Yes 🙌 many of the original laureate park or LNcC homes need renovations within the next 5-10 years to remain top contenders. One story living on a good size lot is a desirable plan for sure. Lmk when you start looking 👀;)
I’ve been noticing some decent townhomes for $375k and single family homes for $500k recently. $210-$220 per square foot still feels like value. $190/ft if it is larger and needs updating but still a good buy in price if it’s the right neighborhood
@OrlandoPropertyAdvisor I looking for the impossible. 4 bed 2 1/2 bath, at least 24 square ft, one or two floor, office, formal dining room, large walk in closet, 3 car garage, no white cabinets and more modern. Under 600k, property taxes under 6k. Wishing on a star 🌟
Lake Nona is more of a spanish speaking community with many newcomers to FL from various countries, with no history as it's a fairly new community. Winter Park is the jewel of central FL with a robust amount of history. Winter Park has much more charm to it.
I believe LN if you include 32832 and parts of St. Cloud narcoossee it’s around 40% Hispanic. I’m still big on nona becoming a city within the Orlando beltway when the town center gets fully developed. Could take 20 years though. By then LN will have its own identity. Thanks for commenting
@@danteassai depends on which part of Winter park you're in. there is petty crime in high end neighborhoods too, like car window break-ins, we got police calls in Laureate Park as well as Winter Park near our street. but overall the core of these two areas is very safe and the residents demand it
Glad to see you back with another video
Thanks! We filmed another one this week that's $650k East orlando vs Winter Garden (North and south).
Nice selection of homes! Thanks for sharing!
I got that first one in Summerdale pending today :) 🎉thanks for watching
@@OrlandoPropertyAdvisor Awesome! Congratulations🥳
Thanks for having me on! I have to say that Winter Park Pines house seemed pretty special! Looking forward to coming back on the channel!
Excellent work! can't wait to hear more of your stories of finding deals
I used to always hang out in Bham MI for the vibe. I moved to WP and compare the 2 areas often!
You get it! Yessss
Great info. I am in Lake Nona now and love it. I would prefer the ranch house redo when I buy next year but in Lake Nona. 🤞

Gonna be a great podcast discussion! I have so many investing questions to ask :)
I love the Lake Nona area, but it's really expensive.
