Well I recently bought back into the city and moved back into a vacant to value 4br4bath home at a good Sq ft and price for way cheaper than surrounding big cities in the Hanlon Park area , I have been blessed no complaints
Some of the homes I saw that needed rehabbing were right in the middle of a low poverty drug infested neighborhood. The community would have to get petitions signed to rebuild the community and get the drugs out. It’s going to take an entire village together. Especially near John Hopkins hospital..
There are hundreds of millions being invested in that area...it won't look that way for long

I wish that LIVE BALTIMORE would work with my NACA loan...It's funded through Bank Of America which is an APPROVED LENDER, but because NACA is listed as the broker they won't help me with the Coppin Heights DPA...I'm so discouraged, was going to move up from Upper Marlboro😟

Thank you for all the time and effort put into providing this content. I have been living in the county for the past few years, but look forward to moving back to the city very soon. I'm excited to hear about all the new developments happening in Baltimore BUT I'm concerned about Black folks who have been rooted there for decades being pushed out (gentrification). This is a critical time for Black legacy residents to stay in the city (if that's what they want) and for some of us who have left, myself included, to return back home. Building wealth aside, it's important for us to preserve the cultural integrity and legacy of Baltimore City and that can be achieved by Black folks STAYING in Baltimore City by way of home ownership.
This is SO important! We need you and so many more folks to move back into the city they love (& leverage all the grants, incentives, & programs to do so). It can't stay Charm City without us.

@@jamesway These homes cost hundreds of thousands to fix, literally I have been in some of these homes. No structural integrity or worth in saving, floors and walls basically gone. In the worst of neighborhoods

They would get more people to buy the houses if they stop charging people to move their cars on the other side of the street or be towed
That's a headache for sure
More can b done about that if communities r built & families owned their homes. That can b addressed as a collective. It should also come with a solution. I find that people often complain about what upsets them, but they tend not 2 offer solutions.
Just got one today
The issue of vacants cannot be solved by individuals buying properties to renovate. Renovating 1 unit surrounded by blight is not the answer. A nonprofit needs to buy a block, renovate, & sell. NACA could do this if they wanted to. The plan is not financially sound for most vacant areas. I don't think the city could any rehab work but they can do a separate Reno grant program for low income homeowners to allow them to remain in houses that are in disrepair and prevent further loss by minority families who don't have assets to pass on.

$50k is not going to be enough to rehab the home in most cases. I guess the bank gets involved when they take out a mortgage for the remaining repairs. Are people really going to be able to maintain the property, as well as the mortgage? I think this is a good idea, but the execution hasn't been thought completely through. Who's going to vet the contractors, handle the draws for the repairs, and hold inspectors accountable? Who's going to determine whether it should be rehabbed, as opposed to a complete teardown?

Those r all gr8 questions, but part of homeownership means ur responsible 4 ur property. That also means while programs r here 2 help people, people still have 2 do their due diligence 2 research these things. Networking works. We have 2 become more accountable. People don't learn when everything is handed 2 them. Help is gr8, but carrying some1 all the way is crippling. I totally get what ur saying, but we have 2 put the extra work n.

IMO, I wouldn’t risk moving to one of those neighborhoods. Or go through the hassle of remodeling, etc. Move to a Southern state. More land , less property tax, and no parking problems.
Legacy residents are not going to be able to afford the maintenance and upkeep. We will be back to the drawing board in a few years. Not sure what the answer is, but some of these things are not realistic nor viable to rebuilding the City of Vacants. How is a voucher resident going to afford a home when they are only paying a small fraction of market rate rent as is? That's not going to work, no matter how hard they want it. This is going to further expand the gentrification of Baltimore, so be ready for that reality. I'm a homeowner in Baltimore and I know how inefficient and incompetent City government is, so I already know as it is currently written it will not work.
I FBI k they are banking for phase 2 and 3 which are investors and non profits respectively but your right the average Joe doesn’t have 90k proof of funds in the bank let alone the acumen or professional stamina to navigate a construction process they need true hand holding from A to Zed

Idk. Naca may not be the best option. I signed up with NACA and they don't tell you that you have to pay them $20. a month for a year. MANDATORY. In sorry but if you gonna help the people than help the people.

