Rob Moore, the co-founder of Progressive Property started with negative funds, he was in ~£50,000 of consumer debt when he started buying property and now has a multi-million pound portfolio. Even if you have some funds of your own to get started, if you partner with other people who have funds to invest that are earning very little interest and give them a great return on their investment you can scale your property business very quickly. I have trained lots of students at Progressive who have little or no money to get started and they have gone on to build portfolios using other peoples money. People who are unable to borrow from banks have still managed to be successful in property using the Joint Finance Raising Blueprint we teach.
In order for me to kick off my property dream I realized I had to invest, loan, or inherit, of course, nothing massive to inherit on my part, the only option was capitalizing on the stock market and diversifying my portfolio. seemingly I achieved my dream with passive income.

Investing in property is great if you can gather a reasonable deposit for your first investment property - and a combined salary approaching £200k will surely help! Those of us on average incomes are unlikely to be able to afford to do so without taking on the considerable risk of remortgaging the family home, probably not a sensible option.

Terrific, however looking at prices in the UK , I feel this kind of "journey" of real estate is next to impossible , Anne is a dentist and married to a doctor ..so for an educated person ( a woman on a single salary) on average salary in the UK , to borrow and then all the new rules and taxes ... it's becoming really difficult if not impossible ..but a great video..tru I would not even look at this type of property ...I did not get how they went from just buy to let with no cashflow to getting some cashflow...but quite frankly banks don't lend so easily

Yes properties like this yield rental income really good unless your Tennent's decide to knock the rent demolish the place plus you get the £5k bill to go through the courts to evict them 18 months later. Good luck with that one.

Yes the secret is positive cashflow on your rental. Not easy to find unless you can innovate more than one income off a property Do you realise your success is the key when you buy. You started to invest at the bottom of a property cycle when purchase prices we're lower.
So true Geoff. We started when property prices were lower, but then rents were lower and interest rates were higher so cashflow wasn't as good then. We continue to build our portfolio now prices have increased and benefit frim a better rental yield and more affordable borrowing

Safe driving means both hands should be placed outside of the steering wheel on opposite sides. Your grip should be firm, yet gentle. Use your fingers instead of the palms of your hands and keep your thumbs up along the face of the steering wheel. Never turn the wheel while gripping it from the inside of its rim. Safe drivers also look ahead. Sorry, just a car guy interested in properties passing by.
If I have £100k but only buy 1 property for £100k no mortgage, and the property increases in value say 10% over 2 years and is worth £110, the profit is £10k but all my money is tied up in 1 property. Now... if I buy 4 properties worth £100k each, putting a 25% deposit down on each at £25k with a mortgage, and over the same 2 years your 4 properties increase in the same value, I will have made a £40k profit instead to invest a deposit on another property. Don't forget I will also be getting cashflow! Now to paying down the mortgage. This is a long term strategy. Keep repeating this process until you have enough capital appreciation (equity) in your first 4 houses to buy a property for cash. This is recycling your cash without having to acquire more for deposits. Is this the right way to do it without the BRRR strategy if I can't find properties in need of a refurb? Is this possible within 2-3 years?
This is not the way as you will be to highly leveraged. You haven't factored for empty periods, Insurance, non payment in rents etc. Best thing to do is start slow, if you have 100k buy 1 for 100k put 50% down wait 18 months then when it's rented and you understand the costs sink the other 50k into property number 2. then every time you get 50k sink into another property, you'll be less stressed and if property prices fall, you won't care as you're not highly leveraged.
@@andrewharrison3888 Yeah I agree with you, every body is different, I've gone 50% as wanted to keep the properties for future generations as was done for me so my strategy is to buy and hold in good quality areas. The money is irrelevant to me as long as I'm not losing money i'm happy for net worth to grow as I have a half decent day job that keeps me off the streets. If I was in the game to purely make money i'd probably just got 25% deposit and HMO with as many rooms as I can legally get away with. Otherwise the returns are not worth it.

Great video as usual. Over 90% of buy to let landlords own just one or two properties. Yet they still have to work as they can't make a living from property. And they still have to deal with tenants, maintenance, taxation and legislation. With our experience at Roscom Training we can assist in current issues and future growth.
As someone who has fallen on hard times and has to rent from greedy landlords who treat me like scum of the earth even when they get paid properly and have their property taken care of. In fact I leave properties better than when I moved in. I have a dog. It is almost impossible to rent when you have a dog. I have had to live in damp riddled property that has needed many repairs that I have done myself. The property I am currently in has been redecorated had new curtains and blinds, a hole in the bathtub repaired,floors repaired, door handles replaced and more. My landlord does not complain,why would they. My rent is high and it gets paid even through this pandemic. When I leave I will have to get a reference about how good a tenant I am from a slum landlord. I think they should also give references too. My message to landlords is treat people with respect. We pay a lot of money for the privilege. When the boiler needs fixed or a leaky roof needs mending you have the money to do the repairs. Just because someone rents it doesn't make them subhuman or stupid.
adopt me girl Most landlords barely cover the mortgage. Most landlords are individuals with one rental property that they struggled to save a deposit for but bought in the hope they might have a slightly more comfortable retirement. You fall into the trap so many tenants do of thinking all your rent is profit for the landlord when in fact something as basic as a new boiler can wipe out his entire annual profit. If you don't like the property you rent move. You can't blame a landlord for poor cosmetic details if you then continue to live there. And damp is almost always caused by tenant lifestyle rather than issues with the fabric of the building. Tenants hardly ever heat or ventilate properties properly because they resent the expense- but the byproduct is black mould, which they then blame the landlord for?!

