    I lived in Houston for 20 years and moved away for a job opportunity. I still have friends there and keep track of things going on in the city. I lived in Montrose, and my house never flooded. But as climate change continues, I don't know what will happen. My house has been torn down and replaced with a cheaply built $2 million McMansion where they bulldozed the elevated lawn which was five feet above the street. Now, there's just a garage and a door at street level, and I don't think they have much protection (I hate the new house and mourn my 1920's thick-walled brick bungalow) from a major storm. Houston is so vulnerable. I now live in the upper Midwest where we may get a blizzard or a tornado, but it's far safer than living on the Gulf or the Atlantic coasts. This place is booming because of all the people leaving the South and the West Coast. We don't get hurricanes, but the climate has drastically changed and now even we have flooding here on the Plains. Things are changing fast. If I lived on the coast, I'd sell my property now before it becomes uninsurable and the real estate market plunges.
