    As a tenant, I really appreciate when my landlord does all of this.
    On my side, I have cats. The cats themselves have references from prior landlords and their vet certifying they’re good pet tenants, are up to date on shots, and there are no behavioral problems. The landlords I’ve rented from since doing this have all said this helped them feel comfortable renting to me. Just a thought.

      Being a landlord sucks! I am one, and be careful, cause there is A LOT of freeloaders/Bottomfeeders out there ! Starting an eviction tomorrow :(

    She said make sure you bring 3 keys. One you keep it with you and one you give it to the tenant and how about the 3rd. Do you bury it under the ground? . You bring one set of keys and you give it to the tenant. You already have yours . I ve been a landlord for about 12 years and the most important thing you must do is screening and you must get a copy of their license with the application, and not when they sign the lease as she said. Also you guys forgot to mention to give the tenant a checklist and make them sign that they got one. I also let them know that l m gonna make a video recording of the premises just to make them aware that we document everything. Also don't forget to go over the lease with them while they re signing and explain the different methods they re gonna use to pay rent and when the rent is due and what's gonna happen when it's past due. Also cover late fees with them. Make sure you get the check list back when they already move in, because it's gonna help you impose charges on their deposit if there are any damages when they move out. Also the video recording is important because some tenants will lie to their teeth about the damages being there when they moved in. Important make sure you collect 1st and last month security deposit because you re gonna need to cover some of your losses.

    The pest control company came today and sprayed, even though I had no complaint about bugs. They reported my apartment to the management for being messy. It is cluttered, but not like the TV show hoarders, Bathroom and kitchen clean--no dirty dishes, no food left out. Since when does a pest control company act as a spy?

      Have some self discipline and show yourself and the landlord you respect yourself and the place you call home that you’re renting from the actual owner!

    Can you get out of a fixed lease after a year? No current lease signing.

      As long as the lease is only for year, then yes. It goes back to the lease term.

    I was wondering if you could answer a question for me? I lived in a house this year with girls that made me feel unwelcomed and I was going to sign with them again but change my mind and now want to get out of the lease. I signed the lease but one of the terms of the lease is your have a parent co-sign and notarize it and send it back to the land lord. Well neither of my parents have signed as co-signers or notarized it and they haven’t sent it to him. So basically our copy would be the copy to have all the signatures(aka the official copy). Since my parents never signed the lease would that make my lease not complete and voidable?

      Hey Taylor! Thanks for reaching out. Although you may be able to get out of the lease on the technicality you called out, I would recommend that you have a strait conversation with your roommates and let them know that you've changed your mind and won't be renewing. Your call there, but it could be a good exercise in speaking your truth to others. I hope that helps!

    Now that's interesting, I guess New Jercey must have a weak rental market where landlords are inclined to create incentives to keep monthly rental payments up to date. I think a much better idea is to give each individual tenants a $25-$50 discount for paying rent on the first or before the first of the month, but on day two, rent remains unchanged. However, once the first day has passed, tenants are given a 10 day grace period, and at the end of that time frame, tenant is subject to penalty charge or late fee. I think that's a preferable alternative, and probably a far more effective incentive plan to keep tenants up to date with their rents, then to use an end of year contest to win a meager $25 gift certificate and picking a winner at random.

      Good tips! I really like the small discount for paying in advance. Money earlier is always better.
      I agree with your comment but I can tell you that this program was very well received by the tenants. It wasn't just about the money, people love winning things. There was more excitement about the competition than the winnings.

    doesn't matter how good you reach it if it's go going to be broken at school going to be booking and you still going to have to make them so make sure you take a pictures of every little detail and every little thing and every eye and cheek Watts that's all that matters doesn't matter what you put in the contract because they still going to be broken or so going to be broken trust me I've got one of the best boys and property management companies in the United States and it's still we still Vic people all the time should you be real careful it doesn't matter whatever you saying a contract think I'm break it or no pay it is not going to break it or pay you you still going to have to end up acting them so good luck you guys just remember you're raining human beans and they're all have problems we all do so good luck with everybody
