    I want to move there so bad!!! I really wish I could. Just somewhere north GA.
    I miss the Oregon winters and seasons, but I don't miss Oregon. I want to stay in the south. I hate Florida lol. I miss mountains and snow but don't want to go too far north by Canada. No crazy blizzards. Just nice snow. I love the solitude there. I'm in the country in FL and it takes 15-20 min to get to town. 10 to a gas station. You get used to it.

      North GA is nice for sure! Away from the hustle and bustle of the city life. Winters here are manageable.

    In Oregon it dropped -15 one year. You get used to it and wear thermals. Plus it's a dry cold out west.

    Just got back from Morganton last week. Looking to return possibly this fall or next spring to purchase either vacant land or a existing home. Will be in touch when that happens. IS there a site with the county's for looking up an address and view if permits were pulled and when. Here in Florida it goes by the counties permitting office and goes into great detail.       Hi Frank! I look forward to hearing from you to help you. The county tax assessor's website is the only site I am aware of, and it doesn't actually show if/when a permit was pulled. It shows a little history, such as the various sales, assessed values, and it will show accessory values. So if someone has gone from vacant land to building a house, it may show the date as an accessory value, or if they've added a garage, it may show that date and assessed value under the accessory value section. Its not super detailed, and not all permits will show. As an example, we had a permit to have our field lines extended for our septic, and that doesn't show on the county's website. Also, things like a roof replacement are not required to have a permit, so those will not be notated either.

      @@higherelevationsrealestate I was more interested in determining how sellers are coming up with their asking price. Example: Bought for 400k and 3 months later asking 799K. Were a ton of improvements completed and permitted or they throw a make me sell it number and see if it sticks. Of course vacant land is a little bit easier to determine.     How does this winter effect the lake levels for this spring?

      The winter itself doesn’t necessarily affect the lake levels. The TVA actually manipulates the lake levels throughout the year for various reasons. Taken from the TVA website - “TVA raises and lowers water levels in its reservoirs over the course of the year, generally raising them in the spring to promote summertime recreation, and lowering them in the autumn to provide ready flood storage for winter rains.”

      @@higherelevationsrealestate I had a home years ago in New York which was above or before the dam. Come fall the Black River Regulating district would lower the lake assuming the winter snowfall and spring rains would bring the lake levels up. They guessed wrong a few times and the lake never recovered till after Memorial Day.
