  • If you are a real estate investor in Colorado, you should be ready for a challenging year managing properties and tenants in 2023. In addition to many new laws we expect to see passed, we also expect to see tenant delinquencies increase in 2023. At Grace Property Management we manage all types of properties; from Class A and high rents, to low-income properties; in different zip codes, different counties, single family homes and multi-family properties.

A proposed law in CO is up that limits the income qualifications to 2x the monthly rent (as opposed to the 3x normally used). Of course this is setting tenants up for failure as well as landlords. Please oppose this bill. Do landlords have any representation at all? If not, aren't we being taxed without representation? Can property managers get together to form a group representing landlords to fight against these poorly thought out bills and laws that politicians think up?

Thank you for your efforts in preparing a very informative video. I am a landlord with rental properties in Michigan. One of your opening remarks was essentially why we should expect to see an increase in delinquencies in the state of Colorado. With the possible exception of legislative action in Colorado, I thought everything you had to say applied with equal force to my Michigan properties. I think we’re going to see delinquencies going up throughout the entire country, not just in Colorado.
