    Thank you for all your valuable and honest(unbiased) info. You have already answered tons of questions for us. Wife and I are flying down from Alberta Canada, for 2 months in January. We hope to figure out a lot in those 2 months. We are winding down our small weed control business. We have chosen Oct.1 2025 to drive down with a 16 foot cargo trailer (30 years old) full of my small machine shop to continue designing my stainless steel art sculptures. I have a special welder that may be difficult to replace and many specialized tools for stainless steel. Our second reason for driving is to bring our 2 dogs and household items.
    1. Can I import my tools/equip and household as a visitor
    2. Can the 30 year old cargo trailer be imported or only visit.
    3. I understand my preserved, low mileage 2014 Tacoma will only be visiting and returning to Canada, as it is over 10 years old. Can my truck visit 90 days before becoming a pain in the butt.

    Can you make a video of the differences between buying property as a Resident/Citizen vs foreigner? Are property taxes higher for foreigners?

      Taxes are SUPER low. Like in the $100/year range. Not something to seriously consider for foreigners buying property. I'm not aware of there being any difference between tourists and residents. To be clear... residents ARE foreigners. Just ones in the residencia system of tracking and reporting. Citizens MIGHT have some differences, but I doubt it, but you can't choose to be a citizen so it doesn't matter. As a foreigner you get to choose between tourist and formal resident (and can go back and forth.) Which you are is not considered in a real estate transaction.

    My girlfriend works remote so that’s acceptable

      I'm using a lawyer. But, note that I'm doing my via investment, not retirement or similar. So mine is far more complicated and, hopefully obviously, I already have a lawyer for the business so it isn't an extra process for me. Businesses have a lot more steps. Unlike normal residency, we have a departmento function, national payroll and tax office steps to do, business inspections, department of tourism inspections and so forth. It's complicated. And there is a reason almost no one does it. Normal residency is super fast and easy. But a lawyer still makes it easier. But be careful, loads of people are reporting that the lawyers that they found that advertise these services are charging high rates, and are forging documents to make it faster and easier. Which might sound nice, and might be nice, but paying extra to make something that's already quick and easy "easier" is unlikely to have real value and at the end of the day, you live with having essentially bribed someone to commit a crime and you could be "deported" at any moment without notice as your residency would be fraudulent. If you want residency, you likely want it to be legit as well. So look for real lawyers, not ones advertising in English to potential expats trying to lure them in.

      @ScottAlanMillerVlog so you think if I try myself without a lawyer for pernament residency under pensioner, I should be good right. I'm getting all required documents apsolitled currently but having trouble finding someone to do the process for less then $1000 usd per person and we are a family with 3 children and two adults so that's crazy money for what seems to me a simple process, or am I crazy and should I get a lawyer, and keep searching for cheaper ones lol. We are newish to Nicaragua just moved from Colombia so the differences are astonishing seeing their you can do everything online I think I'm just a little attemedated.

      Coming from Colombia I don't have enough insight into the process to really know. You can definitely try on your own, but that seems like a rather high price for a lawyer for that many people for a pensioner process. As always, make sure you don't use an English speaking lawyer. Stick with someone known to locals and not known to expats. Avoid expats entirely for finding resources, it's too risky that the same bad people get recommended over and over again.
