For those who are about to buy land in Ibeju Lekki also, either it's Eleko, Akodo, Magbon, Elerangbe, Ilamija, Osoroko, Folu Ise and the likes, I've got an advice for you too.

First of all, an excision land is a land that has been released by the Government, while a gazetted land is a land that has been released and recorded in the Government official Gazette publication.

Basically, a Gazetted land is stronger and safer than an excised land, nevertheless, a C of O land is stronger than both an excision or gazette land.

However, if you have already bought a land in Ibeju Lekki, either excision or excision in view land, what should you do?

What about properties with registered survey & deed of assignment? Most estates have that title. And CofO title? Do I need to perfect it?
The question is not clear, kindly break it down 1 by 1, if you buy a property, you should run a check before you buy it, so that you know what to do next after you buy

Yes Gov Allocation is okay, all the land at Idera Scheme (Morganite, Delight, Treasure Island) are Gov Allocation before some got C of O, all the land at Ayetoro Scheme too (Itunu Residential) are Gov Allocation

The wealthy is okay, so far so good, their allocation no is out, although I haven't verified it
What if if you have deed of assignment? Can you still end up paying twice for the land?
Deed means you bought from a company, family or individual, but if the party selling to you have not perfect the title and they don't have the right to sell but sold to you, you will buy it twice.

So the key thing here is not the deed, but ensuring those giving you the deed has the right to sell
