I think the old mansion was real at some point as the ghosts, that lived there, all have backstories, so its possible, that the mansion was revived/displaced in time, instead oft being simply conjured

You can say what you want Luigi is still a rich fuck. Even if the mansion disappears the money that you collect is clearly real since that is what decides what mansion/house Luigi buys after this whole thing and that is up to 5 times the amount the ghost mansion is worth.

Also he wasn't just stalling for time but to educate the audience and lay down the evidence to prove it ain't worth that much also the money Luigi collected would be considered seperated to the mansion which is why it didn't dissapear

So there’s one thing I wanted to point out canonically Luigi got a D grade mansion in Luigi’s mansion dark moon which for some strange reason is furnished with one of those leopard skin rugs. Just a small factoid that would throw the whole theory off.
