Asking for discounts is a MAJOR red flag. The people who do this always seem to have the most issues....very difficult to please and they also complain the most. They also tend to give less than 5 star reviews. I usually respond by saying "Thank you for your inquiry but we cannot offer discounts at this time" and then, just in case they try to book anyway, I go into the calendar and either temporarily block those days off or temporarily put a rule-set on the day they want to start (like a minimum stay requirement) that causes the reservation to no longer be available and then remove those measures after a a day or so. If it is a discount inquiry for the same day I would rather lose that day then take a chance with a review of less than 5 stars. I did give a discount to a returning guest once. He was a good guy and the first time he stayed with me was before my price increase so I didn't mind. Save yourself a headache....don't deal with these people. btw....my price increase eliminated a lot of the types of guests that would ask for a discount in the first place! Saves a lot of headaches.
What a jerk move to report you for saying “pet” instead of service animal. You were just warning them about potential dangers. Smh. I really enjoy your videos, btw!
I just started to host people and as a pet owner I accept guests with dogs or cats, in my head I was imagining small pets and each time I receive guests with huge dogs
How about people complaining about wire coat hangers? Had a guest complain about this and also that we had too much equipment in our beach rental kitchen. Most guests compliment our kitchen as it is set up as we like to use ourselves since we use the house in the off season. I put guests who complain unreasonably on a do not rent to again list.
Just thinking of possible ideas here: Maybe just leave one cabinet/cupboard completely empty for guest use? And have the equipment put away in a pantry rather than out on the counter?
Great information! Question regarding service animals...how can an Airbnb owner be made whole if the service animal causes damage to the property? Can the animal owner be charged a fee for the damage or should an insurance claim be filed by the property owner?
How would you respond to: "Hello, do you offer a discount for military families?" I think such a question is just the same as and maybe a different formulation of asking for a discount? I think it would be difficult and poor policy to offer discounts for particular groups, extra verification and administration
Guest gave us 3 star just because we cannot allow them checkout late because we have next guests and we need to clean the room. Airbnb support cannot do anything about it 😅
I’d love to hear more about the pool heat. I am going to start my first arbitrage property with a pool that has a heat pump. No idea how to price it and what the costs will be. I am trying to educate myself via RUclips
Thanks for your great info! Curious as to when you do your inspection - before the guests checkout and in their presence? Or shortly after they checkout and leave?
Great video thank you. Do you have a particular hot tub manufacturer / model you preferred for short term rental? Also, I’m curious if you have a service or some type of automation that keeps your hot tub chemicals balanced?
I host in Rio. Almost never host Brazilians because they scam for discounts, often with carefully crafted disgusting messages. "I love your apartent. The price is great but the Airbnb fees are high". Its like a sport for them. I find it highly disrespectful and know that 90% of inquiries from Brazilians will never result in a reservation.
Hey Kylee and Steven, great video guys. Interesting about being careful with our wording; pet or service animal. You are the best. Thank you so much! About your question, I think it is Kylee?
Thank you for this content. Very helpful. I am very new in this and life in a country with some serious difficulties. Load shedding... Know what that is? No power for extended time .. 2 to 6 hours blackout. Sometimes 3 times a day. How does one cope with that if you running an air bnb 😢
I have a new host, I had a guest who bought her a big-size dog without notification. I didn't charge anything. because of afraid of a bad review. I'm one booking away from July's super host, But she gave me 4 stars because after that she noticed we have a security camera. I felt she purposed rated me for 4 stars because upset. Is this worth my effort to dispute her review?
My secure camera captured they invited 10 ppl for the photoshoot, I messaged her to no party allowed. I believe due to those message, she intentionally rated me 4 stars
@@fanzhang5497you should dispute the review and report her to Airbnb for not disclosing the dog and the 10 people, especially if you have stated No parties allowed

My jaw dropped when I heard a guest reported you for using "pet" in place of service animal (an obvious error). Incredible.
What's a service animal? Like a military pet?
I can't believe they told on her! People can be so small.
Would love a video about how and why you structure your business - LLC, S-Corp etc and how/if that changes as you grew.
great idea!

...service dog discrimination......that's awesome. Appreciate the tips folks
As a cleaning lady, I really appreciate how you keep them in mind when making business decisions.
Couldn't do it without them!

Answering this question in our Q&A video to be released tomorrow afternoon :)
I love all your advice! Thank you for posting ❤
Yep can I come early?
Thought your cleaning fee 25 dollars cheaper.
Woke up late trying to get out soon.

Always great information..
Just remember once we get our place done your invited to stay with us and have fun with the paddle boat wars.

We do a “perfection inspection” after the cleaners finish/before the guest arrives. Then our cleaners do the first walk through once the guests leave.

Hot tubs! what do you do for maintenance? I have a multiplex and wanted to offer hot tub for all guests...love your input on this!

My guess is Steven gives more discounts
Steven seems more likely for discounts😂
He wants those bookings! 😂

Consider a battery backup system, likely wouldn't need to be very big to cover a blackout of a few hours. Lots of RUclips videos about that.
the server can not find your arrival
Kylee looks like the one I would go to for a Discount ...... Let me know if I am a good read of character lol :p
Wow someone turned you in for saying pet😮? I have an emotional support dog and it wouldn't occur to me to turn a person in for saying pet.
