    Buying flat in city vs land in outer is purely individuals decision.. Some people compromise facilities & safety for bigger living whereas few for lifestyle.. Only you know your pros and cons..       I think It's purely based on age who's gonna live. If you fall into working age say below 40yrs of age. Buying flat in city is best. If you're 50+ age then buying a plot at city outer is good.

    "took personal loan for 14L as we don't have enough money to buy", this blew my mind!!!!
    Please don't do emotional buying on real estate and motor vehicles. Think/Plan about home or home load only after completing these things,
    1. Medical and Term Insurance.
    2. Emergency Fund for 6 months family expenses.
    3. Few grams of gold, depends on which class you are.
    4. SIP for retirement plan or investment. You can choose any format like stocks, NPS, Mutual funds, postal etc.
    5. Minimum 30 to 40% cash or through gold pledge down payment of the house cost.

      hi sir.. i agree with you as said in the video that time i had no one to guide me so i have taken personal loan during 2020 to buy this flat.. i have shared the 4 years before incident .. at present in 2024 (when i look back )there were lot of changes happened in our life be in terms of our mindset and as well as our financial goal.. i took personal loan due to my poor financial planning.... now continually im fixing it one by one.. i will share in next video on our current debt status

    Good awareness video. Appreciate your openness. You have shown that you end up paying around 65 lakhs by end of your loan tenure. I doubt, after 20 years the price of your flat will be more than your total cost of acquisition?

    Buying a high-rise is a total waste. After 10 years, it becomes very difficult to renovate due to high operating costs and significant resistance from the community regarding demolishing tiles and bathrooms. It's better to go with a 2 to 3-floor building or, ideally, a villa

    Only positive to us flats prices are higher after Corona and even rent increased...

    The total cost is 47 lakh,
    12 thousand rupees.
    The flat rate is 44.77 lakh.
    The total value is a 30 lakh home loan
    and a 15 lakh personal loan (7.5 lakh each for husband and wife).
    Electrical wiring and other work, as well as covered car parking, cost 2.23 lakh.
    The remaining home loan to be paid,
    including interest, is 60 lakhs.

      I have posted a detailed video about my homeloan interest tenure.. if possible pls check thst video.. i paid pre emi for 2 years and after that home loan started .. it is for 264 months (due to repo rate conversion in between it changed to 30 years) as per system i need to pay 243 months emi is 26000

    I have also seen people fastly boasting "how i built a house without loan at 30 years age"
    This is very misleading because they got money buy selling of ancestral properties and got the landed handed over to them by her grandfather.. this is a pure lucky girl syndrome😂😂
    This is impossible for others and it was not a guidance video at all.

    I know it is emotional to get into this need of own house. Any new buyers want and accumulate min 30% of flat rate, then go for loan. Becusee next 10-12 years you are trapped with emi even though you try to close early. Note I paid off my flat in 7 years, what I learned is no more emi or loan. Debt free life is freedom

      Yes .. we found that 15lakhs house using no broker website on our own.. after finalising this broker asked us extra 1.5lakhs

    Hi sis .. good you did this video..many of them will be benefited..lots of cons than pros..better to go for a old flat or house or a rent house..becoz most cant afford and too much hidden charges from builder and bank side.. somehow by Gods grace ,you are managing but all cant do..i prefer to stay in a rent house and then start a small cap mutual fund for 15 years ..which will give 1 crore with an interest of 15%..builders are experiencef in marketing to sell a flat..the managers are trained well and paid well with incentives if they catch hold of a customer to book the flat..

      Also as you said if we buy a house ,we can stay without rent but it's not a very good appreciating asset as it doesn't beat inflation.. depends on area also..the payment is too much and UDS is negligible for high rise community apartments.. I think after 50 years ,it has to be demolished also.. your first decision of buying a old flat was correct..you would have saved many lakhs..I think that broker has insulted a lot ...that's why your family thought this apparment is best.. sorry if I hurted you..I felt how much you people struggled, that's why I told..

      You are right and yes we are doing SIP in MF. I have asked my husband to take care of it. Before 5 years we didnt have much financial knowledge so our wish to own a house become a life long financial commitment. Hopefuly this awareness will impact in next 5 years.

    Hi Madam. One important information for you regarding home loan. Are you aware of Parallel funding? None of the banks will never advise and explain to the customers about Parallel funding. They focus only to pluck more money from the customer by cheating. If you are not aware of this Parallel funding, please go and discuss with the bank from where you arranged home loan. If you go with Parallel funding, you can avoid PRE-EMI.

      hi sir .. you are right.. i first opted for this home thinking i will get benefit through pradan mandri scheme. that was one of the factor to choose this house. but later only realised its a sales gimmick.. the bank which i bought homeloan is also not shown any help or attention to avail it... to be frank it was a trap only... . as you said im hoping the flat value gets increased in next 3 years so i can decide on the best option.. its a life lesson i learned by paying huge..

I too personally recommend buying a own land and constructing it... but this process is lengthy and one person in the family should be always monitoring the process .. but we both are working so for people like us are opting flat purchase where the physical monitoring is minimal.thats the reason..

    You are right... Me too in 2019 was lukg fr a flat.. casagrand was 80 plus fr double bedroom flat.. n ofger flats wer all out of city .. very far.
    So i went fr a second hand flat.. cost was 50 and registration amount was 5.40 laks.. so total 55.40.. but im in omr near to office.. im not at all satisfied bcoz its 10 yr old flat n no amenities like swimming pool or gym ... 1080 sqft.. but still not very comfortable.. but wen i hear abt ur story.. thats too much 47.5 laks fr 1 bedroom.

      For me There was no proper guidance at that time.. everything is a learning ... space issues are there but i managed it with proper inteeior planning... at one point im happy because atleast i did an investment in an appreciation asset.... next time i will not be making this mistake
