I'm from Bristol, I live in Gloucester. I've lived in and owned or rented in every county between here and Somerset, maybe it's a west country ting, but I've never see too many estate agents all next to each other or in one place, maybe a few, but definitely not all
Whenever I see a house in my area, the estate agent says it’s full of viewings. You must have mortgage in principal ready as we expect over asking price on the same day. A few days later the house is gone at crazy prices in Manchester.

All of those properties are highly competitive; ideally, they should be off-market so that only you and the vendor are aware of the sale.
I notice you concentrate on the purchase and GDV but no mention of potential rental income. Given this will be a deciding factor on what can be released from the property at the end shouldn't there be a bit more focus on what cashflow can be achieved?

And that's why normal people can't find a house or a flat to live anymore, which is affordable and decent size. It's because we have turned the basic human right to accommodation into an investment game. It's disgusting to watch and to contemplate on the consequences for the society. I hope for a government to ban all of this nonsense that affects the whole nation.
that is a strange view to have - you want the govt to ban this? How about wanting the govt to actually build as many houses as they promised i.e. 300,000 per year. They haven't once done that in all the years gone by. Property is a numbers game and like it or not landlords are needed.
Since Investors are looking for below market value, any private buyer can get these houses if they have the funds, by offering more money for them. It's not a perfect system, but it's better than being allocated a flat to live in, even if you don't want too. Regarding prices, until more houses are built, the current prices will stay high. Supply and demand, the UK has over ten million more people living here than twenty years ago, but not enough new houses.
Yeah you can buy that house if you want to, as can any first time buyer. you need Landlord to invest money into getting back up to scratch.
I currently I’m renovating a property which I plan to rent out because it’s got an extension on the side. I’ll be investing £35-£45,000 into it.
If you can do that as a first time, buyer or even a family and good luck to you. It was there to buy at auction.
