#1 Biggest Tip for Water Damage Claims

  • Before you call the insurance company on your water damage claim let me give you the #1 Tip I tell everyone
    NEVER EVER NEVER SAY:
    "the leak was there a long time"
    "I just noticed it but it looks like it was there for awhile"
    "It was a slow leak apparently"
    "A month ago we noticed the leak but didn't think it would be an issue"
    Never say:
    The leak was slow---
    One of the questions an insurance adjuster may ask is the following:
    "was the leak slow or gushing"
    This is your answer "It wasn't gushing but a good amount was coming out, I can't tell you how much but it was a lot"
    (Note: if the water was gushing then say it but NEVER say "slow" leak
    These are examples of phrases people told the insurance company that got their water damage claim denied.
    YOU SHOULD ALWAYS USE THESE WORDS:
    Just Happened
    Recently happened
    Suddenly happened
    Abruptly
    Leak started a couple days ago

    To add to this for clarity, verbiage is everything. The date of loss and date of discovery, for all purposes can be the same date. When did your fridge start leaking? 2 weeks ago? Claim denied. When did it start leaking? I just moved the fridge yesterday and discovered water. Date of loss is yesterday, when you discovered it. There is no way to tell if it was leaking 24 hours or 24 days

    I’m a renter. The basement in my home I was using as a storage. I came home from visiting my mother and don’t know how long ago the flood was everything was damp and had mold! I cried so bad I’m a single mother going through so much stress now this.. I’ve been paying renters insurance and the insurance people aren’t helping at all 🤦🏻‍♀️ this was helpful, thanks for this video

    If we have to use verbage like abruptly and suddenly it just goes to show insurance companies and unscrupulous. They can take your money for years and years but the minute something happens in your home it can take days for responses and action .. what an awful way to do business

    I work for a water restoration company handling filing and collecting on the invoice from insurance and the customer. Cause of loss and pre existing are terms you'll hear from insurance to deny your claim- they'll use ANY excuse to do so.

    I have renters insurance through Allstate, my rental flooded, my $5000 cinema camera was ruined, the adjuster offered my $200!!! He said if I buy a new one for $5000 and show a receipt, he'd offer me $2000..so I have to spend 5k to get back 2k. They talked it up selling me on it..if you call to file they immediately tell you to not bother filing because they're not gonna give you much. What a joke!

    Thank you for this video. I have never filed a claim and the insurance company states that they have been trying to get ahold of the plumbers who performed the repair that I paid for two weeks. I was asked questions and they used the words leak on the phone with one person and his backup left a voicemail stating the same. I shared with the plumbers the information. The plumbers were like what are you going to stay in the house with a pipe burst. Very frustrating experience especially with a first claim.

      Keep your conversations to a minimum
      Write things via email so you have documentation
      But don't write more than 1 or 2 sentences when sending email to them

      ​@@theclaimsquadpublicadjusterswhat about a flood caused by standing water in 3 different drains that are badly clogged (thus the standing water). This is at an apartmen complex in one building (8 units sustained massive water damage). I have lived here 2 years, others said this type of flooding issue has happened 3 to 5 times already in the last 5 years, caused by the same drains! This is a chaotic stressful mess! 4 of the 8 units sustained the most damage, my stuff is ruined! If office complex & its management company were obviously aware of this on going problem, what should happen next? Who is liable for the skyrocketing electric bills we will be receiving? Caused by multiple fans in each unit, as well as multiple dehumidifiers? This is overwhelming!!

    We have a kitchen that was built as a bumpout without a true foundation around 70 years ago. It's only supported by wood joists on the ground (!!!) that are rotting and failing, causing lumpy floors and cracks in the ceiling and roof leaks. Our insurance policy DOES have endorsements for Wet Rot and Water Backup. Do you think we may have a good case for a claim?

      I'd have to look at the language for wet rot. Usually water backup has limitations but again I'd have to see the endorsement
      My fear comes in the form of a long term leak assessment by the insurance company = denial of claim
      I think that's what you will be facing

    Hii I buy a home recently two months ago now I face problem in my basement with water leakage I person who see my situation he said that the leakage from outside u need to do waterproofing to your house it’s very expensive they said it not cover in insurance u have to pay every dollar from ur pocket u have any solution to my problem

    So as an adjuster we should watch out for claims represented by your firm and ask SIU to evaluate for fraud from the start. Right?

