Love the video's. We just started last week. Great info. We rent out a room in our home. We have had positive responses to our photos which we took from our first 3 guests.

One of your opening statements and closing statements should have been part of your title. "HOSPITALITY BUSINESS!" I'm now retired after 22 years in the STR business and I find myself on the FB STR groups and most of the time I want to throw my laptop out the window. The massive amount of Owners/Hosts that have no idea what business they're in is quite frustrating. They seem to think that they're landlords. NOPE! And when you try to share some of your experience with them they get so defensive. They just should find another business tobe in. They complain about the most rediculous things regarding their guests! I vented! Great job guys!

If you were just starting out what would be the best advice to receive, especially since things have become a lot more competitive

Question: temperature settings on rentals? Recently had a customer dropping the AC to 60 degrees. Do you let renters just set it to their liking, Eve if excessive(and expensive) or do you have a minimum setting that you find is acceptable?
Love all your content. Thank you ❤

70 in the daytime, 68 at night is our minimum. We prefer to install thermostats with the ability to set limits. Check out our most recent video for an explanation but our favorite is linked on this list:

What are your thoughts on guests bringing in “service dogs” to a property that does not allow pets? I am currently hosting a group that decided to tell me last minute that they are bringing 3 service dogs hahaha.😢. I know by law you are required to allow it if they are service animals. Airbnb says on their policy that the guest is not required to disclose the fact that they are bringing the dog and also you are not allowed to ask for proof that they are indeed service animals.
So this means that any guest can potentially bring in any dogs they want to a property that does not allow it and get away with it without even paying a pet fee.

Yeah that’s a spot where our hands are tied as hosts! Most of the time people are genuine. We’ve only had one instance where a “service dog” caused minor damage to a property but we were able to collect reimbursement from Airbnb for that. One word of advice, choose your words wisely.. we mentioned in a previous video that we were reported to airbnb for using the word “pet” to a service animal owner. We weren’t even referencing their SA specifically, we just wanted her to know that it was a wilderness property and that we always let people bringing pets know that there are wild animals (snakes, coyotes) in the area so to be cautious outside. Apparently that was Service Animal Discrimination! 😬

@@kyleeandsteven Thank you so much for answering my question and also for the advice to be aware of my wording. So far everything seems to be going ok. I do hope that it doesn’t happen often, not looking forward to the cleaning up after they leave. Haha
