    Not in a million years i would invest anything in Viernam let alone real estate, the head aches and frustrations totally not worth it. Renting is the best way to live in Viet nam.

      That's why you don't want to buy anything without Ken. I bought in Portugal and the experience has been so horrendous I am only waiting for the deed signing and I am turning it over to n agent to sell. After my experience there, I could never live there. As a foreigner, I will only buy with a good lawyer. I won't even talk to anyone without a lawyer. BTW, Portugal doesn't compare with DaNang except perhaps Cascais.

    they don't tell you the dark side of owning the property.. corruption will be at your door once they find out you are a foreigner...or viet kieu....a couple of my friend find out the hard way.

      Ken seems like a nice guy, but it's impossible to own property as a foreigner in Vietnam, impossible. there are 10,000+ stories of property being seized by locals from foreigners, even Viet Kieu.

    Having lived in Vietnam for many happy years my advice for Westerners is to rent . Do not buy any property unless you have a Vietnamese spouse. Invest your money elsewhere for cashflow.

      @@duongglobalbusinessconsulting That's why you marry a Vietnamese woman who doesn't need your money or needs a green card to the states. If the relationship is meant to work out at that point it will then the chances of having things go bad is minimal. But if you want to be superman and get a girl and her family out of poverty while looking like the typical expat, it might not be the best idea to put it all in her name.

      @@jonwebb9022 exactly. If you have money and want to live in Vietnam, why not buying a house in the US. Rent it out. The rent money you get is more than enough to rent a nice place in Vietnam. Besides, renting will let you move from city to city anytime you want. And if you are tired of Vietnam and want to go back to the US, you still have a place.

    500K USD can buy 2500 sq ft house just about anywhere in US. On a more reasonable level, you need to show apartment that is way lower in price. EG: 63m2 Masteri apartment in Ocean Park Hanoi is under 170K. 500k USD will buy you villas at same location.

    These are good projects for promoters! They should be paying very high commissions to find buyers to overpay! Like maybe 10 or 15 percents could go to sales team because markups seem very big! maybe in 3 yrs you can buy direct from desperate sellers for $85k same unit, if the seller can even sell.

    if someone is considering to buy in Da Nang, they really need to go there and rent for a long period. I say this from experience. I was looking for an alternative to Thailand. However, I could only stay in Da Nang for a month before I left. I really disliked it immensely. The contstant horns of bikes and cars, the crazy driving, the amount of people there was crazy, the hustle from vendors that never ended. There are a lot of other things, but i wont list. I dont want to put anyone off, just show reality. As I say, before buying, please visit and spend time there. Vietnam is beautiful. However, Da Nang..........not so much.

      They use the honk benignly to alert and communicate with other drivers, if you don't like it in Da nang, you won't like it for the rest of VN, you better stay in Thailand.

      DaNang is more chill than anywhere in VN, but for far smaller places. If can't handle DaNang, can't live in Viet Nam.

      I’d suggest Quang Ninh Ha Long for you. It’s as good as any developed country, only cleaner.

    Hello Ken, I think it would be wise, for U to open up a "Tourist Guide Explorer," and a Simple Local Hotel," so that tourist like me and my family, can explore Vietnam with your Tourist Guide and also, can enjoy the scenery, What Vietnam can offer! Also, a place to stay, while visiting Vietnam. Places to eat, places to go explore, into the countryside. My sister in law, is Vietnamese. I think, she's from the North! Love the Food from North!
    Been eating it since, she had introduced us to the North Vietnamese food! Love Buncha Hanoi, Bun Thit Nuong dish and Pho noodles. Thank U so much! GOD BLESS

    The Nobu property seems like the bedrooms are small. Many units will become rental and the noise is that building will be loud with so many people moving in and out for their stay. Thank you for the tours and the camera work is great in showing us around very slowly. It's nice to see the detail and get prices.

    The Filmore Da Nang has nicer fit and finishings than I remember. I saw it 2 years ago and didn't remember the quality being this good. Also, 2 years ago, I remember them telling me there would be no parking. The price per sqm was too high for me. All of the new beach front properties are selling for less per sqm. You really need to do a bigger overview of Da Nang's real estate condition instead of just an ad for 2 projects. I think a lot of people want to know what's going on with all the new beachfront properties that started during the pandemic. I know part of the story, but I want to hear what a lawyer finds out.