      Do as you please as I have all my clients file complaints against adjusters license in the State of Florida
      So far in 2023 we got 4 adjusters license suspended. We hope to double that this year.

    I wish you were in Calif. what if the property is in cahoots with the renters insurance and they basically force people to use them. I’m suing the property for fire, mold , uninhabitable conditions etc. it’s been nightmare and then retaliation, very corrupt, and I’m very sick with toxic poisoning and , too much to type , I just can’t stand lawyers either. This entire property should be red flagged, so they are hoping I die, so with my fire claim, multiple water damages , huge ones Mike, and then, they both kept saying they couldn’t get a hold of each other. I’m an environmental investigator, but I went from 118 pounds Jan 2022, then literally after full evacuation and fire across my hall, I had lupus in remission and MSD, etc. but when I called the corporate office, they didn’t even know if a full property evacuation for 5 hours, like out of a die hard movie, so not my first rodeo fighting the corruption as I almost died and lost everything in 2016 with state farm and the property, and they were in cahoots too. Calif is rampant with pay to play. To judges, police, fair housing and mostly lawyers. So I want lawyers out of Orange County area. It’s bad Mike, sorry I’m s angry I’m going to destroy them, but I wasn’t sure if I should refile everything because basically they are saying, oh we never heard from you or property and then Propery douche bag , says I tried them so many times, literally months later and I just plummeted into edema, bloodclots,then toxic black water because they would not even bring in water fire restoration. It’s so by the fraud racketeering play book, but at least in 2016, I got out that night of fire, this time I ended up hospital and couldn’t walk anymore and started having seizures. I kept records of everything , but I might be blonde but the idiot actually had the nerve to think I would believe the6 just couldn’t get a hold of each other, and they don’t even come. This Erenters, linked to American National, all big monolpy. That’s who CAmden Proprty Trust has on their leases, so of course the evil corrupt mother f#ckers don’t want to lose Camden’s nationwide. So then they retaliate on me and filed eviction, when per my policy I should not even been in there the next day. By the Grace God I have trained 20 years investigating environmental toxins and slumlord and insurance corruption. So the6 kept dragging it out, then multiple falls , stress of fake fraud evictions while I’m literally dying and my dog now has tumor and toxic smoke and mold exposure. I’m still in here , because I used my 50 grand savings,then my car just happened get robbed and vandalized and I park in handicap. It’s so disgusting Mike, if the stupid relocation happened, then they would be rid of me, now I’m going to destroy them nationwide and in media, I just have to live. I just haven’t liked any of the personal injuries and premise lawyer’s because they need to come walk the scene. It’s disgusting. I just Pray, I need guidance, but this place is a Volcano that’s going to erupt.

    I had a water heater malfunction and my entire first floor flooded. Water all the way up to my heels. I have to replace carpets because mold is now present in the home. Any tips on how I should approach this? I’ve already filed my claim.

    Leaky pipe between floors that caused a portion of my downstairs ceiling plaster to bubble and burst. After shutting water off, should I do the repairs first and then call the insurance company or call insurance first. In the past many many years back, I've called the insurance company first and they then proceeded to send the adjuster over and then they sent their preferred service repair company.

      If the damage is under $5k I wouldn't file the claim. If it's between 5k - 10k that's the grey area
      And would depend on your financial situation.

      Also if you do repairs first the insurance company will say they were prejudiced by not seeing damage before your repaired it and it will be denied

    Our fridge had been leaking for months. We never go into our basement. We went down there & there had been water coming through the ceiling, drywall, trim, carpet, baseboards, ect. It looks like a terrible repair. Does insurance cover if they can tell it has been there for an extended amount of time although we just realized? Thanks in advance.

