    It's sad how difficult things have become in the present generation. I was wondering how to utilise some money I had. I used some of it for e-commerce business, but that sank. I'm thinking of how to use what's left to invest, but I don't really know which way to go.

      I understand how you feel. It's a little bit difficult to navigate things these days. You don't wanna lose whatever is left. I may suggest that you find a financial advisor who could give you thorough advice on how to go if you want to go the investment route. Also, the fact your business failed doesn't mean you should give up.

      That's right. I have tried many failed businesses and it's just a step further. Don't despair. But to add, if you do decide to use a financial advisor, it's best you use someone who understands your special needs and can work with you. I learnt this from experience before finally finding one I can stick with. Now I make six figures from my investments alone, and even more from my businesses.

      Jobs that PAY Double Triple what you would get anywhere else??? I live in South Florida and RENTs and especially INSURANCE is Through The ROOF!!! But I get paid $20,000 less a year than for the same job in NYC. So it evens out.

      @@ALTAJR-07I knew someone would say the jobs pay more. I will be nice and say that’s a poor analysis. First of all you wouldn’t need a job if your rent wasn’t $5000. And if the jobs paid so much more than other states no one would be complaining about the rent. You can make money in other ways than a job. It’s sad to think that that you have to live in a high cost area to get a high paying job. That’s like saying in order to make $200,000 I have to live in a 50,000$ a year apartment. You could make $150,000 and buy a duplex in a more affordable area. Ask me how I know.

    A great chunk of the rent in NYC goes to pay the landlord's property taxes. The city could easily make housing more affordable by lowering property taxes, but they never will.

      They'll be forced to when everyone leaves... if there's no renters and none of the taxes can be paid, in theory, a lien will be levied against the property.
      But if no one will buy because of the high taxes it'll become a ghost town.
      Which is exactly what NYC deserves at this point.

      Ya that's what I think people don't understand, landlords can't really lower prices very much or else they would be going under which a lot of landlords aren't giga millionaires and can't afford to do so and most of that rent money goes to property tax. It's also why in my opinion affordable housing will never be a thing (at least in the way people want it) because it doesn't matter how many buildings you build if they are in areas that people want to live in (close to supermarkets, jobs or like the new Jersey side facing new York where you can see the city etc) then the demand will drive those prices up on their own. You can get affordable housing even right now. You just have to live 1-3 hours away from your job and any crowded areas to do so which most don't want to do.

    Ah yes, the rent vs buy decision I’ve been trying to figure out for years. The rental income vs mortgage payment calculation never made sense to me. But this is much more logical and makes far more sense. Thank you for simplifying this!

      Pay close attention to the background of all of the shots. I see poorly painted cabinets, a loose faucet, closet doors that don't slide well, a gas meter above your head, there's not enough space to open and remove food from the oven safely, doors that open into other doors, a rusty fire escape, and probably more I missed.

    The real problem is that corporations have been allowed to shift most the tax burden onto the middle & working classes by financing politicians who would vote in favor of the corporations who financed them. When income taxes were first instituted, they were only on the very rich elites/corporations. The working classes & poor were not required to pay income taxes as they are now. The corporations have colluded together (supposed to be illegal) and have cornered the market because they had great tax laws passed for themselves so they little to nothing in taxes while making good profits. Also, laws need to be passed that stop allowing foreign corporations or entities from buying American real property (China is currently buying up US farmland taking our food sources away from this nation which could start serious shortages & great increase in prices in the US). The problem is the control the corporations and foreign nations/entities have gotten over the US because they finance our politicians so no matter who gets elected they owe corporations & foreign entities favors.

      Corporations, special interests, PACs, and the super wealthy buying politicians is the real problem as that is the root of all the others. Stop allowing politicians to magically get rich and you'll eliminate the largest incentive for trash people to take up a political career. Some people think term limits would effectively accomplish this by making it impractical to buy a new politician every term, but that does not address bureaucrats and regulators that are not elected and would not be subject to the same limits.

    I am a retired American who lives in Bacong Philippines and I have a modern 2 bedroom bungalow, 50 yards from from the beach with some of the most beautiful tropical reefs in the world and I pay $375 a month. America has gotten out of control with the cost of living, I will enjoy the rest of my life here.