Brilliant video, I have had a few in the past, got 2 at the moment, we are looking to keep going, would you recommend remortgaging your residential home and using the funds to purchase a few buy to let’s, I know the current mortgage payments would go up slightly on our residential property but obviously you are benefiting by having a few more on your portfolio? I have a friend that had one, rapidly grew in value, kept remortgaging, now he owns 38, most were 2-beds and he has converted them into 3,4 beds, he is only 40 years old,. Congrats on your success, it just goes to show, put your mind to it, you can do anything in life.

thats some sound advice with the pet theory. Tenants stay longer at the cost of your carpets later on down the line you walk with long term profit long standing tenants with not much risk. After all it doesn't take a dog to destroy carpets people are quite able to do that themselves. But as she said in the video the tenants with pets tend to stay a lot longer.

Very insightful. What type of mortgages should you take out with this strategy? And are you looking to pay off mortgages as soon as possible for the greater rental cash flow, or just use extra income to buy more houses and create multiple small cash flows?
Build a property portfolio in your own name. Invest in as many as you need to make up to £52,500 rental income. Then put as much as you can afford (£40k/yr maximum) into a SSAS pension, keeping you below £50k/yr and a low rate taxpayer. If you put the full £40k in your SSAS leaving you with £12,500 (your personal allowance at this time) to live on, you can then use the capital appreciation/equity that has built up over the years to top up your income, as equity is debt it cannot be taxed, giving you technically a tax-free income!. Alternatively, you could keep growing your portfolio for another £37,500/yr on top and be a low rate tax payer lol 50% of your SSAS value can be used to loan to a company to reinvest in property, handy if you have kids to pass your wealth down to. You don't have to wait until you hit the thresholds to do this as you could implement this strategy gradually depending on your personal finances and what income you need to live on, but this a very tax-efficient way to plan for your pension (and quit the rat race sooner if you want to) whilst making a passive income. This is the plan I am implementing to stick it to the taxman! lol. I have simplified the figures for demonstration purposes.

@@leonhenry7165 you really dont know what you're on about. unless you are making over £50k rental income with single BTL (which i doubt very much) you buy in your own name. Its about what tax band you are in. keep it under £50k and any excess you put into a pension up to £40k/yr that way you can keep buying more properties. All capital appreciation is tax free as debt is non-taxable

Investing in property is great if you can gather a reasonable deposit for your first investment property - and a combined salary approaching £200k will surely help! Those of us on average incomes are unlikely to be able to afford to do so without taking on the considerable risk of remortgaging the family home, probably not a sensible option.

Terrific, however looking at prices in the UK , I feel this kind of "journey" of real estate is next to impossible , Anne is a dentist and married to a doctor ..so for an educated person ( a woman on a single salary) on average salary in the UK , to borrow and then all the new rules and taxes ... it's becoming really difficult if not impossible ..but a great video..tru I would not even look at this type of property ...I did not get how they went from just buy to let with no cashflow to getting some cashflow...but quite frankly banks don't lend so easily
It is unrealistic and don't think it is easy peasy. People make things easy to sell courses.
All they try to do is sell you a course, they don't actually tell you how they got the money in the first place.
I must say, it's not everyone's cup of tea . You have to go in for long term. Also, you have to have interest/hobby like in the business , not just get rich quick tickets .
I agree, I feel like this was last generations gold rush. The way property is going doesn't seem as perfect an investment as it used to be. Harder lending, higher taxes , stricter rules, lower buying power etc.

So true Geoff. We started when property prices were lower, but then rents were lower and interest rates were higher so cashflow wasn't as good then. We continue to build our portfolio now prices have increased and benefit frim a better rental yield and more affordable borrowing