      "repeated or constant seepage or leakage" is not covered. with that said, there is a way around that....to answer your question no they won't cover it if they know it's been going on for awhile.....maybe your leak just happened a couple days ago ;)

      You don't know it was leaking for months, so sounds like a guess, you went in basement and found water leaking? Thats your date of discovery/loss

    In my case, i have a storage unit with flood damage. I'm a driver and I'm n a different state. Therfore I can't inspect the damage. I gave permission to enter my unit to access damage. They in turn sent me a list of things they threw away and re-boxed. Now I'm asked to submit a claim without my own acessment. From what I was told it was from a bathroom leaking. I believe the claim limit is $5k. Can I just cash out the unit??? Thanx.

    Should I allow my contractor for the buildback after a water damage claim to negotiate with the insurance company directly? Contactor is asking for me to sign that and that also to sign for them to get paid from insurance company directly after I pay the contractor my deductible. My insurance told me they send the buildback checks to the insured (me) and I suspect it’s probably for a good reason. Please give me your thoughts on that..

      I wouldn't sign anything with a contractor such as AOB or Direction to Pay. If they don't get the money you are responsible for the balance and locked into their contract. It can become a nightmare

      2 things you can't control: if you get dropped or if your premiums will go up
      Sounds like you might not have that big of a claim based on the question
      Anything less than 5k it wouldn't be worth filing the claim

    We just had a major plumbing issue that resulted in raw sewage raining into my basement sewing room. I have equipment and sewing machines down there that are contaminated because of moisture droplets of sewage. I have no idea how to go about making the claim or even what to claim. Will this rust my equipment? Do sewing machine repair shops clean up bio hazard or are they a loss?

      That's tough to say but I believe you could clean yourself with the right chemicals ...it shouldn't rust unless they were in the water for a long time

    Hey Mike, my water heater busted in my rental condo. It’s $2500 to install new flooring and replace water heater. I can pay it out of pocket or file claim. Any thoughts if I should file or pay out myself?

      If 2500 total cost, more than likely 1k deductible?
      Just pay out of pocket if that is total cost. Preserve claim for another day where you might have substantially more damages

      Usually the grey area is 5k to 10k
      Anything under 5k isn't worthwhile to have a claim against your record

    Adjusters are looking for COL.. that is why they ask. Was it sudden an accidental is another question adjusters ask. People get your plumbers reports photos and pictures of the damaged parts. This guy is a ding dong

      Hello Mr. Insurance Company Adjuster. The people know its adjusters like you who actually deliberately hurt people and don't pay their claims.
      Remember, public adjusters and attorneys wouldn't exist if adjusters like you did your job and paid the claim. Thankfully, you don't pay claims so yes we help people get money to fix their homes since the insurance company refused to pay the claim.

      From a service provider... Insurance companies are the bottom feeders leaving homeowners on the hook for damages that insurance companies promise their customers they'll take care of and then do anything they can to avoid doing so. Even after customers pay 20years if premiums. Mike and people like me hold insurance companies accountable to their promises to the customer.

    Saying "I don't know" is one thing, but blatantly lying to your insurance company is not recommended. Creating an accident to get paid is hard fraud, but trying to profit off of an accident by deliberately lying to your insurance company is soft fraud. This can lead to a lot of unforeseen consequences for the policyholder including being dropped and worse.
    If your #1 biggest tip for water damage is to lie to your insurance company then you are not in the right. You should educate your clients about what is not within their scope of understanding or judgment so that they don't say something incorrect which can slow the process.

    Thanks Mr. Mike really good tip. Im glad I actually didnt know, when the water leak started and how... But how do I handle my personal property? example how old should I say my personal propeerty is,? Becasue in most cases I dont know and I although I have RCV, I want to maximize my ACV....

      The older you state the items are the more depreciation they will take . If you have a TV that's 10 years old that you spent $1,000 on they will probably give you $100

      Awsome, thank you. But I have a Ham radio station were radio gear gets more expensive in many cases as it gets older. In fact I have transmitters from the late 40s and mid 50, s that are extreamly hard to find. Another good example would be those really nice stereo recivers from the 70s, like Onko, Panasonic, they too have increased in value.

The insurance company has had two people over to look at it and niether know what it is and have no technical back ground... Ill let you know what the resolution is when we get to it...
