Real deals. A great video mate. I think it’d be really good to do a video on costing up a refurb in a house you’ve bought sometime. It would give a great insight into approximate costs of labour and materials (even though this will vary from North to South) for the less experienced amongst us. Cheers again bud. Dan.

I would have done the deal myself. There's a massive amount of learning in the deal which is also value in a certain way.
I have an assisted sale opportunity in the pipeline. I found your approach interesting with the loan/charge you made your money in so you'll get it back if vendor try to sell it. Ideally I wanted to go with an RX1 like you mentioned it. For this loan do you need some special agreement or contract or is it literally just a private loan to the vendor?

Real deals … off-course ….you are a wealth of knowledge and bullish ( to a certain extent) to go with it ,I’d be fairly intrigued to see any grade 2 properties you’ve ever had involvements in . I’m currently going through the process of converting a grade 2 listed mill in to 6/7 duplexes… abit out of the realm of your normal day to day from what I can see it’s not boring, bread and butter that I like and like you I suspect, it scares the s**t out of me 😂

Thanks for the video Jamie. Why wouldn’t the original owner straight forward sell to the open market at £218,000? What is the advantage to the seller for waiting 9 months of re-furb etc. If the entire mark up stays with you?

Also, there is no stamp duty or CGT to pay as you didn't actually own the property. Is this correct?
No stamp and no cgt… there will be corporation tax though as I made profit in the business

👀Are you registered as a loan provider , to be able to place a charge on someone's property 🧐?
It doesn’t quite work like that for these purposes. You need to submit an AP1 form and send off the registration for them to be valid. I hope that helps