    I had a customer in the 90’s that lived just outside of New York. He was in his 50’s, and was SO excited that he finally bought a house. I asked what he paid, and he said 1.1 million. He sent me pictures of it. It was almost identical to a house I paid 60k for in Ohio.

      yeah you payed way less but the difference is location. I for example want to live in san Diego but the prices are very high. I have zero desire to live in Ohio. I don't care if the house is a mansion for the price of 2 triscuts. Its all about location. I like coastal cities. And that's the problem. Everyone else also likes coastal cities. The reason why the price is so cheep in Ohio is because no one wants to live there. While NYC is not exactly doing great right now, it is still a major hub of America. And that fact makes it desirable. Its where all the businesses are, its where all the entertainment is. Its where you have to go if you are working in finance. For centuries now people have been leaving the countryside to move to cities for the exact same reason they are moving there now.

    New York is unaffordable for most of us. I have no desire to live there. Tbh, I don't see the draw of living in a place that's crowded, cramped, and expensive. That apartment's bedrooms would barely fit a queen sized bed, much less anything else. What a rip! There is no appeal to move to NY. How can you thrive there? You can't even walk down the street without some random ahole punching you in the head, or your phone or bag getting snatched. Why?! What kind of life is that, to live like a rat?

    Why pay rent? It's going to take the court 6 months to even get to your case, and probably another couple months to actually kick you out. Then, when the police come to evict you, just give them a napkin with some text scribbled on it that you claim is your new leasing agreement (between you and some stray dog who barked that it owns the apartment). It's now a civil matter once again, and for that the owner will have to take you to court again, so another 6 months. Why follow the law when you live in a lawless city? You might as well enjoy the anarchy.

I was able to rent 6 months after filing bankruptcy and had a credit card in 3 months. I bought a house in 2 years. Bankruptcy doesnt fuck you over as badly as they swear it will. Second option is just save the rent until the kick you out and buy some land out west and put a tiny home on it cause if your rent is 3-4k a month and you save that. you can buy a pre made tiny home and some land.

Their employees can suck eggs while deciding what things they can cut out of their budget and still pay the rising costs of living. Taxes go up, food goes up, rent goes up, fuel goes up, and salaries are flatlined. As a general rule, businesses don't lower prices when their costs go down. They consider that to be part of their profits. If they drop an items price somewhere, then look for the raised price of something else to offset the lowered price.

    I live in LA, and the rent is almost as bad. Even searching old apartments the description always says they are "renovated and clean" but there are homeless/junkies living just outside the building, and gangs seem to have made a comeback.
    Also, a friend of mine applied for affordable housing but the application was so long and demanded so many things including a letter of recommendation from his landlord who he never got along with due to rent increases and lack of maintenance issues. Needless to say he didn't get the apartment.
    Also asking people to make 3 times the amount of the rent is insane.

    Blessed to be a Native New Yorker who is rent stabilized. Hang on to your units unless the coop board decides to offer 6 figures. They tried to offer 40k and I told them nothing under 150k. Not worth it to give up 3 bedrooms in a doorman UWS building for under 1100 a month. The room I rent makes 500 a month so I pay my rent, electric, cable and wifi with one tenant in my back room.

    My parent's first house bought in 1978, cost $245 for the mortgage. They sold it 20 years later. My car payment in 1998 was more. Now my mom's mortgage payment is $960 for a large 3 bedroom house on a corner lot. She has been here 26 yrs. My dad passed in 2013. He was a financial planner.

      My dad paid 90$ a month for 4 bedroom 2.5 bath on an acre he bought in 65. Right outside Philadelphia. He always joked the school taxes were more than the mortgage. My mom stayed home with four kids. The sad thing is my husband with a doctorate, and me with a bachelors, both working, would struggle to buy that house for 450k or 500k range now.

