$557,000...put the money in a 5% CD in an international bank. Gets close to 28K per year. Use 18k ($1500) to rent a similar or better place and still have 10k left. You also have the flexibility of living anywhere and not be stuck in one city. Just my 2 cents.
Land in finite especially nearer to the city center. The point of buying these are for long term appreciation in prices. Yes, u can put in cd at 5% or u can diversify ur portfolio and buy some real estates. If my grandparents thought like u we wouldn't have houses for my family in ho chi minh city. Just different ways to diversify the portfolio.

If you are taking about investment and diversification . Do you really invest in a condo in Vietnam vs buy a well diversified US/ international REIT, S&P 500 or international Fund?
@Helloyaayee I have all of the above. Some r winning, some are losing, some are holding prices. I'm no smart investor. I just like to have multiple things. I'm fairly young; I plan to keep buying everything I can and hold for as long as I can.
Your logic align with mine. I prefer ocean towns like Da Nang, Nha Trang, Vung Tau, Phu Quoc. Rent and you can move around. If there is a typhoon or flood in Da Nang, I just move on to another Vietnam city or near by county. Additionally, I don't need to worry about maintenance fee, repair cost, cockroach from near by flats....

As someone who owns places in sgn and have seen most of the luxury properties in sgn, I can assure you this is not representative of luxury condos in sgn. This one is in D1 so you’re paying for location, NOT space, view, or luxury. If I was spending 14 mill. My condo is way more luxurious and cost way less, but I’m nowhere near D1. If someone was spending that kind of money, I’d recommend Thu Thiem or Binh Thanh, minutes from D1. More space and spectacular views.

I live very far away but spent a good amount of money on interior decoration. My building also did a good job with the finishings. In my opinion, 14mil can get a lot, lot, lot more at Sunwah Pearl, Vista Verde, One Verandah, Lumiere Boulevard, etc. It would get you a lot in Thao Dien. It might get you something at The River or Metropole. D1 is extremely overpriced. In my opinion, HCMC neither have the public transport nor entertainment options to justify the high prices of D1. Also, like Bangkok, breathing in traffic fumes isn't paradise. People can get more rational luxury options if they look in D2, D7, and D9. We want to live in Vietnam. We really do. But if I was looking to buy, we would have to pull up stakes and move. Not that I have the money to buy but if I did, I could find a condo of equal quality and amenities in Thailand for half the price. Thanks for showing us this place, Mr. Duong.
Yes, you can a 2-bedroom condo in Bangkok for half the price (around thb 8,000,000). But, it won’t be in the CBD and definitely NOT equal quality. Not to mention that 2-bds in Bangkok are on average 67sqm, which is smaller than this one. If you want an equal match-up, you are looking at 13-15 million Thai baht, which is still more affordable but not half the price.

I’m not sure I want to live in those 8 mill thb 2 br in bangkok. I lived around phrom phong and thong lor in bangkok and 2 br goes for 2x that price, minimum. The condo in this video is way overpriced but bkk is not way cheaper unless you live far from the cbd.

It is interesting how in Vietnam a lawyer can also be a salesperson selling real estate. I have never seen that before. Is it because there is not enough legal work in Vietnam that a lawyer turns to selling real estate? How much will he make if he sells this luxury condo?

I once booked a 2 bedrooms airbnb at the Marq for $66/night for the convenience for my parents to stay in District 1. Great location and amenities, but dang the airbnb was a lot cheaper to rent than buying the unit.

@@user-kt9zs It was quieter around there and closer to families in Thị Nghè, Trường Sa, and Da Kao. They weren’t interested in being tourists, just walk everywhere and doing local things where my family have been for 100+ years. D1 has changed a lot but it still has some of its old charms, some alleys and buildings still look the same for years.

Lets say you could find somebody to rent it for 35tr/month, that's an annual return of 0.03% - I'd expect that the mean reversion in apartment prices in Saigon continues for quite sometime yet before investors step up to the plate.
Rents have gone up since the pandemic. Investors who buy these properties are not looking for profits from rent income.

