If you're considering moving to the Tampa suburbs then I highly suggest you check out Valrico. A lovely established area offering great schools, affordable homes, lower taxes and a lack of high CDD and HOA payments. In most neighborhoods at least.
This video is an upgrade to my original video on Valrico Florida from 3 years prior, and shows what neighborhoods I suggest to look at first as they are very popular and have great reputations. Excellent schools are also on offer in Valrico and I discuss this in more detail.

What is the altitude of Valrico ?
It's sub-sea level. A few years back a new Publix was built at Bloomingdale and Lithia Pinecrest. The resultant flooding from poor planning had an entire neighborhood plagued with flooding and septic tank failures that had residents having to resort to buying travel trailers with black water tanks. It took almost a decade for the issue to be resolved!!!🚣🪱💧💧💧
Moving to Tampa this summer. What’s a few of the best middle and high schools? I have a daughter who will be going into 8th grade, straight A’s, honor student and athlete. I have looked at Niche and having trouble finding high rated middle school that feeds into a high graded high school.
Hey, FishHawk in Lithia has A rated schools from Elementary through to High School. I would check out both Randall and Barrington Middle schools there. Both have very good reputations. Newsome High School is the next in line, and is also A rated. Hope this helps.
If your moving to the south Tampa area stear clear of Monroe middle school I’m an 8th grader there and they don’t really care for their students and a really ghetto school

I've ived here for 32 years. Investors purchasing home and rented them out to section 8, drug dealers, rooming houses etc. The majority of neighbors moving in presently aren't desirable as before. The neighborhood is the same just undesirable people moving in. Crime has risen with the influx of purchasers and renters.

Haha, yep. It's all me. I wouldn't say Valrico has been affected by new homes. It hasn't changed as an area like Riverview has over the years. No doubt the extra homes bring more population to the area with added congestion etc, but anywhere decent to live in Florida has seen huge growth the past 7-8 years. It's continuing by the day too. Blame other states weather and taxes for that : )

Realtors and developers would sell their soul for another deal. KEEP OUT OF VALRICO!!!
Please Please Please - do not come! There is too much traffic and too many snow birds now! Riverhills is part of the problem with their residents speeding on Bloomingdale way above the 35 mph limit. Good luck on Lithia-Pinecrest - again congested with Riverhills and other over-building (Fish Hawk) South East of Bloomingdale. KEEP OUT!!! Valrico "used" to be a tranquil area - it is now a haven for out of character developments resulting from the sale of rural plots of land.
