    The knowledge drop starts around 3:52 and I agree with some of the other comments here, these vids from master inspectors are just incredible but I think inspectors struggle with the rare things. I would love to see some of these guys looking at boilers, split-systems, heat pumps, oil tanks, oil fueled.......anything, category 2 & 3, geothermal. You get it

    This inspectors are inspecting more than is required. If the unit is not working recommend an HVAC contractor.

      It's better to know more than you need to. Remember, the Home Inspection Standards of Practice are the absolute legally minimum standards that an inspector has to follow. Most inspectors learn more in order to do more than just the least legally permitted tasks.

    We are not HVAC technicians, we can check the air filter size and condition of the unit housing and furnace for (flame color) and test for visual components and insulation on the lines and make sure it functions in the heating and cooling modes. Follow your states standards of practice and don't make a simple task and E&O nightmare.

    How long does it take him to do the HVAC inspection is that all he does? Hasn't gotten to the HVAC inspection after 30 min.

      During a home inspection, the inspection of the HVAC system should be about 20 minutes.

    Too much information he is not a realtor he is an inspector inspect the HVAC system and move on. No house is going to have air return in every room too expensive to install.

      Not necessarily. It's up to the builder and architect.
