Our biggest concern right now is streamlined/accurate bookkeeping/banking structure. We have a bank account per property. Airbnb requires 1 default account where all extras and taxes remitted on our part (1 county we manage in is NOT partnered with Bnb). When it comes to taking our management fee out, transfering taxes owed from all properties within the county to another account and paying them, reconcilling accounts to ensure money came through, paying owners correct payout to a T, and all the rest that is involved is a major stress currently. How do you all structure your banking/bookkeeping system so that it is streamlined?? Thank you!
Cause with family we can be a little off and it be ok hahaha... but not with actual future clients. Been searching for a channel like yours for a while now!
Do you have a design tips video? Love the decor of your homes. who designs your homes? Where do you get your decore? Ours is super basic right now, the “decore” is just pillows on the sofa and the rugs, and a few fake little plants. Nothing up on the walls including no entables (im using some temporary tables in the main bedroom right now.

Hi - I'm so glad that I found you! I was actually looking for some 'accounting tips' and YT sent me to you. I heard you say something about Mission Beach .. Were you able to get all your MB properties STRO permitted? We have 1 that hasn't gotten a permit yet ... UGH! And we're still waiting and the thought of cancelling all of our bookings into/through summer is disheartening. (I still can't find clarification on "we can no longer accept bookings after May 1" or "you can't have any guests after May 1". Anyway - best of luck to you guys! It's nice to hear other mgmt tidbits. Take Care! (I just noticed on your website that you're also in Idaho! So funny - I work for a La Jolla company but just moved to Idaho about 6 months ago! - I just think things like that are funny)

How do price your management fees? Do you charge a monthly flat rate or hourly?
We charge a fixed percentage of gross rents
Do you need a real estate broker license to manage others rental property how do you do this?
