  • Hi Guys!
    Walking you through my quoting process on a 5 acre site, my friend has under contract. Before the purchase we need to know the basics;
    -Whats improved land access cost?
    -How much is wet vs buildable space?
    -Where are the utilities coming from?
    From there we draw an assumption on the lands total cost and compare it to others in the area.

    In missouri where property in 2500-3000 an acre it is wild for me to hear these land numbers. We can get fully cleared land for 5-8k an acre

      @@thedubdon9586 buy as much as you can. A cow is about 1 oz of gold $2,400 normally is. So when land is about 1 cow per acre that’s a bottom. Buy

      @@OnSiteTrav I'm hopefully starting paperwork soon on 40 acres for 84k. Very excited. Lots of work to be done, but it's the best deal I've found and me and my wife are jumping on it

    50 K an acre is 1000 dollars a year property tax per acre. That's totally nuts. I have a 5 acre lot I was going to build on, 2,000 an acre. Trouble is the idiots have flooded in to bid it to the stratosphere. The utility paid to put the lines in. I am seriously thinking of turning it into a nursery if I don't sell it or build on it. Might as well profit from the surrounding development, right? I never needed massive equipment for clearing, I just used my little Case 450 dozer and Bobcat 843.

    Back in the 50's my grandfather was talking how he almost bought 1000 acres in the area that is known as Wellington Florida for $325 an acre... he said he came to conclusion "this is a bad investment, who would ever want to buy swamp land?!"... hahaha! We would be rich now if he would have!
