The points you made about furniture - buying vintage Italian, etc. furniture - as well as the security issue on this property being a major issue - spot on with the recommendations. I don’t think I can live here myself, and I’m not even famous. I would be paranoid beyond belief that someone would just pull up at any point on the water. No matter what firearms I had, it was still sketch me out. Furniture is so important and I’m really glad you highlighted that. Especially getting into collecting vintage mid century furniture. Some of the pieces I have have gone up 3 to 4x easily. Also, unlike watches, there is no bubble on furniture - especially these classic mid century, all the way to the 1980s pieces - Italy, France, Spain or Scandinavia.
He has about a $4 million budget for his personal security, I’m sure his house is well secured as well as the the outer perimeters you have to understand the higher caliber man takes the threat seriously, unlike most common folk.

Great video, but I disagree a bit on the security issue. For someone who likes boats, being on the main waterway is terrific. Interesting yachts pass by all the time, there is movement and life. Being oceanfront to me is utterly boring -- it looks the same all the time, and at night it is just a black void outside. I understand the security issue for a celebrity however.
I'm always suspicious when people showcase all their "art" in homes. I'm even more suspicious when they showcase their cars. It's like what are you trying to distract me from...

I thought your analysis was spot on. The interior finishes are too dark, like out of the '80's. And the artwork is enough to make you throw up. Your suggestion about Italian furniture has merit, but would it really go with the boxy interior of the design? No curves or classic detail in the interior to be compatible. The house is border line white elephant given the location and design. And the furniture looks like high rise office furniture-no character or distinctiveness. Seen better in a Courtyard Marriott. My guess is that opening his home to the public for this video was nothing more than a sales pitch- having lived in the house purchased on an impulse buy, he now wants to unload it and talk it up. It's probably listed off market or has been for some time.
I live not far from there. And I’m very familiar with Bay Colony. That’s a great point lot but, the house appears dated and it’s too far to travel with a yacht. Anyone who owns a big boat are in Harbor Beach community or Los Olas area. I 100% agree the finishes aren’t up to par for a 20 million dollar property.

I enjoyed this video. The dark floors are not bad. I'm guessing they chose to go dark on the floors to mimic a Balinese style home reflecting on the architecture of the home. As for the furniture, I would have stayed away from chrome finishes and would have brought in more warmth through organic textured pieces. There is a way to mix modern and organic pieces, creating a calm luxury feel. Overall, great family home, great ceiling height. The landscaping is top-notch! As for the price, every home in South Florida is overvalued 😂❤

I agree about the finish and furniture. Patrick needs to hire an actual carpenter like myself to slowly and meticulously finish and refine the home to a pristine state. Instead of leaving the walls with cheap drywall, the home could feature a playful combination of wallpaper, Moroccan plaster, wood panels, and various woods to enhance the ambiance. For example, in his "thinking room," the space should reflect the painting he commissioned. He wanted a wooden floor, Victorian furniture, a bookshelf, and the acoustics and scent of a book-lined wall. If this were accomplished, it would truly be a place for deep thought. If I had his resources, that's what I would do. The kitchen, on the other hand, looks like it came out of a design magazine, and that's not a good thing. The kitchen should reflect the family that lives in the home and their needs. The marble looks like cheap quartz, and the cabinets have a cookie-cutter, mass-produced feel, reminiscent of something from China or IKEA. There's no uniqueness. For example, if his kids like to study or read on the counter, or if the family enjoys gathering in the kitchen to play board games, eat breakfast, or share popcorn, the kitchen should subconsciously convey, "This is where these things happen; it's a happy home." Right now, it looks more like a Persian nightclub. If that's the vibe he's going for, fine, but I think these modern builders are more focused on selling homes at exorbitant prices rather than putting thought and effort into making a home truly unique. Unfortunately, Patrick's home is an example of this; it screams new money.
i work for some mega wealthy people in the So Cal area. Won't go into names but very wealthy in Bev hills and Bel Air. I've seen houses the go for 20 million in the LA area that aren't even on this par and not even Sea front like this. I think it looks incredible. I do agree however the entire architecture is very basic and standard for such a giant lot. Just my opinion.
I love this home, but let’s be real! Location, location, location! Bev Hills and Bel Air are far more prestigious and desirable by the “old money” crowd and thus worth the extra coin!

