    Excellent explanation. He did put a lot of effort in analyzing the figures and presenting it. Most realtors in Dubai doesn't have a clue on the facts and figures

    This is a highly informative video, with real tangible insights and you’ve done the work. The slides were very clear and it seems like theres a tremendous upside opportunity in this neighborhood no matter which way you decide to invest.     18:38 to your point on "it's almost like someone is paying you to live in a beautiful house", I was thinking in order to enjoy the value of the full appreciation and ROE, it is assumed that the family will have to sell away that beautiful house they are living in to cash out many years later and downgrade to a cheaper house? Doesn't quite make sense to me? Unless it is assumed that the user's portfolio would have by then grown to having multiple properties such that his or her primary residence and real estate as an investment vehicle become 2 separate things.
    Otherwise why would someone downgrade their quality of living? The ROE or appreciation will just be a "look good on paper" and "feel good psychologically" benefit?

      You're right, the value will only be realized after selling the home. They wouldn't have to necessarily downgrade, cheaper doesn't mean worse. These properties here in the Acres are much cheaper compared to similar ready villas, and these are already looking much better than what's in the ready market.

      Also if the owner wanted to realize the profits without selling the home he could do an equity release from the bank.