      you could also get yourself a Uhaul truck and make payments on it and just live in that, convert it to live in, i still remember some dude in commifornia doing this and this dude was doing it so he could not only afford to live but he did this so that he could pay his debt which was something like 50 grand back then, but he did this for 5 years straight and he changed how he lived significantly, he had to shit and piss in a bucket, likely filled with sand or cat litter to make the smell not so intense and then throw it away in some garbage can somewhere nearby.
      i remember this dude worked at E-bay full time and he parked in the parking lot in all that time, he was able to do his showering and laundry at work because his work supplied these things so he didn't need to get a gym membership or a laundry mat membership, like this guy was really smart to do this, the funny thing was the payments he made on the uhaul were far cheaper than rent which i think at the time he was paying up to 3 grand a month with 5 other people in the same apartment all paying the same price, so that's crazy and he only had to pay for the uhaul payments as high as 200 bucks a month, that's a steal in comparison to rent in an apartment and he rarely traveled anywhere because he kept this uhaul in the parking lot of the E-bay building and the security guards knew he worked there and knew about him living in this thing, so if he left the uhaul for shopping or anything else, he knew the security guards would be watching his property and wouldn't allow anything to happen to his stuff not to mention the place had 24/7 hour video recording, so if something did happen, he could ask to get the recordings, but that was never needed.
      the thing is this guy did an interview and he said because he changed his life expenses, he was able to afford fun things that before he was too poor to do, like going to the movies or some restaurants and other activities in comparison to other ppl who did the renting for 3 grand per month life style, so the dude felt rich and suddenly he had all kinds of time for other things because he didn't have to work all the time.
      when his story came out, i remember ppl in his own state were mad because he saved all that money and they were jalous of him and wanted him to pay for more things and live a shit life like them, it's so sad when ppl have envoy and jealousy for something they could have done themselves if they were willing to lower their expectations and way of life.
      i used to work with a guy in one of my past jobs who complained how poor he was and this guy smoked cigarettes' and drank beer and smoked weed every day of the week, and i told him if he were to reduce his usage of these things, suddenly he would have more cash in his pocket, and he did follow what i told him to do, and suddenly he had lots of extra money per pay check, eventually he quit cold turkey of all these things, and i was proud of him.

    I know a few Canadians that moved to NYC for a few years because it was very valuable work experience. They have now been able to come back to Canada or move to more affordable places and demand a higher salary and have a better quality of life in a place more affordable then NYC.

    You’re 100% right about the new graduates not getting a job.
    I graduated May 2024 for Computer Science and after hundreds of applications I cant get an interview. Even people that graduated a year before us cant get a job, the market is worse than people think and people are taking different jobs to not be unemployed so maybe thats why the unemployment rate is low.

    2400$ is almost 3 times my rent at my own appartment in Denmark. And my rent includes water, tv and heating! 🤣
    And my appartment is not small either. At 57 square meters it's made for 2 people, and I live here alone very comfortably.
    I just did a bit of spreadsheeting with my budget while writing this:
    I earn about 3181$ a month after 37% tax. I use slightly over 80% of that on all fixed expences combined including all the "nice to haves" like subscriptions, gifts, hairdresser, car, insurance, ect.
    Edit: I work as an Electrician btw. 😉

      We need to limit Voters to Net Income tax payers.
      Currently people with no skin in the game vote for free stuff and leniency on crime. Compassion is the cause, not the cure.

    I pay 800 a month mortgage for my 1650 sq ft home. Some places are just not worth the cost. Live some place cheap for 4-5 years, build up equity and upgrade as life grows.