Another enjoyable video, not convinced by PBDs schpiel but more importantly, how are you going to get to 50k subs by the summer if you don't ask to hit the subscribe button, turn on notifications etc?. This channel is a welcome and much needed balance to the often hyperbolic agents and RE guides tours but just scratching the potential so far. Good work developing the brand and format so far but anything less than 200k is a missed opportunity.

Great video, but I disagree a bit on the security issue. For someone who likes boats, being on the main waterway is terrific. Interesting yachts pass by all the time, there is movement and life. Being oceanfront to me is utterly boring -- it looks the same all the time, and at night it is just a black void outside. I understand the security issue for a celebrity however.
i personally like larger lakes ... its calm private and it allows for boating

I thought your analysis was spot on. The interior finishes are too dark, like out of the '80's. And the artwork is enough to make you throw up. Your suggestion about Italian furniture has merit, but would it really go with the boxy interior of the design? No curves or classic detail in the interior to be compatible. The house is border line white elephant given the location and design. And the furniture looks like high rise office furniture-no character or distinctiveness. Seen better in a Courtyard Marriott. My guess is that opening his home to the public for this video was nothing more than a sales pitch- having lived in the house purchased on an impulse buy, he now wants to unload it and talk it up. It's probably listed off market or has been for some time.

I live not far from there. And I’m very familiar with Bay Colony. That’s a great point lot but, the house appears dated and it’s too far to travel with a yacht. Anyone who owns a big boat are in Harbor Beach community or Los Olas area. I 100% agree the finishes aren’t up to par for a 20 million dollar property.

I enjoyed this video. The dark floors are not bad. I'm guessing they chose to go dark on the floors to mimic a Balinese style home reflecting on the architecture of the home. As for the furniture, I would have stayed away from chrome finishes and would have brought in more warmth through organic textured pieces. There is a way to mix modern and organic pieces, creating a calm luxury feel. Overall, great family home, great ceiling height. The landscaping is top-notch! As for the price, every home in South Florida is overvalued 😂❤

I agree about the finish and furniture. Patrick needs to hire an actual carpenter like myself to slowly and meticulously finish and refine the home to a pristine state. Instead of leaving the walls with cheap drywall, the home could feature a playful combination of wallpaper, Moroccan plaster, wood panels, and various woods to enhance the ambiance. For example, in his "thinking room," the space should reflect the painting he commissioned. He wanted a wooden floor, Victorian furniture, a bookshelf, and the acoustics and scent of a book-lined wall. If this were accomplished, it would truly be a place for deep thought. If I had his resources, that's what I would do.
The kitchen, on the other hand, looks like it came out of a design magazine, and that's not a good thing. The kitchen should reflect the family that lives in the home and their needs. The marble looks like cheap quartz, and the cabinets have a cookie-cutter, mass-produced feel, reminiscent of something from China or IKEA. There's no uniqueness. For example, if his kids like to study or read on the counter, or if the family enjoys gathering in the kitchen to play board games, eat breakfast, or share popcorn, the kitchen should subconsciously convey, "This is where these things happen; it's a happy home." Right now, it looks more like a Persian nightclub. If that's the vibe he's going for, fine, but I think these modern builders are more focused on selling homes at exorbitant prices rather than putting thought and effort into making a home truly unique. Unfortunately, Patrick's home is an example of this; it screams new money.

i work for some mega wealthy people in the So Cal area. Won't go into names but very wealthy in Bev hills and Bel Air. I've seen houses the go for 20 million in the LA area that aren't even on this par and not even Sea front like this. I think it looks incredible. I do agree however the entire architecture is very basic and standard for such a giant lot. Just my opinion.
I love this home, but let’s be real! Location, location, location! Bev Hills and Bel Air are far more prestigious and desirable by the “old money” crowd and thus worth the extra coin!

Finally, there is homelessness in every major city across America (Florida is no exception)! Florida has nothing on CA!

Another enjoyable video, not convinced by PBDs schpiel but more importantly, how are you going to get to 50k subs by the summer if you don't ask to hit the subscribe button, turn on notifications etc?. This channel is a welcome and much needed balance to the often hyperbolic agents and RE guides tours but just scratching the potential so far. Good work developing the brand and format so far but anything less than 200k is a missed opportunity.
