I just realized in our contract, our realtor is a dual agent. Today we saw our home we wanted and we told her what we’d be comfortable paying and I asked what she thought. She said she don’t think our offer will be accepted. The home sold last year for 173,900 and listed for 244,000. We wanted to offer 210,000. Well later today she called and said she pretty much do not want to submit our offer because the sellers are wanting the max for their home. It seemed as if she was more on THEIR side. She kept saying that the sellers have to pay bills etc. and we should understand. My husband straight up said that house have no updates, it was t showing ready when we came and it needs some repairs. We just agreed to end contract. She didn’t even try.. so needless to say, she was more on their side and their needs.
You are the best teacher on RUclips! I took the course and received my Sales Associate Certificate, but the cram course didn't cover nearly all of the real life things that you cover in your videos. There is no proper way. Riddle me this. How can an ethical agent get the absolute best price for their buyer while simultaneously maximizing profits for their seller? The answer is simple you can’t and they all know it
An Architect represents the Owner through contract, but when there is an issue between the Owner and the Contractor, the Architect may assume the role of an Initial Decision Maker (IDM). In this instance, the Architect must NOT show partiality towards either the Owner or the Contractor and make a decision in good faith to both parties. In other words... representing both parties can be done... and if done well, can be very equitable.
All offers MUST be submitted to the buyer. That's not his choice to not submit all offers. If he or she or dee doesn't that realtor can lose their license. It basically doesn't happen. It's the sellers choice to choose which offer to accept not the agent.

I just had this happened to me dual agency & I hate it! As a seller I will never hire another agent that does it. And it’s illegal here in Maryland

what if during sale time your agent received a offer but didn't take because he already have a dual agent to buy for a lower price.
