I had visited this project when it was nearing completion. It felt very shoddy and the sales guys seem like crooks. We ran away from there. Lol I have seen houses at RUNWAL GREENS AND RUNWAL olive and chestnut buildings. They are only 4 years years old and all the flats have leakage issues and cracks in the rooms and ceilings. It's a full scam. I am surprised these residents not file q case action suit against these crooks

Sir you must understand that making a building is an expensive project, and it is very difficult to arrange for this amount of money. Nevertheless, it is always expected to follow all norms and guidelines, which no one one does in a country like India.

People who want to get away from the projects who have taken procession of property from builders and are not happy is sell there flat. I know what I am going to say is not good. But it better than staying in a flat for 30 to 40 years and be unhappy. Sell the property for less and take your money and leave. If you loose some money now buy a different property and never buy anything from a builder again. Sorry guys that's the only way out.
The is no appreciation in this property since 2 yrs... And I believe there won't be any appreciation in coming years... Since gone are the days when people wanted to stay near to railway station... Instead now they prefer peaceful environment. So lets not fall into this Sales and Real Estate agents trap.
Last week we saw the flat nd these people were giving us spot offers and convincing us to book the flat by paying 51k through card.. they do so much of mindwash nd pressurise that spot offers wont be available if we take time to finalise the deal. .. thank god finally we cancelled our decision.. after cancelling our decision these people were calling back to back to convince us nd were ready to lower price as price was the main criteria for us to cancel the deal .

My cousin told me that his client who has an apartment in Lodha world towers is leaving the place because of Vastu! The architect’s did not properly consider vastu! And there are many flats on resale from 7-14 crores of rupees as people are leaving which is mind boggling

I too visited this project. What sense it makes to pay 2cr for a flat and see the slum everyday. Builder intentions are just to loot the buyers by giving individual flat.
As a Runwal forest flat owner It was a really a waste of money we members are literally stuck after buying Please don't waste in Runwal forest kanjurmarg Better you buy flat in DHARAVI it's far more better compare to RF waster of 2.20CR

Internal management trying to charge different different penalties and charges even after possession of 1 year later to owners by many ways. It's very much crowdy no space to walk or play to children. Poor quality after sales service no one is listening any complaints of owner. Managment is runwal hired they work for builder and not for owners. Many internal issues. There is lots of FIR in parkside police station vikhroli against management and builder you can check on many issues internally. Even after paying 2 years advance maintainance per flat maintainance charges Rs.4000 k extra and property tax 3500 per months which cost to flat for 771 sqft area maintainance 17,000 per months right now. Builder is money minded. He play very well with flat owners here.

They are probably right as even if it is a housing colony for navy it is a lucrative target for terror attack as it affects common people mind that if army cant take care of itself how would it take care of common man. PNS mehram attack is an example in karachi. However these are diluted by the government in power i,e ministry of defence. finally it is the bureaucratic and ministers decision. slight difference there by saying navy is matchfixing. even Ambanis house NOC is not yet given by Navy they dont care, A bigger nexus leads to things like Adarsh but they come out , as in sukhna case too.