    Ken, if your still in Da Nang, consider visiting my friend Duy's expanded new restaurant there called Flyburgers. He is one smart and very likable businessman. He is a Viet Kieu from Buffalo, NY. One amazing thing about him...he didn't come to America until he was 18, yet he speaks perfect English! For other great places, if your interested, let me know.

      Just a note to clarify for all. Viet Nam is an interesting place to visit... but there is no "retiring" in Viet Nam. You will be a tourist subject to visa renewals and trips out of the country every 90 days.

      Phu Quoc is good escape during rainy season but on long term is pretty boring, Nha Trang got nicer weather than Da Nang but not much to do... Da Nang overall is pretty much super well connected that's way is " perfect base " for many people to live in ....

    In my humble opinion, Vietnam needs to be investing in cleaning up their rivers and streams instead of investing in luxury apartments ordinary citizens of Vietnam can't afford. That river may look nice from the 25th floor, but close-up will most visitors cringe!

    Buying is easy, wait until you are try to sell it. Man, it is the horrible experience. As foreigner, it is a very difficult finding another foreigners to buy your property. Please never listen to the promises of renting, they often tell their buyer high rental income that they would laugh about when they are at home. If you believed me, go buy it and find out yourself.

    Where’s the sea view? From the clip’s title, I thought the building is on Son Trả beach district but it’s on Hai Chau district which is less desirable. Another excellent video from Kenny as he has a very good understanding of foreign/viet kiểu property ownership laws.

    Sales lady was excellent in explaining the detail. Should have a segment on ongoing costs, fees and potential unexpected outlay.

    $550/sqft on average is insane. I remember when I first visited Vietnam I was shocked at how expensive real estate was in relation to how much rent you could collect for that same home. For example a $350k home in Saigon that only rents for $300/month. In the US that $350k home would rent for at least $2000. I think this crazy real estate valuation has to do with Vietnamese experiencing generations of out of control inflation-- they would rather park their money in overpriced real estate rather than see their savings go to zero from currency devaluation.

    Prices all over Vietnam now are over inflated already. Only 5-6 years ago everything was so much cheaper' and now prices inflate more and more. In Hanoi and Saigon it's lunacy to buy because the cities are so polluted, especially Hanoi, that no matter how luxurious the apartment and the area are, you cannot spend any time outdoors (for example, as green as EcoPark Hanoi seems to be, the air there is as polluted as in TayHo, which is the most polluted in Vietnam. Really bad). Danang is not as polluted, yet, but it's becoming worse and worse from year to year. So cheap, yes, maybe compared to the US, but it comes with a STEEP price. And you can find waaaay cheaper apartments, like 1000$ per square meter, in Cambodia for example. Vietnam is simply not the place to invest.

    At the 35:15 mark, the Condo is 115 sq meters and later he estimates the price is about USD 5,000 per sq meter.
    So that is USD 575,000, which seems very reasonable.

    Ken does a great job on information for condos. Question do the recent changes against air b&b affect our investments.
    People looking at these opportunities like to see examples of down payments escrow fees mgmt fees and show the 6% fees HOA fees. Pleases think about this approach so you receive more business. Without these basic types of guides. Makes it easier to go to vietnam.

    Just wondering. I am born and raised and still live in Canada. My wife is from the Tam Ky area. After I married her in Vietnam she came to Canada . She became a Canadian citizen. Would she be treated a a foreigner or local or a mix. BTW . I remember being with my wife by that swinging bridge

    For retirement you don't need big space, but you also don't need big bill too. So if you buy a unit and you live in it for 30 years then sell to another foreigner, would the new owner get another 50 years of ownership? In Thailand new condos growing like mushroom and pricing does not appreciate.

