Put a long flower pot in front of the outside damage, use some caulk to seal it up and call it a day. Wait until you have to repaint the whole building before doing the repairs.

The pressure washer buy a Karcher Profissional. Lucky here in Europe stuff has 3 years warranty for domestic and 1 year for professional.. Is the same in the US?!

58X show winner F430 We never use a pressure washer except to spray snow foam ! they were made to clean concrete! should never be used on a car! we use only a low pressure garden hose ,flowing water to rinse sponge , grit guard 2-3 bucket method so dry in desert we get spots so use some rainX soap along w/ other Bilt Hamber sno foam is best as per professional detailers Real sea sponges ( they are BEST as per scientists and engineers of consumers reports will NEVER scratch and hold scads of suds ) they are sustainably harvested for over 70 years by old fashioned hard hat greek tarpon springs sponge divers ! you can even go out on the boat and watch them for $12 -cheap tourist activity ! ( well, better than watching paint dry ! ) LOL🤣

They make retractable garage door screens. Several of us in Michigan have these. They work Great!! Several open air bars use them as well!
