@@USRealtyTraining It’s definitely not as organized as you guys are. One of the realtors I was talking to said you don’t even need a license to practice real estate here which I’m finding a bit hard to believe. I’ll be looking into it while learning what I can from your videos as well.
Great video Rico! You should always require the exclusive right to sell agreement. For all of the effort and time a real estate agent puts into helping to market/sell a property, they deserve a commitment from their seller.

Hey, there! Sure do! I run my own pre-licensing school in California. To get your license, you have to complete the required education, which is what my school teaches. If you enroll, you'll take three courses, Real Estate Practice, Real Estate Principles, and Real Estate Finance. Although, I'm not teaching in the classroom right now, I have videos of my lectures. But, there's a ton of great trainers who teach my material through live online webinars too, that I would encourage you to check out if you have the chance. Exclusive Authorization to sell sounds like the best method. But what happens if the house doesn't sell within the length of the agreement. city issues, 1st buyer fails to complete escrow , seller refuses to take $1 less than asking price, etc. are there any mediations for the agent.
I signed a "Disclosure Regarding Real Estate Agency Relationship" contract Standard 2 page contract by CA Assoc. of Realtors over 8 months ago in Januarry. After 2 weeks, of turning down an offer by an investor and the next door nieghbor, I decided not to list and not to sell. How long is that contract for? I have not talked to him for 6 months ... except an email a month ago that I would get back to him if I wanted to try to sell again. If I sell now (September) direct to an new investor that I found, can he sue me for commission? My house is 1/2 burnt in a fire, selling as is. There is no "duration" period or good till "date" listed in the agreement. I would assume that since I decided not to sell, that cancels the contract .... or that 1 to 6 months of inactivity is reasonable.

My fear? That a property I sell has issues I/seller didn't know about and buyer thinks I'm a thief. 😕
