to come through and the gov't will take your land to give it to them. Obviously out in the middle of no where, you've got better odds of the gov't never eminent domain'ing you, but the chance is never 0%.

Eric, although it sucks about the "new" shop space, it was an actual blessing in disguise. You dodged a bullet with him even though you ended up in a ditch. He showed his cards as being a terrible untrustworthy landlord. Had you pursued the space anyways, who knows what kind of stunts he would try to pull on you later on?

Hey Eric my heart goes out to you brother. You have taught me so much over the years. I'm a tech now and been at it professionally for about 3 years now. Thanks for giving us a window into your life. Where you have great times and sometimes not so great. What I have learned is you are one resilient guy. You'll handle it the best way you know how, thats all any of us can do. I'm glad you were not bamboozled into moving into the smaller space. I know things will work out for you.
Also I feel like there could be a lawsuit over him giving away the space you had put a deposit in. Just a thought. As for the a hole. Nope. That's on him. He should have handled the situation better. As a business owner, there are certain ethics you follow as well as legalities hence why I mentioned the above. As someone who went to college for business and got my degree, I can tell you that's probably a bad idea to go with that guy you put the down payment with. Fight to get the down payment back, use it for a better location, and maybe even get settlement from him too. Man of his word can't even keep contractual, written words
It's called "Loss of power of bargain." It may depend on whether the actual lease had been signed though. If not, then ETCG would have also had the right to back out. If the lease were signed and the owner backed out, then he could be sued on a host of liabilities, including moving expenses, loss of business in the interim of finding a new building, plus the loss of bargain.

I was thinking. Maybe with going back to the start of your channel. Doing basics, like checking tires pressures, tread, fluids in a car, how to change a headlight, tail light, patching a tire. You’ll be back soon Eric. You got this bud.
As far as your almost landlord goes:”Like my Father has always says “a man is only as good as his word”. Getting out of that trap was a GOD send.
I did the rent thing for a while and then I built my own shop on my own property. You’ll be a lot happier if you can find another place to buy that either has a shop on the property or you can put one up. That was 30 years ago. Then you can do what you like if you want to put a window in that wall or door or whatever you don’t have to ask anybody just yourself. I always enjoy your videos you’re very informative being a mechanic I can always learn something new from you. I wouldn’t get too concerned something will come along that will work out for you and your family. You’re a licensed mechanic it’s not too hard to make money.
What I have learned in my 60 years is sometimes you have to take a few steps backwards in order to keep moving forwards. been watching since before you had that big place , maybe go back to a small garage with no lift , focus on smaller jobs until you buy your own large space down the road.

One thing my life experience has taught me is that when one door closes another door will open. Don't stress over it and keep doing what you do. Things will work out for the best.

Hey Eric, been awhile. :) Thought I would chime in. I rented a 5k manufacturing space for many years... I knew very early on that all I was doing was working for my landlord. If my business did better,... there he was with his hand out with significant rent increases. He was nice about it but still... When I "retired" from that line of work..., I swore I would NEVER start another business that required me to rent space unless I owned the dirt and the building. You're making the right move. Better things are yet to come. Best of luck to you!

I remember your reason for trying to rent and I certainly understand it and applaud you doing what you think is right for your family, you gave very valid reasons although I disagreed.
I'm looking at Michigan, I've seen 70 acres with a dwelling for 80k. Beyond the ability to have privacy and build what I want, it opens the door for plenty of other income opportunities.
I'm not a RUclipsr but I would think this would be ideal for creating content.
And even building a new shop would make for great videos in and of itself. People are drawn to this type of stuff, me included. Whether it’s Andrew Camarata and his shipping container castle, or Essential Craftsman and their spec house build, or OffTheRanch and the abandoned mansion, viewers love seeing a big challenge in front of someone and vicariously getting to be part of the build process over the span of months or even years. If Eric has the means and the willingness, it could turn out really cool. I’m sure it wouldn’t be the entirety of the channel’s content, though, since it’s still primarily an automotive channel.
You made the best choice ever, Keep your head up and do what your heart is telling you. I think you are a very smart person. Just a word of advice , remember where your customers are , don't go too far into the woods that customers will not go. Good Luck with it all.

This is an awfully frustrating story. It sounds like you have things planned out though and you've thought this through. I've been in similar situations, relying on others for stability, and it works out in the short-term for the most part but in the long run you are subject to their decisions about the space you occupy. If you don't like those decisions, which I did not, you are suddenly in a very unstable situation. Ownership of land and building may be expensive, but it is YOURS and to be done with at your discretion and that freedom is priceless.
You did right and always come across as a straight shooter. Hope you are enjoying your break

Sounds like the right move - hands down. No question. I also can relate to the school district conundrum. Waiting for the last of mine to graduate and I'm outta here. Going to find me a small patch of land to do what I want when I want and never look back. Counting down the minutes and seconds...
Anytime anyone pulls the "I'm a man of my word" bullshit, walk away. That is a shyster you can't trust, they will take advantage of you any possible way they can.
Like how about for example I'm a man of my signed contract?
Eric, You still rock...The fact the joker who agreed to 5k sq. ft., only to waited until you arrived to sign paperwork, was the red flag...Yes he knew before hand about the property becoming unavailable, and this was his attempt to manipulate you into settling for the shitty smaller area.. Good o. You telling him to kick rocks!!! that is the right thing to do, i did it 25 years ago and i recomend it...i have a very tallented friend that builds rods etc and i have been suggesting he do the same (his overhead renting is outrageous in van bc)...you will be able to relax and pick and choose your work...good luck and Yah bless you and yours...doug

Something might pop up for rent before too long. You’re not committed to shutting down. I think it’s awesome you are putting your daughters school first. It would be hard to change schools at that age.
I say you made the right call, to many red flags with that new space. Getting your own is better, then you can have it built the way you want it.

My father owned a body shop and worked on cars. You are doing the right thing. He made a lot of money in real estate over the years and owned the land and his shop. Buy your own place and build up your assets!

Eric, many thanks for all the video's, especially back around 2014-2016. I was learning a ton about cars and trucks around that time, and it was your channel I tuned into a lot of days. I was fortunate enough to find some nice property out in the country where I've been able to put a small weld shop for a side business, it's awesome! Wish you the best going forward.
