Tbilisi is a small city by most measures. Yet there is a huge degree of difference between the different districts and neighborhoods.
Drawing boundaries around the different neighborhoods in Tbilisi is not an easy task. While the 10 administrative districts (raions) are fairly clear, within those 10 there are dozens of ‘micro-districts’ that sometimes overlap and intersect, plus informal historic neighborhoods that people refer to by different names. Then there are nicknames on top of that, often based on the nearest avenue or metro station. Tbilisi is very safe and you can still find real estate at affordable prices.
In this video, Lika Tsintsabadze, Business Lawer, will share four of the best neighborhoods to live in Tbilisi.

A video like this would benefit from a map.
Exactly what I was hoping for😟
I had no idea that Georgia was so beautiful before this series started. Very impressive and on my list to explore / consider.
Just got back, strongly consider skipping.
@@mattball7074 What are the top 3 issues that you ran into?
@@masteropuppets5642 Poor. Driving. Politically charged.
Unless someone is a Georgian speaker, it's impossible to track with the monologue. Lika has a wonderful voice, but if you don't already know the names she's using, it's impossible to really keep up. People who just enjoy looking at video of scenic shots won't mind, but those who would like to get acquainted with the city won't be helped much. Please augment with text on screen that provides the spellings of important neighborhoods, buildings, etc. There was a little bit of this, but we could benefit from a lot more. Thanks!
I agree. I would have no idea how to spell the neighborhoods to research them. Thanks!
Agreed. I came here to say similar. I couldn’t fathom the names of the neighbourhoods at all.
Easy to listen and learn, when Lika is absolutely gorgeous!!
Thank you, Vlad.
I was recently in Tbilisi. I loved it. Also liked Yerevan a lot.
Wow, absolutely gorgeous…and so is Tbilisi 😊.
You know most of us including myself have no clue what it’s like to travel and discover that the rest of the world is very similar to where we live and don’t have any idea how beautiful the rest of the world is and Tbilisi seems to be one of them.
So many places, so little time. 🙏
I agree completely! If you can do so, I would advise you to visit multiple parts of the World and decide where you enjoy life the most!
Very informative! Lika is classy and beautiful as always!
Hard as shit to understand
Excellent video
Thank you.
beautiful city
Why are now 90% of videos about Georgia?
Its their marketing. Who else is strongly pushing for it?
Why not
Ty4 this 💌😇 is commuting by bike or e-bike safe and easy in Tblisi? Pls spell the places you mentioned so we look into it more. Thanks again 😇🌈💌🌹😍
What do you think of the area by Station Square since that’s where both main train stations meet. It’s about 10 minute walk tomarjansiville. I recently picked up and finished an apartment between station square and Marjansiville station thinking it will rent well on the short term market.
I have a technical question! Since foreigners are not allowed to own land in Georgia, when purchasing a residential property such as an apartment in an apartment building, do you then not also own a part of the land on which the apartment building exists?!
Why the sudden push to Tbilisi?
Thank you for the useful overview of Tbilisi districts. For buying real estate would Vake be convenient and appealing enough for Airbnb as well as longer term rental?

If You want Beautiful apartments, but not as expensive, and NOT trendy, just a good place to live, Try Didi Dighomi. It has the Most New apartment buildings of anywhere in Tbilisi. I moved to an older part of Tbilisi (Varketili) after 1 1/2 years in Didi Dighomi. The only thing I didn't like about Didi , was the smell of construction in the air because of the non stop building of new apartment buildings.
Varketili is a higher elevation and has lots of trees, so the air is Always fresh!
Thank you… what is the budget of sabortalo appartment?
Just looking her makes me want to move to Tbilisi.
my favorite is chrugheti/marjanashvili
So beautiful! I’m curious if owning a car is a necessity or if you can get around the neighborhood on foot or public transportation easily? Thank you for sharing your thoughts 🌹
I suggest to check the part of Tbilisi you're looking at. Traffic can be bad but the metro is fast and efficient. If you are near a metro station, then Tbilisi is at your feet.
Metro and buses v easy
@@mcata3625 thank you so much for the info