Safe driving means both hands should be placed outside of the steering wheel on opposite sides. Your grip should be firm, yet gentle. Use your fingers instead of the palms of your hands and keep your thumbs up along the face of the steering wheel. Never turn the wheel while gripping it from the inside of its rim. Safe drivers also look ahead. Sorry, just a car guy interested in properties passing by.
If I have £100k but only buy 1 property for £100k no mortgage, and the property increases in value say 10% over 2 years and is worth £110, the profit is £10k but all my money is tied up in 1 property. Now... if I buy 4 properties worth £100k each, putting a 25% deposit down on each at £25k with a mortgage, and over the same 2 years your 4 properties increase in the same value, I will have made a £40k profit instead to invest a deposit on another property. Don't forget I will also be getting cashflow!
Now to paying down the mortgage. This is a long term strategy. Keep repeating this process until you have enough capital appreciation (equity) in your first 4 houses to buy a property for cash. This is recycling your cash without having to acquire more for deposits. Is this the right way to do it without the BRRR strategy if I can't find properties in need of a refurb? Is this possible within 2-3 years?
This is not the way as you will be to highly leveraged. You haven't factored for empty periods, Insurance, non payment in rents etc. Best thing to do is start slow, if you have 100k buy 1 for 100k put 50% down wait 18 months then when it's rented and you understand the costs sink the other 50k into property number 2. then every time you get 50k sink into another property, you'll be less stressed and if property prices fall, you won't care as you're not highly leveraged.
@@andrewharrison3888 Yeah I agree with you, every body is different, I've gone 50% as wanted to keep the properties for future generations as was done for me so my strategy is to buy and hold in good quality areas. The money is irrelevant to me as long as I'm not losing money i'm happy for net worth to grow as I have a half decent day job that keeps me off the streets. If I was in the game to purely make money i'd probably just got 25% deposit and HMO with as many rooms as I can legally get away with. Otherwise the returns are not worth it.

Great video as usual. Over 90% of buy to let landlords own just one or two properties. Yet they still have to work as they can't make a living from property. And they still have to deal with tenants, maintenance, taxation and legislation. With our experience at Roscom Training we can assist in current issues and future growth.
As someone who has fallen on hard times and has to rent from greedy landlords who treat me like scum of the earth even when they get paid properly and have their property taken care of. In fact I leave properties better than when I moved in. I have a dog. It is almost impossible to rent when you have a dog. I have had to live in damp riddled property that has needed many repairs that I have done myself. The property I am currently in has been redecorated had new curtains and blinds, a hole in the bathtub repaired,floors repaired, door handles replaced and more. My landlord does not complain,why would they. My rent is high and it gets paid even through this pandemic. When I leave I will have to get a reference about how good a tenant I am from a slum landlord. I think they should also give references too.
My message to landlords is treat people with respect. We pay a lot of money for the privilege. When the boiler needs fixed or a leaky roof needs mending you have the money to do the repairs. Just because someone rents it doesn't make them subhuman or stupid.
adopt me girl Most landlords barely cover the mortgage. Most landlords are individuals with one rental property that they struggled to save a deposit for but bought in the hope they might have a slightly more comfortable retirement. You fall into the trap so many tenants do of thinking all your rent is profit for the landlord when in fact something as basic as a new boiler can wipe out his entire annual profit. If you don't like the property you rent move. You can't blame a landlord for poor cosmetic details if you then continue to live there. And damp is almost always caused by tenant lifestyle rather than issues with the fabric of the building. Tenants hardly ever heat or ventilate properties properly because they resent the expense- but the byproduct is black mould, which they then blame the landlord for?!
You think I am stupid. I understand a great deal about the side of landlords.

Brilliant video, I have had a few in the past, got 2 at the moment, we are looking to keep going, would you recommend remortgaging your residential home and using the funds to purchase a few buy to let’s, I know the current mortgage payments would go up slightly on our residential property but obviously you are benefiting by having a few more on your portfolio? I have a friend that had one, rapidly grew in value, kept remortgaging, now he owns 38, most were 2-beds and he has converted them into 3,4 beds, he is only 40 years old,. thats some sound advice with the pet theory. Tenants stay longer at the cost of your carpets later on down the line you walk with long term profit long standing tenants with not much risk. After all it doesn't take a dog to destroy carpets people are quite able to do that themselves. But as she said in the video the tenants with pets tend to stay a lot longer.

Very insightful. What type of mortgages should you take out with this strategy? And are you looking to pay off mortgages as soon as possible for the greater rental cash flow, or just use extra income to buy more houses and create multiple small cash flows?
Build a property portfolio in your own name. Invest in as many as you need to make up to £52,500 rental income. Then put as much as you can afford (£40k/yr maximum) into a SSAS pension, keeping you below £50k/yr and a low rate taxpayer. If you put the full £40k in your SSAS leaving you with £12,500 (your personal allowance at this time) to live on, you can then use the capital appreciation/equity that has built up over the years to top up your income, as equity is debt it cannot be taxed, giving you technically a tax-free income!.
Alternatively, you could keep growing your portfolio for another £37,500/yr on top and be a low rate tax payer lol
50% of your SSAS value can be used to loan to a company to reinvest in property, handy if you have kids to pass your wealth down to. You don't have to wait until you hit the thresholds to do this as you could implement this strategy gradually depending on your personal finances and what income you need to live on, but this a very tax-efficient way to plan for your pension (and quit the rat race sooner if you want to) whilst making a passive income. This is the plan I am implementing to stick it to the taxman! lol. I have simplified the figures for demonstration purposes.
A SSAS (Small Self Administered Scheme) is a fantastic tool to use when you are building your portfolio for all the reasons you have mentioned.

@@leonhenry7165 you really dont know what you're on about. unless you are making over £50k rental income with single BTL (which i doubt very much) you buy in your own name. Its about what tax band you are in. keep it under £50k and any excess you put into a pension up to £40k/yr that way you can keep buying more properties. All capital appreciation is tax free as debt is non-taxable