      Spin around, like a whirling dervish, clockwise (yang in the northern hemisphere/yin in the southern hemisphere) or counterclockwise (yin in the northern hemisphere/yang in the southern hemisphere). Chanting these mantras(yin mantras) heal each chakra: Um like "from"(root), Am like "Tom"(sacral/solar plexus), Oom like "room"(heart), Em like "them"(throat), Om like "home"(heart/throat/pineal) and Ngm (humming with tongue on the roof of the mouth/pineal/crown). These mantras build yang in the body: Eem like "team", Im like "him" and Am like "lamb". Chant these mantras a number of times at the corresponding sound frequency for each chakra: 1,2,4,8:256hz(root),144:288hz,34:272hz,33:264hz(sacral),5,20:320hz(solar plexus),88:352hz,21:336hz,89:356hz(heart),3,12:384hz(throat), 7:448hz,13:416hz,(pineal),54:432hz(left brain), 55:440hz(right brain), 60:480hz(crown). The days of the week relate to the chakras as follows: sunday(root), monday(sacral), tuesday(solar plexus), wednesday(heart), thursday(throat), friday(pineal), saturday(crown). Sleep with the head placed east. The cardinal directions represent the 4 seasons: east(spring), south(summer), west(autumn), north(winter) in the northern hemisphere or east(spring),north(summer), west(autumn), and south(winter) in the southern hemisphere. Stare into these symbols before sleep in order(or if resting sabbath before sundown): the eye of horus and its mirror image, the eye of ra, one eye at a time, 7 colored rainbow, then the torus yantra, pentacle, metatron's cube, heptagram, enneagram and then the flower of life mandala before sleep. Go for walks while breathing deeply through the mouth and nose(count your breaths based on the number of chanting repetitions for each chakra depending on the day of week). While walking also periodically touch each finger tip to the tip of the thumb and make fists(mudras). Lift weights and box a punching bag. Place coiled copper wire into the soil and grow non-gmo soy, wheat, corn, mint potatoes, regular(unfeminized) cannabis seeds(sour hebrew national, mercury rising)and papaver somniferum(7 year crop rotation). Get natto starter to make natto. Place bare feet and hands on the grass. Sunbathe or shine white LED light on skin during the day and at night use LED lights on red(sunday), orange(monday), yellow(tuesday), green(wedsnesday), blue(thursday), indigo(friday) or violet(saturday) settings and expose all skin to the light. Another helpful suggestion. From friday sunset to saturday sunset rest the sabbath which means no lighting fires(no lighters, stovetops, hot water from water heater with pilot flame etc.), no physical exercise, no singing or listening to music, and no buying or selling. This will increase yin in the body for the following week. Breaking the sabbath(doing the opposite) will increase yang in the body for the following week. During the sabbath, if keeping the sabbath, wear all white clothing. If breaking the sabbath, wear all black clothing. Rotate the sleeping cardinal direction at the end of every sabbath: east, south, west, north in the northern hemisphere or east, north, west, south in the southern hemisphere. Take boswellia, neem(sparingly), cinnamon, turmeric, curcumin, nutmeg, gotu kola, schizandra, fo-ti, oregano oil, garlic, vitamins and minerals. Drink lemon juice, lemon balm, mint herbal teas and kefir. Drink organic caffeinated coffee, tea or cocoa in the morning(take breaks from caffeine as well). Also take n-acetyl cysteine, bromelain and nattokinase(detox). Drink baking soda in water(alkaline),brush teeth and gargle with baking soda. Gargle and bursh teeth with peppermint, clove and cinnamon oils. Experiment with resting one different day of the week the same as the sabbath(from sundown to sundown)or every other day sabbath. Worship these solarat day/lunar at night: Amun Khepri/Mut(east), Amun Ra/Hathor(south in the northern hemisphere/ north in the southern hemisphere), Amun Atum/Iusaaset(west), Amun Anubis/Anput(north in the northern hemisphere/south in the southern hemisphere), . Look into Nos Confunden's terra infinita map.*..

    I still cant understand why anyone would pay that much to live in a shoebox, surrounded by poisoned stale air, crowds, noise, crime and excessive taxation. It just makes no sense unless you're making an insane amount of money and even then it isn't exactly value for money

      I live in a great city I pay 450$ month for a beautiful 2 bedroom duplex and get to have my 2 kitties and my awesome German shepherd for no extra charge

      I’m just about ready to give up my dream of living there. I’ve wanted to live solo on NYC since I was a kid, I was raised in upstate NY. I’ve been playing guitar, bass, and other instruments since I was a kid, so I essentially wanted to live in NYC, for the music scene, and the fact that, it was always a place pedaled to me as “everyone’s a little crazy here” everyone is probably a little unique, a little eccentric, a bit of an outcast. NYC seemed to me like a place I could go, to live, and play music, and I would ACTUALLY find other people like me, creative outcasts. But the bohemian dream of NyC I held onto for YEARS as a kid, a teen, and even a young adult are just.. not realistic anymore. I’m not naive, I’m in my 20’s now and I know I could probably never afford to live there, and make that dream a reality. It doesn’t make it any less soul crushing.

    Why pay rent in New York when people here illegally get there place paid for by taxpayers. How unjust and unequal treatment by the government is that? People should stop paying their mortgages also. Tell the government of New York to supply their housing for “free” also.