    Great video and discussion but the math doesn’t make sense in terms of investment… if you take 200k and just put it in a CD on online savings you’ll get at least 5% of course that with rates high however even if u just put it in a index fund like the S&P your avg will be 8% not to mention any other high divined paying fund. So 200k @ 8% will net you 1600 per month and u can take that money and use it to rent a really nice place and have the flexibility without the headaches of dealing with hoa, renters or other. So although the property is super nice in terms of investment it just doesn’t seem worth it at those prices and the assumption that the property will double or triple over time is only hearsay and speculation could it yes but realistically once the newness wears off it’s no longer the crown jewel as there is always something newer and better that will be worth more while the new building now then becomes yesterdays news

    I was planning to buy a property in VN. Not any more. The laws can be changed at any time without warning.
    Foreigners are always in a BAD position. Rental is the best and safest way to go.

    Buying condo in viet nam is a good idea when you decide to lived in vn with a Vietnamese wife but When it’s need any repairs which their responsible they try to scam you because they can see you are foreigners or viet kieu … sad

    Is it true that real estate in Vietnam is a little different where the asking price is usually double what the market value is. Does that mean this condo might be able to be purchased for 150k instead of 300-500k?

    I bought an apartment for my viet wife. After 5 years we went Malaysia because of our childrens education. So want to sell the vn apartment. But cannot send the sale proceeds to Malaysia. Its absurd.

    All properties belong to the state enterprises, no one owns anything in Vietnam even if you paid for it. You actually pay for on a borrowed term, the government can step in to take your property when necessary for state functions, and though you can be compensate for it but not at current market value. It’s for the common good because all asset in VN “belonged to the people”, at least that’s what the official will tell you. Is it legal, in VN it is legal.

      Well, this happens in Australia too. If the government needs land to develop roads, highways or subdivisions then you’ve got to hand over your land, for compensation of course.
      So there you go, highly developed Australia is no different I’m afraid. 😟 😢

      @@kathleenlynch1961 that means you are not understanding how government in VN works, it is more similar to China, far from Australia (love Australia, beautiful). VN official reclaimed these properties to redevelop, then sold these high prized assets to the highest bidders usually in conjunction with foreign investment companies with a local government subsidiary as a joint venture to redevelop hotels and resorts along the coastline. And they profiting the money 💰into their personal account. VN political party is going through major changes due to all the recent real estate/stocks corruption and scandals. Although VN is a beautiful country to visit and the local are very nice to foreigners.

      I have spent a lot of time in Vietnam, engaging with the locals. I do understand how officials etc can go down the wrong path. This does occur in my country but not as extensive as in Vietnam.
      As I wrote, it happens here as well. Different countries, same type of greed occurring at varied levels.

    The prices seem to be getting more reasonable. 220k for 48sq m is not bad, but still not great. Vietnam got flooded with money when the China trade war sanctions started. Till the crash comes most of SE Asia is a better deal IMO.

    That's way to expensive, you can buy a bigger more luxurious apartment in the US for that amount. You can build a mansion in the phillipines and other retirement places for much less and live of the left over money for years.

    The first project , the apartment doesn't come furnished, comes with internal A/C, terrible idea from experience, the management at VinHomes gives 2cents about fixing it.
    Does it come with appliances? I feel like she didn't fully understood the question because these were show units
    Also what's the current occupancy rate?

    I thought Air B&B was illegal in Vietnam condos? you should mention what it’s like owning acondo there when the buildings full of short term rental tourists. Forget using the pool or gym. Even the lifts can be a challenge.

    Such a price for 75 M2 simply doesn't make sense whatever the lady could try to convince potential buyers ! For the same amount I can also get a very very decent apartment or a small house in Spain or even South of France in the Provence. Prices must be related to purchasing pricing power and it simply doesn't match with the Vietnamese GDP. Besides as for the location, sorry but nothing really outstanding. It's simply delusional. I am not surprised that the lawyer spoke about a real estate crash in one of his other videos. And as a foreigner you get only a lease on the land for 50 years!!! It's looks and smells and walks like almost a scam !!!

    Hey Duong, who 's in the right mind for Viet Kieu to buy any real estate in VN. I'd rather to rent and live briefly for where and when ever I like. Do not worry about commie's "sổ đỏ" or "sổ đen". I'm good to own properties here in Northern and Southern California and happy to keep my pension, 401k and roth IRA here in the States.
