By the way, that place is dark and you forgot your flash light... Good thing you carry that damn camera everywhere. Well, I guess have a good night."
A few things, that glitch with being placed back in the office even after you died can happen on Nightmare 20/20 mode. It's a lot more rare, but it does happen. Though, when I experienced it (This was a while ago, so it's kinda fuzzy), it allowed me to move through the office, but I couldn't do anything. Like, I couldn't use the flash on the camera and I couldn't pull up the monitor. I don't have footage of this, so you'll just have to take my word for it. Also, with The Rat and Cat, just call one room on either side of the building, then go to the opposite side of the building and view one of the cameras. When The Cat starts in on the vents, all you have to do is call two cameras on either side of the building for a short moment. If he's in the camera you're always viewing, you'll easily see him, and if he's in the camera you're already calling, he'll immediately run off. This only works because it allows you to never leave the camera you are viewing, which means that The Rat can’t disable your cameras. (The constantly ringing phone gets rid of anyone in the hallway, so you never have to take your monitor down either. The Rat and Cat can’t actually disable the phone, so it’s free to be called for the whole night. I actually uploaded a video of this strategy, so if you want to see it work, feel free to take a look.