You can only help the people so much, if you can't afford $20 a month, then you definitely can't afford homeownership
They also, put lien on your home and won't let you sell in some cases.
It’s not a matter of affording $20 it’s the fact that their flooded and don’t actually help people and if they do it takes years

Knock them down. People are buying these vacant houses hoping they catch fire so they collect the insurance which pay more than a house. To be honest cities like Baltimore my be headed to the Detroit route.

First time here. Hello, I, loved Baltimore, lived here over fifty years and what they're asking for homes are crazy. How much would this program cost? This all sound good and is there a class on this.? I, really need a home so yeah, I would live and stay here in Baltimore for shore....thank you for sharing. I remember when they started the 1$ houses by Old Town Mall.

The program hasn't been approved yet but I'm sure if it does, they'll be providing some education. In the meantime, maybe check out Live Baltimore.

The Dollar House program is NOT going to be the way to get onto real estate, if that's what you're waiting for.
It could be a pathway to homeownership but definitely not for investors
I don’t think it’s worth it. Who wants to live in it for a dollar ? These rules still needs to be adjusted . It will only be worth it if investors can get in .
The other thing is where are these dollar houses located? Well that new dollar house pwner catch a bullet the first day while trying to install new windows?
I think the goal is 2 rebuild communities. As much as many people want 2 invest, blacks r still way behind n homeownership. The program is a start. Ownership can change a persons mindset.

What are you putting in the homes for $ 150,000?. If people just need a basic home, white appliances, vinyl flooring, and 1.5 baths etc....I just recall growing up in Baltimore, people had basic homes and as you grew economically you improved your home. Very few started with stainless steel and LED pot lights. I just find nowadays rehabbed houses are just way over rehabbed for many legacy residents.
Everything. A lot of these houses barely have exterior walls, let alone floors. There aren't many cosmetic rehab properties that folks will be getting for $1. A lot of these vacant/blighted properties have been vacant for decades.

I wish I could buy a property for a dollar, I don't think I qualify for it, because I don't live in Md. Retired, but I lived and worked there in Md. in the past. Please refer me to a website or and or a class I should take, I've volunteered to Habitat for humanity, I've experience painting, plumbing, home repairs. Is there places, websites where I can find out if I can purchase, and qualify to buy a home to live in and rehab, I think you mention naca with properties? Rental properties I would like to get. I think these programs are really intended for people who want to LIVE there and revitalize the city, contribute to the local economy, etc. I don't think it is intended for people to grab up rental properties for their own profit.

This program has been done multiple times in the past and has failed, Baltimore needs to destroy those homes and sell the land, these homes are being sold knowing they will take hundreds of thousands to rehab and only value between 20K-100k resale value

Baltimore is not a good place to live unless you got money...I mean not living paycheck to paycheck... and then you have the crime this is very high but that’s because of folks who are poor and loss hope....

I'm Baltimore born, Baltimore raised and when I die probably being a Baltimore grave, The truth about these programs is just another white man's game..... All the low class People with dreams and the poor Blacks get these Junk houses with a thousand restrictions placed upon their heads in murderous areas , with bought and paid for Politicians and outrageous water bills and unwarranted property taxes.... In Baltimore !!!!!!! Wealthy White developers get first dibs on anything that makes sense in real estate.... In A few years when we look upon this disaster we can reflect upon this recent scheme....

What about Habitat for Humanity being one of the groups that come to the table to help with the construction, or Maryland/Baltimore businesses. It needs to come from those entity's that want to help build Baltimore. It's good business building up neighborhoods.
They're a great friend & partner of ours. I'm sure they're watching closely. Their model and process could be helpful
