My guess the problem is it is a corner lot and entire backyard is 10 feet from the street. That wood fence is new but they aren't allowed to make it tall enough. People in the street can see straight into the upper floor windows, balconies, and directly into the primary bedroom and guest rooms. And all the noise from the street is 10 feet from your backyard. Last owner was a Jonas brother and now Zedd a famous DJ so maybe tour buses with people sitting on top of the bus stopping and taking pictures of the backyard, open family room, and kitchen.

He should have just stayed at Benedict Canyon. Much better location than Encino, he had great mountain views and much more privacy.

He's young and impulsive. He pays top dollar and then falls out of love with the house quick. Hopefully it stops as that behavior has bankrupted many celebs. While he's not done well, he's also not absolutely crashed on his sales yet--- but this one likely will be.
He paid $16m for his Benedict Canyon house, sold it for $18.350m which seems like a win at first glance, but when you look at what the closing costs were on the purchase, were on the sale side and the real estate commission... the gap narrows to non existent. Additionally considering he spent money customizing that house. He broke even likely, at best made a couple hundred thousand.
This house sold for a very high amount to Joe Jonas, (who relocated to FL, so I'm not sure there was anything as nefarious as Arvin implies) and then sold even higher to Zedd. The value has not increased since Zedds purchase likely not since Joe's.
There are multiple comps in Encino including Zedds own $18.4m purchase of his brand new, much larger and nicer home which emphasize that this house is overpriced at asking. That said, similarly to his previous house, even if he got lucky and it did sell around what he's asking--- factoring in buyside closing costs, selling closing costs and real estate commissions not to mention any upgrades he may have done, the margin is slim.
When you address that it's over priced and probably sells for around what he paid for it. He's going to take a bath on this one to the tune of a couple million probably.
I watched this with my brother and both him, myself and you all have the exact same N0_1 reason why not to buy this home... It is amazing for what it is, but feels like you'd be buying into the wrong neighborhood.
The same reason he bought & sold his last property (3000 Benedict Canyon, Beverly Hills) - to make money! Being a celebrity, you buy it, live in it a little while, then sell it hoping that you get a higher price because of your name (ZEDD). He’s not the first celebrity to do it, and he won’t be the last celebrity to do it.
Of course ZEED didn’t do too well on the sell of that one!🫤
Arvin loves L shaped home because it reminds him of his own wonderful L shaped home

35% over valued for Encino, even if it had 2.5 acres of flat land.
Almost $18m for Encino? The house has to be special and this is just nice but not special.
I feel that the L shape design blocks the view and the Sun. I wiould rather add a third floor.
