Back in 2007, during my time working in real estate, I witnessed people purchasing newly built homes from builders with the plan to sell them before the closing of escrow to another buyer for a profit. The crash hit hard and fast, and I vividly recall many of these units ending up foreclosed upon, with the builder's plastic still covering the carpets.

The fact that hedge funds and private conglomerates were even permitted to purchase any sort of residential single family homes in the first place is absolutely crazy. Consider reallocating from real estate to other reliable investments like stock, crypto or precious metals . Severe recessions offer market buying opportunities with caution, as volatility can yield short-term trading prospects. Not financial advice, but it may be wise to invest, as cash isn't ideal in this period.

Back in the day. I and some friends dabbled in the human trafficking game in Tijuana. We would be amazed on how many illegal immigrants they would let thru. I have personally seen, boder patrol, call off catching a group of illegal immigrants. I know of a CBT Agent that just smiled and let us thru. It's amazing what some officials know. It's not that dark or cynical in my believe. I don't think that an "agenda" is being pushed. I don't even believe that they even are aware of the situation. I believe it's a "thought" and it's affect. Someone just "thought" that it would be nice to have cheap labor. Friends just hanging out. Having a, whatever, conversation about how much money they save. Another random person, has that same thought because he needs help with the lawn. That person that is hiring cheap labor can be someone with some power. His, also powerful, friend also hires cheap labor.. It all trickles down and it comes to a point that a "thought" became an action. The government know about it but not really. Shit happens 🤷

@@strangestecho5088 It has always been a political issue and housing here has been very expensive for over a decade. This was because of several factors like the outrageous amount of time it takes to get a permit, building regulations that continue to get more complicated every year, labor shortages, the huge amount of taxes developers have to pay, material price increases and interest rate hikes. But those problems are being completely overshadowed by the newest/biggest problem, massive migration. Canada grew by 1.2 million last year and a little over 1 million this year just from migration alone.
To house these people and to make up for the existing shortage we need to be building at least 400K-500K units a year and we are currently building less than half of that and the housing starts for next year will be much lower because builders/developers are pumping the brakes and shelving projects due to the economy/interest rates. If you think housing is expensive now just wait another decade, it will be at least double what it is today.

Place is worth at least 2 million today, probably more like 5. This is a guy that worked in a factory, lucky to pay rent now if you have a family. Even my dad who left school at 13 brought his first home at 25 and worked at the same place, we had holidays twice a year, 2 cars, always food and clothes etc etc. So yes boomers had it the easiest out of every generation. So funny about Boomers "having to be right." I'm a Millennial, and moved into a pretty nice HOA. The old ppl who want to argue are fucking shocked when you correct them, and want to rely on their tenure in the neighborhood.

"I've been here 30 years," he said again.
"You've been here 30 years, and you are wrong. Both can be true."
He then went on the HOA Facebook to rant about how young people have no respect. The echo chamber was loud, and he doubled down, so I said, "you can't threaten to run me over, say you'll poison my dog, and not know the rules to your neighborhood, and think I'll agree with you."
When he posted his next post (worse than the others) i said, "I am calling the police to file a report."

The don't-rock-the-boat solution for a republican politician is to grandstand against open borders (regardless of whether anything happens), and maintain a anti regulation platform or simply not make laws that would sink restaurants and constructions businesses. The business owners don't have to pay the republican politicians for it to be bad for the republican politicians to sink business owners. The voting public is as much at fault for having such broad, blunt, simplistic philosophies as being "pro-business'", "closed borders", "anti-regulation", "free market".

I have a personal experience: in 1992, I worked for a owner/operator of a carpet/linoleum installation company, he was super smart and super talented, dare I say, the Picasso of carpet installation, I observed, I watched, I asked questions, I educated myself....fast forward to 1999, I'm in Los Angeles and my friend Rocco was involved in real estate. He had keys to many homes, huge homes, one step away from full mansion status. Inside, I noticed freshly laid carpets. I went to the center of the room, bent down and pulled the carpet up almost 4-5", meaning a power stretcher wasn't used. That is shoddy workmanship. My point is you get what you pay for.

Almost all roofing contractors use illegal immigrants for labor. The hedge funds aren't looking to sell the houses they're looking to hold onto the properties to use them as backing for more loans. That effectively takes that house off of the market forever.
And there's only a limited number of single family houses in any given area.
