It left me wondering as well. But I think it has to do with the fencing pattern as well. All the houses you see there the fences are all low. It's always good to make your fence high to keep your privacy in your compound and security as well. Kenyan homes are well known for that but in Nigeria it's the opposite. You can be in your compound doing your stuff and the next door neighbor knows everything about you

I'll like to say that your videos and presentations are always spot on. Very well presented. Unfortunately, with regards to the property, I don't see any value for money there. The fact that the developer could neither install AC units that would cost him a total of just N7m, nor install a lift that would cost about N15m /N20m, shows that they probably cut corners on other things in the background with regards quality. That land is probably not up to N600m, and the structure is not more than N170m, so where is the N2b from? The Alexa that was mentioned over 10 times as the main selling point costs between N50k to N100k each. The narrow swimming pool that's sitting on the road with no privacy is an insult to swimming pools. We need to compare what you can get in US or UK for $1.3M, then we may start to come to our senses. What am I paying N2b for here? We should do better. The greed is unbearable.

I came across an empty beautiful estate located in Abuja on the internet a few weeks ago, no one could avoid it! It's all empty looked like a ghost town. We need to change our mindset as Nigerians this is why many can’t build generational wealth, they want to make more than enough on just one transaction it's insane. This house is just big, nothing special. Nigerian developers need to come here to the US or travel all around the world including South Africa and see how much 1. 3 million dollar house looks like. Lagos is not New York and Nigeria does not have the infrastructure like the USA we can be better but we need to set realistic goals and expectations and stop this dollar nonsense they better wake up from being delusional.
Nigerians are not used to garages. The bottom front side of the building could have had 2 or 3 car garage with automatic garage doors added and that would have been a selling point instead of always telling people it has 24hr electricity and it's in a secured estate.

Downside the special effects are over done, the house while light and airy resembles a white box and does not have any personality. The pool is overlooked by the neighbours and the bathrooms do not scream high end, and why are all the toilet seats up? There are a lot of snagging issues on show, e.g. exposed wires. For One million dollars I would be expecting much more for my buck. Nice property nothing special