Love the Georgia content!
Thanks.
I started looking at apartments for sale in Georgia. Is the Gumbati group too good to be true?
Never hear about them. What kind of apartment you are looking for - ready ones or new production?
Does a person need to own a car in Georgia or is public transportation easy to navigate which makes a car unnecessary? Great video! Informative when considering Georgia as a residence. Thank you
Driving in Tbilisi is by far one of the craziest things ive witnessed. If you're from 'The west' simply forget about it.
BUT, how do you get around?
Are taxis easy/cheap?
Is there a subway/metro system?
Are there trains to move between cities?
what is the cost for each above in terms of $USD?
Reply
@@SCMJobs247 Theres bolt taxi that works and transfers around. Its affordable not to worry but its fucked up driving 😄
@@SCMJobs247 Taxis are quiet cheap comparing to other European or US cities. City has big subway system and cost very cheap.
How can I get in touch with your Georgian chapter ??
She forgot her own address..lol
I don't recommend toursit areas. They are too noisy and crowded.
Any suburb areas with metro station should be fine. Local guys care district name, but for me all areas are same. I can't find any difference by areas... Similar home, similar kebab shop, similar shopping mall, etc. All same!
My important criteria is FRESCO supermarket, because it offers quick meals
Is it a walkable city? The city seems pretty empty
Yes, I would say that most people I know here would call Tbilisi very walkable. From Gldani to Varketili, the Metro makes Tbilisi very walkable compared to European cities.
It is pretty much walkable as any soviet cities. I Soviet Union we had 4 cars for 254 apartments. So people used to walk and use public transportation
@@zeroh3049 Robbery is very low compared to Western Europe, etc.
There is a specific problem with some undocumented children harassing foreigners in a couple of highly touristic locations. They are not a danger, the problem is that tourists don't know how to act with these young kids and the police aren't able to process them
But in normal life, Tbilisi is much safer than Western cities. You can walk the streets at night and you don't need to lock your door.
@@calum.macleod What about bicycling? Can one get about on a beach cruiser? Will the bike still be locked up to a post when you return to it? 😁
@@barkingbandicoot Bike theft is possible anywhere, but much less likely in Tbilisi than in European capitals. Personally I wouldn't cycle around Tbilisi, especially if you're not used to Georgian road norms which can seem pretty crazy if you come from somewhere like Germany.
Hello Lika, thank you for another informative video. I’m interested to look into Tbilisi real estate and how NC can assist. I went to the Nomad Capitalist website soon after you posted the video and completed a chat form. Seems to have fallen into a void as I have not heard anything as yet. Is there an actual enquiry email address I can use? Thank you
"At the main street is Jajawasaldskfadshflkds Avenue." WHAT?
In italy 99% of people would need half day to find Tblisi on the map
In Tbilisi right now. Way cooler city than any cookie cutter city in Canada
I'm in Tbilisi at the moment and enjoying the snow🤣
@@souqsayara7644 snow is awesome today! I went to Signahi and it's gorgeous!
I find this channel has overrated Tbilisi. I came to Tbilisi because of this channel. I was recently there, currently in Kutaisi. The real value in Georgia is in the Nature, Mountains, People, and history. For me, Tbilisi is a pretty average city and prices right now are absolutely ridiculously overpriced because of the Russian mobilization. I would simply avoid going to Tbilisi until the conflict is resolved. It's a nice little city but there are definitely better options for your money. And to those saying "its still relatively cheap" - no it's not. Cape Town is even cheaper and that is a better city by almost every metric except excessive crime and power cuts. Even Istanbul is cheaper. Even besides cost, its still just an average City.
Got back from there today. I agree. I really really disliked there. Ill save details & like their banking but i think its a shithole that is gonna get way way more dangerous & authoritarian like old days. Its hard to come and go from there too (expensive). Id avoid folks
lol ya and Cape Town is of course more dangerous, just because its cheaper doesnt mean its better, is it worth save a few $$ if it ends up costing your life? of you end up becoming kidnapped for ransom because some lowlifes think your family must be rich, and they'll pay $$$$$$$$$ for you. come on, you cant be that foolish. also Istanbul is cheaper but not nearly as friendly people they're not as kind to foreigners, especially Christians,' because Istanbul is a Muslim country, so your points are stupid
@@JonHunter80 Its only one example. There are many more.
@@JonHunter80 That aggressive response is not needed by the way. If you want , you can Live in Tbilisi. Enjoy 😉 . I still stand by my points. I have lived in both cities and prefer them. There are plenty of other better cities as well, depending what you like.
Imagine implying that Cape Town is even moderately habitable
TSINTSABADZE? Azerbaijanian?
Georgian.
Is it easy for Americans to visit Tblisi for a month or two now? Is it better to bring a car? Are the Georgian people welcoming? Are most Georgian women attractive like Lika and receptive to westerners?
🤮
We all know why we’re here and it’s not cos we were gonna move to Georgia 😂
I don't know your motives, but I know plenty of people here who absolutely decided to move to Georgia. Partly due to issues in the old countries, and partly for the positive lifestyle that we find here.
@@calum.macleod Calum, you moved from Scotland?