Well, I used to stay in HCM and moved to KL for years now, and it's much better, for this kind of price, you get 1500-200 square feet in the center!. The price is ridiculous in HCM in my opinion.

I know it’s in district 1, but price is high for a cramped space. How luxurious can it be without walk in closet and rain shower, not to mention the awful interior resign! Wall color makes the place look smaller and too dark. Once you buy, you will stuck with it; apt is extremely hard to resell in VN or most Southeast Asia. Renting is much better and you can experience living in different areas!

$550,000 USD for that is way over priced for Vietnam standard. Quite affordable compared to New York, San Francisco, but $500,000 is equivalent to $15,000,000 USD. And place like that in SF/NewYork would not cost $15mil. Also, it is a 2 bdr unit, and top if off with $150 HOA. wow. That is a bad ROI. Better off renting nice units for those occasional travels.

The unit itself is not much different than many other new condos in the city so for many it will be hard to justify the price .

Perhaps your opinion but each owner has their own style. Buy one and you can design it the way you prefer.
One more of these overpriced locations in HCMC. Most apartments will get listed on Airbnb because they are not able to find long-term tenants. The last long-term tenants are being evicted because they have to share the facilities with constantly changing Airbnb guests. Same is happening in Thu Thiem where they, on top of this ridiculous policy, now established an "event area" beside the buildings, waking you up with bass drums at 6am.
You're obviously giving up A LOT for the location. It feels like a low-poly-rendered dark cave. Not for me.

I almost almost dumped money into this project. The presentation was excellent, but that's only because it was all decked out. RE is tough now in Asia, particularly Vietnam. People forget that RE has cycles..and we are just at the beginning of the downturn. RE is for living, not speculation. If you want speculation, crypto is a way better option as it has 1000% better liquidity. If this place drops another 20%, I would consider getting one to make it into a man cave.
These buildings are designed and build in such a poor manner with no idea of quality of life of any sort.They try to throw in some expensive appliance and try to justify a poor design to call it a "style" and pretend it's luxury. I'd put my money elsewhere any day of the week.

- Looks like there's no bidet on the toilet.
This place looks like a big, fancy hotel room. A cheap, 500-sq-ft apartment in the US has more natural light than this.

#2: Not meant to be impressive. Meant to be durable, easy to clean and match with the overall kitchen.
#3: Lights can be controlled. Video is not picking up brightness accurately. As for the glass door, this is purely aesthetics. There is no law or policy saying that kitchen cabinets should have glass door, especially with bauhaus design where items are to be hidden.
#4: Usually, there are no bidets in Vietnam's bathrooms, as water gun is used instead.
#5: Totally erroneous. It depends on orientation, time of the day and weather conditions. Similar to mediteranean countries, people are not looking for light. They want to avoid it as it gets too hot inside.

I’m a long term subscriber Ken and some property prices in Vietnam seem very inflated at the moment. When you can buy a modern luxury 4 bed villa with a pool in a lovely part of Thailand for similar or significantly less than this small 2 bed apartment (see the Thai House or Farang Homes RUclips channels), why would you choose the little apartment? Personally, I prefer Vietnam, though many would argue that with its well developed healthcare system and significantly cheaper property, Thailand is the more obvious choice. As other comments have mentioned, sticking to renting is the way to go foreigners.
All that "luxury" was nothing more than furnishings and gadgets you could populate any concrete cave with. They are merely chattels.The materials weren't exceptional. The layout was odd. The HOA was exorbitant....does the plumbing and power work correctly?
The only thing going for this property is its location.

30 % of building is foreign quota If this guy bought under his name he can sell to foreigners or locals .
It is a 50 year lease so if he sells to another foreigner and he has already lived there 5 years the new owners will get 45 rear lease .
He can sell to locals however it is not easy doing the paperwork can be difficult
